Good Design but Ongoing Construction and Limited Management Support

The Oaks, DH7

Sept 2025

Please tell us about the good and bad aspects of living in your local area:

Living in The Oaks is generally pleasant due to its nice location and spacious rooms. However, the area lacks large supermarkets such as Tesco, ASDA, Aldi, or B&M, which means you need to travel to nearby towns for bigger shopping trips. Similarly, there are no popular coffee chains like Starbucks or Costa in Esh Winning, so options for cafés are limited. Another drawback is that The Oaks does not have a dedicated play area or community space for children, which could be a consideration for families. Overall, it’s a quiet and comfortable place to live, but amenities are limited, so a car is almost essential.

How has the building management responded to any problems or issues you have raised:

Yes, they respond to the problems however the stay is just few days and not experienced any big problem.

Please share one thing (or more) which you wish you had known before you moved in:

the place for kids playing area must be near or any indoor space.

Manager response

Hi Bushra, Thank you for taking the time to leave a review. We’re glad you find The Oaks’ design, location, and spacious rooms enjoyable. We appreciate your feedback regarding construction noise, early working hours, and the desire for more children’s play spaces. It’s also helpful to know your observations about local shops and cafés. We’re pleased building management has been responsive, and we’re glad you would recommend your landlord. Your insights are valuable and will help guide future improvements where possible.

Please tell us about the good and bad aspects of living in your local area:

Despite a bad area being right around the corner the green is completely cut off from it. The area is calm and quiet and peaceful. The pub at the top of the green is a bit rubbish but you're close enough to town to waddle home anyway.

How has the building management responded to any problems or issues you have raised:

We havent had any issues yet but a job was already put on to fix a fan that was broken when we moved in.

Please share one thing (or more) which you wish you had known before you moved in:

The area doesnt have tbe best phone signal you only get 2 bars over here so wifi and phone calls are a bit shaky.

Manager response

Hi Anthy, Thank you for taking the time to share your thoughts. It’s great to hear that you’re enjoying the layout of your new home and that it feels comfortable and breathable for you. We’re glad the flexibility to decorate has made a difference and that the area feels peaceful despite being close to town. Thanks also for mentioning the phone signal. That’s a helpful point for us to note. We hope the fan repair is completed smoothly, and we're always here if anything else comes up. Welcome to the community, and we’re so pleased to have you here.

Priority jobs not sorted as fast as they should have been

Please share one thing (or more) which you wish you had known before you moved in:

People who live around the area seem pleasant the local park out the back have a community of kids who include each other

Manager response

Hi S, Thank you so much for taking the time to share your experience. We’re really pleased to hear that you’ve found the community welcoming and that the location works well for you. We apologise that you’ve felt let down at times, particularly around the transfer request and how quickly some issues were handled. We understand how frustrating that must have been, and we’ll be looking at how we can respond more quickly and with greater flexibility going forward. We value you as tenants and are grateful for the care you’ve shown in your home and the community. Please don’t hesitate to reach out if there’s anything we can do to make your experience better.

Please tell us about the good and bad aspects of living in your local area:

close to the town centre and transport links. Close to where I work which is good for me. close to a local pub which can be loud

How has the building management responded to any problems or issues you have raised:

it took 3 weeks for a contractor to be arranged to fix the damp around the chimney and after they were done there were nails left everywhere outside leaving 4 in our car tire and rubble left in the garden.

Please share one thing (or more) which you wish you had known before you moved in:

make sure all the house and garden jobs that need doing are done before moving in as they won't be done during your stay.

Manager response

Hi Simon, Thank you for taking the time to share your feedback. We’re glad to hear that you liked the interior design and the location of your home at The Green. We’re very sorry that the move-in condition and some maintenance issues did not meet your expectations, and we appreciate you highlighting these concerns. While we aim to address all matters promptly, we acknowledge that in this instance the response and follow-up fell short of our standards. Your feedback is important and has been forwarded on to relevant teams, and we will continue to review our processes to ensure future residents have a smoother experience.
