Avant Homes operates in Scotland, the north east of England, Yorkshire and the Midlands. Their focus is discovering better ways to design, specify and deliver outstanding homes.
There is nothing particularly remarkable about the development. The homes are well designed, the road layout is good, and there are no controversial buildings or instalments. It is still being developed but in general it is very quiet when the building works ceases, well laid out, and tidy. There is very good access to countryside walks from the development and it also features designated paths to navigate around the entire estate which are very ‘green’ and at the moment, well maintained. I would say that the location of the development is fantastic. It’s a great place to live.
The development is reasonably close to the town centre meaning access to various leisure activities is good. A local farm shop adjoins the edge of the estate with a local chain mini supermarket within walking distance. Most of the properties have a drive for parking. Bin collections have been consistent. In general the estate is very quiet, especially for properties located at the back of the development and away from any of the main roads. As it stands however, the development is still on going so noise from building work is common.
Insist on viewing the property at various stages through the development and really think through placement of sockets, ethernet ports etc. Once you’re in ensure all problems and issues are adequately resolved prior to completing your NHBC surveys. home builders really value these so don’t feel pressured into completing it if you don’t feel all problems/issues are mutually understood and agreed.
They have generally responded and acknowledged any problems or issues with some resolved in time but there still remains some promises which have yet to be resolved and I’m not convinced there is anyone actually monitoring them to make sure they’re are resolved. It requires far too much chasing on our side.
The design is good and surprisingly there is little noise from our neighbours even though we have a semi detached home. I would say the only noise you really here is when children run up and down the stairs next door. Forward planning for drains seems to be an issue for Avant though. They closed off our parking bays for what was meant to be 3 weeks so we had no where to park near our home over 10 weeks , Avant had problems with the job and it had to be stopped. They left our bays inches thick of mud. Eventually after many complaints they cleaned it up.work We have now been informed again that our parking bays will not be accessible for upto 8 weeks but in Avant weeks that will more than likely be around 12+. All home owners pay a monthly management fee for the upkeep of the estate which is meant to keep the streets free of litter and to keep communal areas tidy and plants looked after. I have lived here for around 10 month and I have never see anyone picking up litter or weeding plant beds at all. To be honest I have no idea what we are paying for . Every one of our neighbours have the same opinion and it is a constant topic of conversation on the estate Facebook page .
It’s a nice street with little traffic noise . We did have a problem with cars being broken into by one individual but that has stopped now. Transport links to Durham & Newcastle are regular and reliable. The are plenty of shops, banks and takeaway restaurants in Chester Le Street and Birtley.
Don’t expect the high level of Finnish you see in the show homes .
Over the phone the advisors can be a little rude . Be patient when you need to speak a site manager, difficult to track down .
Houses are well designed – open-plan properties. Facilities are still to be completed – such as the park on the site. The road is yet to be completed with the final layer of tarmac. Repairs are not always quick to complete and may require more than one telephone call. As of yet communal spaces are managed by Avant.
Good local shops, restaurants and takeaways. Variety of pubs and parks. Good bus service at end of street and Alfreton train station a 10/15 minute walk away. I have had no issues on my street. Parking can sometimes be an issue. No traffic noise.
If buying from new – get a professional snagger and report problems by month 18 to get them completed.
Response has been slow for some issues, and only done for up to 2 years after moving in.
Our house is 4 bed Tetbury design and it gives people the wow factor when they come to visit for the first time. It’s a large house with a fabulous open plan kitchen / dining area with bi fold doors downstairs. All the upstairs rooms are of reasonable size without being large. There’s plenty of features in the house you’d expect to pay as an extra in other house builders – digital shower, full height tiling, bi fold doors, Hive heating, quality appliances. Our garden is of reasonable size, but the quality of turf laid at ours and other houses within the development has been of sub standard. Our snagging items have been handled with nicely, even if some have taken a bit of time.
The estate, like any new build estate, is often full of builders litter and and it doesn’t seem a priority for the devloper to keep it tidy during construction.
Overall we are very happy in our new home.
The location is idyllic, on the Southern edge of Mansfield attached to a well renowned current estate. The facilities within walking distance are minimal, there’s only a petrol station shop and that’s 15 minutes walk away. As with all new development, local facilities such as parks and shops are the very last to go in and we’re still awaiting these to be built, but we can really see the potential in the overall site once these are done. There’s no anti social behaviour, no traffic noise and we have ample parking.
To thoroughly picture yourself and your furniture in your new home and then chose lights and plug sockets accordingly!
