Areas to consider in Kingston upon Thames:

Kingston upon Thames offers an excellent combination of urban amenities and leafy riverside living, with a number of areas of interest to homebuyers, including:

Norbiton – a popular area for commuters to the city, with good road links and direct trains from Kingston train station. The district is also home to some excellent schools and community amenities.

New Malden – a popular residential district for young families and professionals, with an excellent range of local shops, restaurants and bars on offer in the high street. A lively shopping centre is also within easy reach along New Malden’s borders with Raynes Park and Wimbledon Common.

Surbiton – home to some of Kingston’s most desirable residential homes, including Surbiton Park and the high-end Ewell Castle Estate. Good road links mean that Surrey’s more famous attractions are all within easy reach of Surbiton residents.

Old Malden – a former village now absorbed into the urban sprawl of metropolitan London has become one of London’s most sought after residential areas because of its proximity to Richmond Park and the Thames Path.

Transport links in Kingston upon Thames

Situated as it is near central London, Kingston upon Thames has excellent transport links. From the station you can catch a train direct to Waterloo in under 20 minutes, Paddington around half an hour and Victoria just over 30 minutes – all of which are great connections into London’s West End or City financial district.

Kingston also benefits from having its own mainline railway station that allows easy travel for commuters living further out like Epsom and Ewell or Chessington, both of which are a short journey from the station.

As well as this, Kingston upon Thames benefits from its strategic location on one of London’s main roads – the A308/A240 dual carriageway provides easy access to Heathrow Airport and central London via the M25 motorway junction.

Great development in a great area

Aldi close by and variety of smaller corner shops. Post office across the road and short journey to Kingston and new Malden town centres provide everything you’d need

Please review your development:

Development is generally five stars in all areas – the only negatives I would currently give are that value wise it could be better (but where around London couldn’t be), and some weird design flaws in the kitchen and bathroom that have had to be rectified at personal cost post moving in. Otherwise building is maintained well, property managers give good communication and everybody so far seems friendly

Please share one thing (or more) which you wish you had known before you moved in:

I wish we had known that there are little to no pubs in the area – the closest pubs are around a 20 min walk away at least

How has the building management responded to any problems or issues you have raised:

Yes they responded to issues we had with the fridge door

Me and My Partner were looking for a property for 3 years and its hard to find when we found Kingston East as we been living and working on the area , as we made comparison with other developments nearby and we got fixated as its next to the shop , 15 mins walk to work this is our first property and we are please with the development location wise , interior and the building itself with its surrounded communal and front gardens

Please share one thing (or more) which you wish you had known before you moved in:

The best thing to know as so far this is the closest development next to shop and hospital at the same time , 2 and 3 bedrooms have ensuite unlike other developments in the area that they dont have as already made a look and just about the same price

How has the building management responded to any problems or issues you have raised:

They Respond with haste as we have some minor interior cosmetics paint job problems which not a big issue

Developers should be responsible to fix all structural problems within their buildings without time limit. As long as it is the fault of the developer like the case in Kingston Riverside!

The neighbourhood here is very nice, right next by the river, parks and shopping centre. But the buildings are terribly built!

Please review your development:

There are a considerable number of leaseholders are annoyed, frustrated by the leakage problems for years. Report from the management company, JFM, dated 12 Mar 2021: ‘Broadly speaking these reports conclude that there are three main issues- firstly incorrect or blocked drainage causing water to pool underneath, secondly inadequate or damaged waterproofing/damp course and thirdly damaged flashing where the balcony and terrace meet the window frame and door sections. This is not to say that all balconies have all these issues, but the problem in each flat is likely to arise from at least one of these building defects. As you know from previous correspondence the most challenging issue is that the balcony and terrace issues are potential defects in the original construction of Kingston Riverside and therefore subject to an NHBC claim. ”
It’s the responsibility of Red Row, why can’t we ask Red Row to fix it? Why the wealthy developers are protected by NHBC???

Please share one thing (or more) which you wish you had known before you moved in:

Nice design and fantastic view.

What is the best feature of your home:

Nice view of River Thames, easily accessible to different amenities.
