The overall development is ambitious and we are delighted to be part of this journey. Experiences are a bit hit and miss. We have been let down by the appalling service from our developer, issues with our home and the ongoing works taking place to rectify problems that should not exist. We don’t have pavements, no street lighting, constant construction traffic and speeding from those using the empty roads as a cut through. My advice would be to wait another 12 months before buying but keep an eye on the location – Houlton promises a lot and will deliver once the developers disappear. Crest Nicholson Midlands should be avoided by anyone looking for value, quality, or those expecting to actually live in their home for the first 10 months after purchase.

The Houlton development as a whole is exciting and a superb place to be living. We have shops and a good range of amenities within 5 minutes and more on the way, including a Coop supermarket and two new schools. Lots of green space, wildlife trails and picturesque views make this a lovely place to live.

Please share one thing (or more) which you wish you had known before you moved in:

Site plans changed without consultation. The plumbers used by Crest didn’t complete a single job correctly, leading to 3 flooding issues and counting. Our driveway would be used as contractor parking, Crest have no interest in looking after their new build customers – every issue is a hassle and not once have they apologiesed or expressed any concern. We would not have purchased if we knew the exoerience would be this bad.

What is the best feature of your home:

Design, layout, kerb appeal are all good. The spaces we have created are superb and all credit goes to the designer and architect – our issues are in the poor execution,

Many different house styles in the area and it is attractive. There are green spaces and walkways which is nice around the estate, feel like the layout has been thought through. However, there is a management service charge fee, £300 a year, which I don’t believe to be value for money, as the grassy areas are often neglected, paths sometimes closed and keep in poor state of repair. Many of the roads also have not been surfaced which is frustrating and has resulted in punctures!
Crest Nicholson, the developer, have been reasonable with their customer service. Snags are expected with newbuilds and there were some, including a leak from boiler through the ceiling, however, these were generally dealt with promptly and fixed.
More facilities would be welcome, the co-op was delayed (partially blamed on covid, however house construction did not seem to pause for very long) and the plans seem to have changed e.g. community hub close to my street from original plans of area no longer seem to be happening.
There is a community hub and facebook group where people organise community events, particularly eg. around Easter, Christmas which is nice and everyone is friendly – a nice community spirit

The estate is new and so whilst current there aren’t many facilities, I understand there are more upcoming, with co-op and nursery currently being built (the shop was delayed, which is a disappointment, but will be good once open). There is a lovely cafe, the Tuning Fork, on site and a nice play park.
The park leads up to hill with large field and eventually leading to the canal/Hillmorton locks although current construction has seen this closed off for some time. Handy transport links as close to M1 motoroway/A5, and still not too far from town with the Link Road. Street is relatively quiet although some construction traffic still passes and roads not yet surfaced even after almost 3 years living here.
The community is great, mostly people are very friendly and there are classes and events at The Barn facility, a small local hub/hall

Check all rooms straight away for snagging issues, however small so that many can be resolved together

If there is one thing you would change about your flat or property what would it be:

Different garden layout with more patio provided and there is something with the vents where when it is windy, there is a knocking noise which can be heard in the bedroom

A perfect family location to call home

Houlton itself is a great development. We currently rent with Crest and are purchasing with Morris as we prefer the build style and location. Since moving here, there have been some changes for the worst, with modular homes being built towards the front which are not in keeping with the other builders and stand out. We love visiting the tuning fork, the school is ideally located and our eldest is fortunate to have received a place in the secondary school ready for opening. Any new build estate has challenges and sometimes it gets muddy, but they do try to keep on top of it. We have had little to do with the property management side as tenants we don’t do so however have signed up to the guidelines for our new home. There are some challenges and teething problems but ultimately most get resolved. The gardens are a challenge whichever builder as the land is full of clay so our garden becomes water logged throughout winter. Overall, we are so proud to live in an amazing new area and can’t wait to spend a long time here with our family.

Having rented on Houlton for 2 years, relocating 120 miles, we have now purchased our home here to be built late summer 2021. We were attracted to It immediately. We needed somewhere central as we both work in supply chain, we needed a primary school for immediate use with future need of a secondary and the primary school, St Gabriel’s is brilliant. We have huge open spaces along with cycling and walking paths. Transport links to London and other major cities are really good but to get from here to Rugby can be challenging as we still don’t have a bus route. Our road is great, neighbours lovely with minimal noise. Bin collections are alternate weeks and a great bin cleaning service follows! The challenge is the local park whilst for for Houlton, attracted lots of non residents during lock down. This was tough as we were trying to obey the rules of only walking to parks but with others driving left us without a park to use with the children as it was far too busy. The positive is this shows people love our area

The design of the development is very good, lots of nice modern looking houses with similar but subtle differences throughout the development that are all in keeping. Crest Nicholson have been quick to action defects on my property once they were finally passed to them from Clarion Housing. The only thing I’d say is they had to be chased to turn on Main Street lights by local neighbours and I’m still waiting for the lighting bollards to be switched on in my courtyard area for safety and security. However, on the whole the management has been good.

The development is located in a great area with great connections to the M1 and A5 etc for commuting. There is a Coop being built on the development next to an existing restaurant so this will help but there are also local supermarkets and shops within a 5 minute drive. There is a lovely nature walk up to Normandy Hill which overlooks the development, well worth a walk around.

I wish I had been given a bit more clear information about what was around the development as had to find things out for myself unless I missed this.

