The estate is gorgeous, I feel so lucky to live here. The paths/roads aren’t yet finished as houses are still being built, but I know it’s going to be even nicer once that’s done. The rooms all have plenty of space – I’d have maybe liked extra storage space but I think the size of the house is well optimized. We’ve had a couple of plumbing issues, but they were repaired rapidly and to a high standard. We rent from the council for a reasonable price, however I think these are expensive houses to buy. That being said the quality is high and customer service is great (honestly we thought we’d maybe be treated to a lower standard being in one of the council houses but I’m pleased to say this is not the case!)

Nice quiet area, we’ve been in well over a year and never had any issues. It’s an absolutely gorgeous estate, my partner and I often say “I can’t believe we live here” as we moved from a damp house in a rough area. The busses come regularly to Newcastle, Chester-le-Street, Durham and Washington (as well as other places) – it’s really convenient to just get a bus to work in Newcastle! The Barley Mow pub is really nice and super close, there are a couple other pubs nearby that we haven’t had chance to try yet due to covid but they look lovely and we can’t wait to go. There’s plenty of parking space and the bins are emptied regularly – never missed a week.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d known how hot the house can get! It is an extremely well insulated house, the heating very rarely gets turned on because it’s always warm – we live on an end of terrace too! People comment how warm the house is when they visit. One downside is we have no windows in the living room/kitchen, we do have lovely patio doors but opening them to cool down when it’s windy isn’t an option as they swing about too much, but either get a fan or some cabin hooks fitted and you’re golden!

The development itself I feel is well laid out with greenery in the street and pleasing aesthetics. The houses themselves look very up-market. The houses inside I would say are very high spec compared to your usual new-build houses and you get a lot included as standard within the price including high spec shower systems and the HIVE heating. I was impressed that there are plenty of plugs as well as special plug holes put into the wall to enable you to hang your TV on the wall and feed your tv wires through so they are hidden. I think the space of the bedrooms and the house in general is great as well for a new build as you tend to find that they often have small bedrooms. Our garden that we have is very spacious and we feel lucky that we are not backed onto other houses. The double drive is an added bonus too.

There are plenty of local shops, bars and restaurants nearby, either walking distance or a short drive/taxi ride away. The transport links are good with many bus stops outside the street which take you to direct to the town as well as the local areas. The street itself is reasonably quiet, you do get cars which speed through the street despite there being speed bumps as well as playing loud music from the cars and revving the engine. The bin collections have been fine although mine has been missed one occasion. There’s no traffic noise from the road outside where I live in the middle of the street. There has been a lot of car break-ins in the street since I moved in which does leave you feeling slightly uneasy.

There isn’t anything I could think of that I could share that I didn’t get from my viewing.

The design is good and surprisingly there is little noise from our neighbours even though we have a semi detached home. I would say the only noise you really here is when children run up and down the stairs next door. Forward planning for drains seems to be an issue for Avant though. They closed off our parking bays for what was meant to be 3 weeks so we had no where to park near our home over 10 weeks , Avant had problems with the job and it had to be stopped. They left our bays inches thick of mud. Eventually after many complaints they cleaned it up.work We have now been informed again that our parking bays will not be accessible for upto 8 weeks but in Avant weeks that will more than likely be around 12+. All home owners pay a monthly management fee for the upkeep of the estate which is meant to keep the streets free of litter and to keep communal areas tidy and plants looked after. I have lived here for around 10 month and I have never see anyone picking up litter or weeding plant beds at all. To be honest I have no idea what we are paying for . Every one of our neighbours have the same opinion and it is a constant topic of conversation on the estate Facebook page .

It’s a nice street with little traffic noise . We did have a problem with cars being broken into by one individual but that has stopped now. Transport links to Durham & Newcastle are regular and reliable. The are plenty of shops, banks and takeaway restaurants in Chester Le Street and Birtley.

Don’t expect the high level of Finnish you see in the show homes .

How has the building management responded to any problems or issues you have raised:

Over the phone the advisors can be a little rude . Be patient when you need to speak a site manager, difficult to track down .

The design of the estate is good, although the roads are a little thin and if there are cars parked it can be a bit inconvenient.

The design of the house is good, nice and spacious and light.

The management at first was excellent and all our snagging was sorted however that soon ended. We have had major issues with our house – the whole downstairs flooring needed replacing, the en-suite shower tray needed replacing, Avant extending the footpath 1ft into my land without requesting permissions because the site manager “didn’t realise it was our land” (until we showed him our contract and plans), oven not being wired in properly and causing a short circuit in the wooden cupboard!! Avant seem to sort the little stuff fine but the big stuff they seem to try and get out of. Site management team has been rude to us and about us (it has got back to us). The development is nice it is just a shame about the issues we’ve faced and the people we’ve dealt with.

