Our home is very well built and designed. Our only issue, is the garden is on the smaller side, but we could obviously see that when we chose to buy so not really an issue as such. We have had some minor issues since moving in which Avant Homes have been excellent at resolving and nothing seemed to much of a trouble for them. We understand these things happen, but how they have dealt with fixing the issues is what has set them apart from the rest. The fixtures and fittings are of very high quality and looking at other house builders nothing (even much more expensive homes) seems to compare. We love the design of our home and the open plan living played a big factor in the purchase decision, along with the high specification. We really couldn’t be more happier with our home. The landscaping on the estate in general is good, but there are some parts which still need work and turf laid to finish it off. They are still building homes so I hope this will be completed before they building works are finalised since there will be the maintenance fee to pay, which I will be happy with as long as the landscape is completed.

Please tell us what you like and dislike about this area:

Local amenities are okay, there is a post office, library and local Sainsbury’s half a mile / 20 minute walk away. A bus stop is located just 2 minutes walk away. There is not really any choice for local eateries / bars and a taxi to the closest village, Sedgefield is between £10 & £15 each way. The design of the estate itself is very good, parking is never an issues and there as some lovely open spaces and views. No issues with anti social behaviour, and the neighbourhood in general is very friendly.

Nothing – I did thorough research.

What is the best feature of your home:

The open plan living area downstairs and also the high specification and quality of fixtures and fittings.

We bought a new build in Peerfields and part exchanged our old house. We were in within 6 weeks in total.
We love our house, very little snags and any snags raised were rectified by the after sales team.

This team is amazing and customer focus is at the front of what they do. Very good, quick and professional service and I actually cannot fault them.

I would recommend Avant Homes (especially Peerfields) to any of my friends or family.

We moved to Peerfields two years ago and we have met lovely neighbours and seen no crime (touch wood). Its a lovely little area with pockets of new build estates popping up in Chilton which improves the area. We love living here.

Please share one thing (or more) which you wish you had known before you moved in:

The show homes sold it for us. It is very difficult to pick out a kitchen style etc from colour boards. Seeing a show home sold it for us. Also I wish we knew about Peerfields years before as would have saved us buying our previous house and part exchanging it!

How has the building management responded to any problems or issues you have raised:

All snags raised were resolved by the management team very quickly and efficiently. We now have zero snags.
I honestly cannot fault the building management.

My house is a smaller build of the development, but I have found it frustrating that they have made the living area so small, and created a slanted divide between the flooring to separate the kitchen and living area. It has been very limiting for furniture and layout choice. They have also not considered the distance between doors and cupboard doors, they can often clash and cause scrapes from the handles.

Please tell us what you like and dislike about this area:

There are limited shops here and have to drive to access a larger supermarket. There are also not many nice places to walk and mostly just main roads. I think the development would be much improved if they developed the park and a nice area for the residents who are already residing here, rather than waiting for it all to be finished being built. I can frequently hear traffic and hear police sirens every day. It would also be nice if the roads and paths could be finished properly, especially as our particular street has been finished and established for 2 years.

Please share one thing (or more) which you wish you had known before you moved in:

The lack of places to go walking nearby, and no park being built in the development for children.

The design of the development is such that all traffic comes in and out at one end and filters off. There is never any problem with ASB- speeding and the like, not any problem with traffic congestion. We could’ve done with some more lay-by space for visitors but in all, it’s really not a problem. No complaints with the builder, on hand and available whenever we need (which isn’t much!!)

Please tell us what you like and dislike about this area:

The area is at the bottom of Chilton. It’s close to the A1 and all major links to Darlington and Durham. The estate is quite large but is well spaced out with very little problem with traffic. There are lay-bys for visitors but the driveways are large enough, usually for 2 or even more cars. Our house is on the main route in to the estate and I was initially worried about the traffic flow, but it’s really not an issue. There’s no ASB in the area. We’ve been here over 2 years and it’s not an issue. The estate is on a major bus route so it’s easy to commute. In the village, there is a Sainsbury’s local which holds a lot of everyday items, a McColls nearby and there is a bakery. The main village pub is currently closed but due to open again with new owners. There will be a children’s park on the estate but whilst this is awaiting construction there are a couple in the village which are looked after by the local authority.
The house is well built. As the estate is still being built, when we’ve had a couple of ‘new build niggles’ it’s always been sorted very quickly- often by the management already on site. Absolutely no issues with the levels of service provided.

Please share one thing (or more) which you wish you had known before you moved in:

North facing isn’t perfect, so the bifolds are usually in shade. But if you are willing to compromise a little, then no problems.

If there is one thing you would change about your flat or property what would it be:

Better turfing to the front (the house is north facing and it’s almost like it was an after thought- we now have to fight to keep it alive and will no doubt end up paving it!)

