Since May I have a rusty hob and splash back, a hole in the backdoor letting in cold to the lounge, an insecure front door, a scratched kitchen cupboard and a cupboard off which fell off and nearly broke my foot all since May. The company is a joke they do not care. My house is worth 440,000 on paper zero in reality. Do not listen to the promise. I have workers and trades on site still that makes it worse.

Kitchens and bathrooms are of a good spec and both ventilate easily. The floors are Amtico and both wear and clean well. Airvents in the ceilings keep dust to a minimum and help ventilate at night in the summer. Concierges are available 8am to 8pm which is excellent for getting deliveries. Two lifts in my section of the development so easy access for prams/wheelchairs.

Good points: - acceptable aesthetic inside and out, a reasonable spec for the bathrooms and kitchens - nice terrace if you're on the first floor - concierge is nice Bad points: - workmanship is terrible, the construction team were rushed and inexperienced. - access to the communal terrace for any apartment not on the first floor is through an unfinished staircase in the car park that is difficult to find. - access doors keep breaking (so far averaging at one every month) leading to burglaries. - confusing and sometimes incorrect signage, new people/delivery workers can never find the exact apartment. - doorbell is an app that sometimes doesn't work, ringing apartments requires scrolling through a big list. One-off issues we've experienced in just TWO years: - At least 4 sewage floods (2 directly affected our apartment). Residents were blamed, but plumbers confirmed they was due to construction waste being swept into pipes. - Heating outages (several days long) due to the communal boiler failing several times. - Heating outages due to poor spec units in apartments that get stuck leaving you with no heating. - LED lighting failures in kitchen (poor installation confirmed by electrician) - Gates on terrace not shutting because wood keeps warping (3 repairs carried out and counting), these smash around in the wind and keep you awake. - Not enough bins were ordered so we had several rubbish/recycling pile ups, council had to step in and tell the developer to provide more bins because it wasn't being cleared (health hazard). - Pigeons roosting inside balcony ceiling, it rained pigeon faeces dust when you were on the balcony, this was repaired. - Floor isn't level (they didn't level it properly) so water pools in large areas, we found this out while sewage was leaking out of the shower and spreading across the house. - there have been several bike thefts, and parcel thefts are common. - leaks in the gold window balconies. - electricity meters were incorrectly assigned and it has taken EON about 18 months to fix most of them, our flat was assigned a second non existent meter for a while. - initial bills from heating provider (communal boiler) came very late which was a lot of money to fork out in one go. TLDR? Sewage leaks galore, if the flat hasn't had a sewage leak yet, there is a possibility it will happen to you as builders waste was swept into all the pipes.

Cannot believe the amount of issues in the development! And the management company KFH are useless. Very bad quality, draughty windows, floorboards coming up, radiators falling off walls, flooding, mice, pigeon infestations and a complete neglect from Crest or KFH to take responsibility.
