Lovely Property, Great Value!
Good:
– Good location in terms of plenty of local amenities and local schools within walking distance, about a 15 minute walk or a 5 minute drive to the marina which has plenty of restaurants and shops and the occasional market.
– Local navy museum on the marina which is a nice little day out, also a few beaches within a 15 minute drive.
– Despite there being a fair amount of crime in Hartlepool, we’ve had no direct experience of this in our 3 years of living here.
– Train station is only a 10-15 minute walk and there are bus stops everywhere so travelling isn’t an issue.
– Frequent bin collection happens weekly with alternating bin type every other week (recycling one week, general waste the next).
– Street cleaning truck recently came down to clear up the back alley which is often dumped in by the neighbouring street (not part of The Green development) and have done a really nice job, I hope this stays frequent.
Not so good:
– Although The Green itself is a lovely little area and I’ve had no personal issues with neighbours, the surroundings streets are very run down with some unpleasant people wandering typically at night.
– Parking is available when the football’s not on. Sadly the residential streets are not resident permit parking only so anyone has free right to park wherever they want so when the football is on at the local stadium our streets often get flooded with cars.
Please review your development:
Good:
– Love the design and the size of our property, kitchen has the nice open layout which makes for easy and social use. Open Kitchen/Living design is a must for us now and the high ceilings make the space feel even bigger and allows for great light exposure.
– Bedrooms are all a great size and the master easily allows for a King sized bed.
– Nice little garden with low fences between properties so if you’re friendly with neighbours you can easily chat over the fence (a con if you don’t like your neighbours).
– New portal system allows for maintenance requests which is often very quickly processed and resolved.
– Dave (property manager) is very easy to get along with and contact if you have any queries.
– Great value property for what you get.
Cons:
– A few issues left behind by the original building contractors such as not sealing the walls correctly to protect from moisture coming through (this and other issues have since been resolved).
– 6-monthly inspections which feels unnecessary for a professionally built development area (I would normally expect annual inspections), although they are usually pretty quick.
– Walls between properties are rather thin so you can hear your neighbours somewhat (if shouting or dogs barking etc. not able to hear general conversations or TV).

How busy the street parking gets when the football is on at the local stadium. As I often struggle to walk long distance and can’t carry much weight it becomes a real hinderance if I need to unload my car of any shopping etc. but I have to park halfway down the street or the next street over.
How has the building management responded to any problems or issues you have raised:
Assured me they would have someone come to resolve any maintenance issues and he has so far been true to his word. They would also reach out after a couple of weeks to make sure the issue has been resolved effectively.