What is the best feature of your home:

The best feature of my home is the openness of my kitchen and lounge with just a partition wall separating both so love the space it gives me.

Like i said in the previous box, The facilities haven’t really come about yet. We have one restaurant/Café which has been open from the start. It is quite pricey which is nice if your in the situation to afford that type of thing. The Coop is currently being built but its at least 1 year too late. Apart from that there is no any other facilities that have been built for the community . Property management wise, I feel like paying Priem is the biggest con going. I see all this money going to this management company for not a lot in return. We already pay extortionate council tax rates and for Priem to have an additional charge for lets be honest ” Cutting the grass ” isn’t worth it in the slightest.

The development has been nice, the sales people in Crest picture this nice community. However that didn’t last long as the plans seem to change all the time and more green area keeps getting built on. Facilities wise im sure when construction starts it will be better but as of 2 years nothing has been added, thus we have to go to the next town. Transport links are excellent , with M1 and M6 very close by. Parking is a big issue in this estate, cars are everywhere but it doesn’t phase me. Anti social behaviour isn’t something I’ve witnessed myself but there seems to be a lot of criminal activities with the development , probably because its new and easy opportunists to target. That said the onsite security dont really do much apart from drive around on there phones having conversations . To summarise it up , its an above average development .

That the development would change so much and the green areas would be ripped up.

Yes , eventually after endless phone calls back to back delays and countless other factors.

Design – Amazing. I haven’t seen any other design like crest Nicholson. Huge windows which provide ample light and air. The design of the houses are quite modern and none in the area has this kind of design. You will be amazed by that.
Facilities – All good. Fibre to home with speeds reaching to 300 Mbps. Local shops coming up. Already have a very good restaurant called Tunning Fork which has some amazing cakes and eating options.
Building management – Crest Nicholson as I have seen takes good care of their customers. We had very nice experience with them and all our issues were sorted too.
Property management – Good, roads are clean. Well managed by PRim agency.

Local amenities – A big cooperative under development. Local gym coming up by 2022. Lots of open space and green around the whole development. You can even see some wild rabbits running around.
Transport – Transport you will need your car since it’s a new development and far from city. Soon a railway station is coming up. As of now houtlon link road provides connectivity to the rugby railway station and city centre which is very very convenient.
Roads – Since it’s a new development roads are not fully done. this is ok as of now but soon must be done by the council.
Park – good park for children. Have seen people coming from nearby area to houlton to enjoy the parks.

Internal road work still is not done. This is the council’s responsibility but the developer can push the council to speed it up.

If there is one thing you would change about your flat or property what would it be:

I would like a loft space to be converted to a room. that will be nice.

Aesthetically Pleasing but Ill Functioning

We chose Crest due to their differing and modern design to other typical new builds. We enjoyed the open plan design with high standard finishes. We have enjoyed the aesthetics of our property thoroughly.

However we did encounter several snags including non of our pre paid appliances being installed prior to move in. They had forgotten we ordered them, hence days without appliances. We were compensated for this mistake thankfully. Additionally we have had to replace our entire downstairs flooring twice, being vinyl and open plan this meant all the downstairs furniture had to be removed.

The area Houlton provides a vibrant future of facilities such as shops, parks, schools, restaurants etc. Additionally the green spaces and paths make the place seem more natural and unlike other developments. The area attracts a great community which shows great togetherness during festive holidays.

The area is close to great transport links and the historic town of Rugby with modern shopping centres like Elliott’s Field. The area is close to DIRFT which at times can create excessive noise, however we knew of this before purchasing the property to are not fussed.

On our street Bin collection is always punctual, parking allocation of 2 spaces per house is sufficient, the roads are quite due to its lack of through traffic. However the significant issue is that after 2 and half years of competition our road is yet to be paved, despite other developments having theirs completed soon after completion, causing a rough ride and real eyesore. Many residents have chased Crest for this to be completed but to no avail.

One final note, the reason Houlton is so sought after is the green spaces however we feel that despite our yearly management fee the landscaping can be scruffy, with incidents of construction waste laying around and ponds/streams being empty year round or stagnant creating a foul smell. Additionally it is felt among residents that new community areas are not keeping up the rising population.

That the roads would take roughly 3 years to be paved from moving in. That there will be more snags than anticipated.

I wish that the quality of the workmen ship was improved.

Great open spaces

As above really. I love the design of my home especially the large windows. There are good outdoor spaces but no shops yet. Customer service is good for Crest. I haven’t received any communications from the property managers who I believe are Preim.

Please tell us what you like and dislike about this area:

There is only one restaurant and no shops. The first shop will open sept 2021. It feels like a long wait.
Open spaces are wonderful.
There should be more information about transport links. I have no idea about them.
My street is nice but a recent dispute over access to a pathway. A neighbour has taken it upon himself to block an access and is in dispute with Crest Nicholson.
Cars are allowed to go too fast through Houlton including down the road I live off.

Would have enjoyed knowing about the open spaces to look forward to.

If there is one thing you would change about your flat or property what would it be:

I would make the master bedroom a bigger size and instal an outside electrical point.

I feel that the housing association and the builder creat Nicholson haven’t been much help when I had a building issue within the property, both have effectively left it to each other and refused to help which I found this issue unprofessional and unsatisfactory customer service, bar this I have no other problems.

The design of the homes are great as well the facilities nearby like the school and Tuning Fork although the building management isn’t always the best. The development is of an average standard compared to the others in the area but the design is one of the best