Local amenities excellent, access to Metro Centre, Durham City and Newcastle upon Tyne via A1.

Bus stops in close proximity to get all over the county.

Parking on street not great, the road is quite narrow and could block easy access to houses.

Bin collections fine.

ASB occurs – my house has been egged for unknown reasons (closest one to pedestrian cut).
People treat Durham Road like a speed way at night.
As there is multiple junctions in the estate and no painted road markings, people just pull out without looking and multiple near collisions have occurred.

Please share one thing (or more) which you wish you had known before you moved in:

Avant houses look nice in the showroom but after a couple of years living in the house it looks rubbish – cracks appearing everywhere, screws showing through ceiling, door handles sticking etc. I wish I had known aftersales would be so bad as I wouldn’t have bought here.

What is the best feature of your home:

Open kitchen and dining space downstairs is perfect for kids.

We have been impressed with the build so far of our house. You often hear horror stories about new build developments, however, since moving here in November 2019 our issues have been rather minimal.

Whenever work has been required, onsite help have also been swift.

We both like the design of houses on the estate, nice and modern!

Location is ideal as we are a decent distance from both Newcastle and Durham, which are both easily accessible by local transport.

Parking is adequate and there are visitor bays which have come in very handy.

Traffic noise is also very low and we aren’t near any main roads.

Please share one thing (or more) which you wish you had known before you moved in:

The quality of the local hospitality venues is very impressive, they should mention that more!

If there is one thing you would change about your flat or property what would it be:

We understand it is a modern requirement, but the downstairs toilet feels unnecessary and takes up a lot of space.

The design of the new bridge property is exactly what I was after. The open space downstairs with bifold doors at the back provides so much natural light. The house itself came with a very good amount as standard specification and I didn’t require too many extra because of this.

The quality of the build was great and there was very few snags that needed fixing. These snags were completed very quickly and responses from the on site team were always prompt.

Overall a perfect first time home for myself and I have no regrets.

The barley gate development is in an excellent location. It is perfectly placed for transport links and is a stone throw a way from access to the A1. Living on the development has excellent parking availability and there is a number of fantastic pubs nearby.

I wish I was given more insight regarding the property management service that would look after the communal areas.

If there is one thing you would change about your flat or property what would it be:

I don’t think there is much I would change about my property personally.

I am beyond happy with our choice of buying our Avant home. After viewing other new build houses, the quality of the Avant Homes is way above all other builders. Some of the standard items, such as bifold doors, turf, fully tiled bathrooms are considered an extra with some other builders.

The after care we have received has been fantastic. Any small faults have been picked up and rectified within a short timescale.

The estate is a very quiet estate, with no traffic noise.

There are many supermarkets within a 5 minute drive, and many local shops including chemists, butchers etc.

There are fantastic transport links with regular busses to both Durham and Newcastle. Also only a 5 minute drive from the A1.

Please share one thing (or more) which you wish you had known before you moved in:

The roads will not be surfaced for a very long time!

How has the building management responded to any problems or issues you have raised:

Any issue, no matter how small, had been acknowledged and rectified within a short timescale.

Amazing spec in the houses and any issues where promptly fixed by Avant. Absolutely love the interior and exterior of the house.
The houses are modern and contemporary. The only downside is our master bedroom is quite small.
Unfortunately, there is no play area, and the suds pond could be developed into a much nicer feature of the estate.

A great location near lots of main roads, very close to Durham, Sunderland and Newcastle all equidistant.

A friendly community.
Lots of local shops nearby- one stop around the corner and then a larger Morrisons in Birtley.

Choice of pubs could be better but there are two very local pubs.

Check future building phases as we now have a surprise houses behind ours that wasn’t on the plans when we purchased.

The development design is good. With a mix of different houses, size and shape, throughout the aspects of the design palette gives the development a familiar feel while allowing each property to be unique. The layout of the development is good, with a single road throughout the development branching into multiple cul-de-sacks along the way.

Chester-le-street is very close which has all required facilities as does Washington in the opposite direction.

Please share one thing (or more) which you wish you had known before you moved in:

I moved in at a very late stage on the development and I’m local to the area so there were no real surprises before I moved in.

How has the building management responded to any problems or issues you have raised:

Good. A fast response from Avant customer services. The Subcontractor response time is ok, could be better with some taking over a week to respond.

Avant Home in Barley Gate

The design is excellent and the construction very good. The facilities near by are 10 min away and you can find from local and multistore to gym and swimming pool. The building and the property management is not always efficient and effective. The neighborhood is great for families.

Good are with local shops and facilities in 10 min. Parking availability and bin collection outside the home.

Availability of other homes in the area.

The design and the garden are fab but the bedrooms could have been larger.
