Where is Havering?

The London Borough of Havering is located in east London, just outside the boundaries of the city centre. It is bordered by the boroughs of Barking and Dagenham, Redbridge, Newham and Tower Hamlets. The borough covers an area of approximately 114 square miles (295 square kilometres).

Areas in Havering

Havering is a large borough with plenty of different areas to explore. Each district has its own unique character and offers something different for residents. Some of the most popular districts include:

Hornchurch – Hornchurch is a town in southeast London that was historically part of Essex. The area has plenty of green space including the large and popular park, Hornchurch Country Park. Plenty of transport links make it easy to get around and there are several good schools in the area.

Romford – Romford is an attractive district with lots to offer, including open green spaces and the River Rom. There are good transport links to central London, as well as extensive shopping facilities.

Upminster – This district is situated in east London near Hornchurch and Dagenham. It has plenty of green space and a thriving town centre with all amenities nearby. The area also has great schools for families.

Gidea Park – Gidea Park is a well-established district with many amenities, including shops and restaurants. It has good transport links to central London and the surrounding areas. There are also several schools in the area that rank highly on the league tables.

Upminster – This district is situated in east London near Hornchurch and Dagenham. It has plenty of green space and a thriving town centre with all amenities nearby. The area also has great schools for families.

Rainham – Rainham is located in the southeast corner of Havering borough, alongside the River Thames estuary. It’s popular with homebuyers who want to be within reach of the capital but don’t want all its noise and pollution. The area has several good schools and a large shopping centre with lots of shops, restaurants and other amenities close by.

If you are looking for universities in London, Havering has you covered. There are three universities located within the borough:

University of East London – The University of East London is a public university located in the borough of Tower Hamlets, but its main campus is in the neighbouring borough of Newham. It was formed in 1992 by the amalgamation of two polytechnics and has around 16,000 students.

Anglia Ruskin University – The Anglia Ruskin University is a public university with a campus located in the borough of Havering. It was formed in 1992 by the amalgamation of two polytechnics and has around 16,000 students.

London Metropolitan University – The London Metropolitan University is a public university located in the borough of Islington. It was formed in 2002 by the merger of two universities and has around 35,000 students.

Parking is very poor. Only three visitors spots available for the whole estate and fines are issued

Please review your development:

The bin room is downstairs just underneath the buildings and it stinks up the entire building on most days, especially during summer. There is also a rat issue in the estate due to the bins downstairs. Rats gain access to the apartments because of gaps in the building. I.e underneath the sink and kitchen cabinets

Stink from the bin, no parking, noise from the motorway

No. Rat problem not fixed even after complaining..

Hello,

Thank you for your review and making us aware of the issues you are facing.

We have looked into these claims and can confirm that we have not had any complaints from any residents regarding the bins. We can confirm that they are collected once a week by the council. If you feel this is a persistent issue, we encourage you to contact your Relationship Manager to discuss in more detail, so that we can investigate any problems further.

In regard to rodents, we acknowledge that there were a couple of sightings around the development as a whole a while ago. Since then, L&Q (the estates manager for Beam Park) has implemented pest control, and additional works were carried out to prevent pests entering the buildings. Since then, any sightings have ceased. As above, if this is an existing issue, we would really like you to report this to us through the formal channels so we can investigate this.

Finally, we’d like to address your concerns over the lack of car parking. There are 3 visitor car parking spaces on Fairmont Road and a further 9across the development to take advantage of- these just need to be booked via the Virtual Visitor PCM app, where you can claim 100 hours free a month for all residents. You can also purchase more if needed. As you will know we do also offer designated car parking spaces for rent and we do have some available currently – please get in touch if you are interested in taking up one of these spaces. Unfortunately, we are unable to change the monitoring and ticketing of cars parked in unallocated spaces as this is a site-wide instruction that was fixed at planning stages of the development.

The area is decent have a variety of big retail stores such as ASDA and Aldi just a 5min drive from the accommodation. Closest station is a 8mins bus journey. Streets are quiet, well lit street lights.

Please review your development:

The design is simplistic with a homey modern twist. Apartments are built in a way that is easy to navigate around. The property comes with bike storage, and parking for those with a 2 bed flat at a monthly cost.
The building has lifts and 5 floors. The accommodation stays clean and still looks like a new build.

Please share one thing (or more) which you wish you had known before you moved in:

I was told I would get a parking spot, however parking spots are prioritised to those who have a 2 bed flat. Was very gutted as this was one of the selling points I was looking forward to. Now I have to park across the road. Not to bad, can can my daily walk in.

How has the building management responded to any problems or issues you have raised:

The building manager is very responsive and extremely helpful. The whole team on this building has helped me with every single enquiry I have raised at lightening speed.

Transport links could be better.

A bay to drop heavy items off/shopping too – as have been fined.

Please review your development:

Great flat design, clean and respond to maintenance. Simple life fantastic, parking restrictions from the land owner are not.

Furthermore my car also got stolen when parked across the street so not for those who have a car unfortunately. But if not, this place is fantastic, especially as they let me keep a pet!

The tenacity of parking enforcement. Two £60 fines for just dropping shopping off!

Quickly and effectively, within hours for small issues.

The management it’s great however not many facilities in the area, also building has been going on since I moved in and hasn’t been completed

Design is great really happy with it, facilities not many, building management has been great really hands on and give tenants updates by email. Property management has also been really good can’t fault simple Life in that aspect. Could be more facilities introduced in the future

I wish I would have known that the building aspect was going to take this long , also I moved believing there would be a new train station but unfortunately that hasn’t happened

As the site is part of a wider regeneration area, there will be works ongoing for some time still. However we will make sure the team make this clear to any prospective tenants moving forward.
We are still hopeful that the train station will be built at some point in the future – sadly this is out of our hands, but we continue to express our support for the benefit of our residents and the wider area.