We are really pleased with our home. The development is great and looks very desirable. They don’t build all the same houses in one area so driving down the street all different houses are mixed together which look great. Compared to other new build estates this one is very spacous and the houses aren’t cramped in at all. We are really happy with the development and where we live.

Please tell us what you like and dislike about this area:

The location is great as its very close to the A1. There is a small Sainsbury’s just up the road. There is also few shops and services such as hairdressers, Bakery and Aquatic Shop.
It is usually very quiet at night, however during the day some cars usually fly down the street! These are usually the cars of the builders though coming and going!

Please share one thing (or more) which you wish you had known before you moved in:

It would have been helpful to have know what to do with our snagging list, i felt were were passed around a lot with regards to snags and it took a little while to sort.

If there is one thing you would change about your flat or property what would it be:

We really struggle to think of anything we would change as we do love our house. Only think would possibly be to have a double garage, as no houses on the site are offered with a double garage.

More as standard is the reason for prices slightly higher than other builders which I feel is justified. Room dimensions are bigger than expected as is storage. Gardens are not extensively or thoughtfully finished in some cases in my view. The estate is kept tidy by management and although not finished, the estate roads are not in a terrible state as seen elsewhere.

Please tell us what you like and dislike about this area:

There are no pubs within walking distance except on that is pretty exclusively locals only and one hotel which always looks closed. There is a sainsburies, 24hr petrol station and another shop (nisa maybe), Chinese, fish and chips pizza etc all within 2-5 minute drive, 5-10 min walk. The path to walk to these is safe and wide enough all the way now since this estate was built. There is a bus stop just outside of the estate which I don’t use. Generally there is enough off street parking to keep the street 80% clear of cars on paths.

Please share one thing (or more) which you wish you had known before you moved in:

The full development layout. There is a pond which I don’t think will ever be filled in. It’s nice to walk round and we’ll fenced off for safety and dog walking. I would have chosen an end plot closer if I’d known

We don’t really see what the site management provider does. I know we pay about £100 per year for this but don’t know what they provide.
The design of the house is good and finished to a high specification. The products which were included in the kitchen and bathroom suites were of a good brand too. We live the Amtico flooring also.

Please tell us what you like and dislike about this area:

When we first moved in the site managers was excellent and sorted a few minor problems out very quickly and was always available to help. The customer service were good too although some of the sublet companies they used weren’t as helpful which made Avant look bad.
Our biggest concern was that we are located next door to the social/affordable housing. We were told that tenants were highly screened and vetted but this was not the case. The girl next door to us was awful and left her property in such a mess that we saw rats in the garden. Karbon Homes were very slow to a action our complaints. When the tenant finally left, the house was uninhabitable.
The location of the estate puts us nicely just outside of Chilton which has a reputation of having some unsavoury characters. But also easy walking distance to the local chemist, Sainsbury and takeaway.
We are also on a main arterial route for the region where the A167 crosses the A689 which gives us direct access to a lot of places. Due to COVID we are still waiting for the paths and roads to be finished, we have been here for coming up three years. It would be nice to know when this would be complete.
On the whole, my wife and I are very pleased with our new home.

That the social housing companies who bought from Avant don’t vet the tenants as thoroughly as we were lead to believe.

If there is one thing you would change about your flat or property what would it be:

It would be nice not to have the social housing next door.

Roads and footpaths are not completed but Hopefully this will be done very soon, home is designed well and feels comfortable with good size garden, not good for storage as can’t use loft space. A few cracks have appeared but suppose this is expected with a new build property, overall we are happy in our home

Prime location close to various amenities and shopping towns, good selection of village shops, off road parking, only down fall is that the road and footpaths have not yet been completed, overall I am happy with my new home

Spacious property, new way of living with open plan downstairs. Excellent finish as standard and many options available to choose from. Quality of build excellent and had minor defect work reported. Mixture of house types and sizes in all areas which gives character to the development.

Great local area, close to Darlington and Durham. Great transport links to A19 and A1. Plenty of off street parking, with visitor bays throughout. Quite street, no asb in area and traffic noise is to a minimum

I wish i knew about the local area. The only downside to the area is there are not many areas to walk dogs

Development looks great from the front, all the houses are new and clean

Some houses are still being built so there is still works traffic, thankfully our house is not on the main road so we don’t hear any of it.

The estate itself is lovely there’s a small pond and green area in the middle 👍🏽

House is the rosebury model. lovely inside and out, very modern and open.

Location is fantastic, 10 min away from aycliffe which has Lidl, Aldi, Tesco etc.

5 min away from the A1 as well.

No traffic noise at all

Only negative is the road surfaces and path widths, which will be sorted once the estate is finished 👍🏽

Please share one thing (or more) which you wish you had known before you moved in:

Be aware that your neighbouring houses could be social housing! The families living opposite us are perfect, however I have heard horror stories about ‘less than ideal’ neighbours.

What is the best feature of your home:

4 bifold doors and a fairly big garden. The bay window at the front and a double drive. Couldn’t decide on one
