Construction site – visit before you overpay

Good is location, lifts in the building bin collection. On negative side the building is a construction site, west side and garden are under constraction, despite this prices went up. Check friends of dolphin square group on facebook to get an idea

Regarding design it is good if you simple interior design, they also collect the bins and maintenance team helps a lot, but this is not enough to cover the chaos sorry

That west side and garden will be a construction site, which is ok, but rents should go to stratospheric levels with no room for negotiation, they prefer to have empty flats and be aggressive, good luck

The development itself has many facilities within it, its shopping arcade, relaxing spots in its garden, and even just the constant maintenance. It does have a well equipped gym. However, this gym is extremely expensive. There, are a few supermarkets locate near by as well. The apparentments are really nice to stay in.

However, there are constant buildings works going on in the property which can be really loud and annoying.

A lot of construction work going on at the moment. Entry to the square is limited current and does cause inconvenience

They do take sometime to respond. Usually need to make a few calls before anything is done.

If you find another place, take this. Use this as your last resort.

As residential tenant the property as such is OK – a place to sleep but not much more, you can tell it was built in the 40s and that not much has happened since then. What I found most frustrating is that the monthly costs are hard to predict, getting heating recharges every month on around 120-200 pounds (live in a one bedroom apartment of 500 sqf). Especially since I am barely at home and my heating as not worked since I moved in.

Also, there are still phonelines in the apartments for which you are charged, i.e. you are not charged for the use of it you are charged for that there is a phoneline available. It is only on 7 pounds, but with 1,200 flats you understand why the charge for something as retarded as that.

This frustration is increased since other things was promised and stated in the contract – and especially since it is a 1 year contract.

That said, if you like ryanair this place wont be much different.

The landlord needs to find a way to make sure that the apartments are brought into, atleast, the 2000 century and to make it possible for tenants to be in control of the heating or whatever the excuse is for the 10% of the rent recharges.

the actuall cost per month, did ask for this several times so I could make a budget but the numbers I got it is clear those where not true.

Still waiting for answers… been 4 months now but maybe one day.

Very comfortable and social

The local area is really welcoming and there is lots to do. There are easy access to restaurants, cafes, libraries, sports facilities and even the GP/ hospital is close by and well connected.

Please review your development:

The i on Gerald development is great and very comfortable, if there is a problem it is easy to get access by calling reception etc. likewise when you move in the appropriate staff are always on hand. Bins are always collected on time- but sometimes ensuring you get a prompt reply can be difficult.

It would have been good to know about how heating/ gas is based on the entire building. Also have more context regarding the demographic and expectations of being a Tennant

They have been able to come and assess the situations relatively quickly
