Putting it simply, look elsewhere

Rooms are tiny, beds are so small for a couple, blinds don’t keep out light so have had many a sleepless night with neighbours continuously playing loud music at late hours, even after complaining to front desk. Lenient use of COVID guidelines by residents and seemingly lenient implementation of guidelines. Facilities largely restricted due to COVID which I won’t blame the property for but with the lack of adherence to restrictions within Kitchen and social areas, building does feel unsafe and feel restricted to just our box of a room. Staff are friendly enough but the annoyance of having to wait ages in a queue just to get your mail is a painful process after a while. Have tried to find a way out of this contract but sadly stuck here for the duration. Rented property around the area is similarly priced and the price it costs for just doing your washing every week, I would advice anyone who values their own privacy and comfort to look at those options rather than stay here for a long period. Would also advice against hotel stays.

No problems with the area, accessible lines into the centre of London through DLR and Jubilee Line

Please share one thing (or more) which you wish you had known before you moved in:

Seemed like a good option at the time due to ease of commuting and nice location, but would have definitely opted against it after knowing how it felt to stay here for a long period.

How has the building management responded to any problems or issues you have raised:

The building have tried to put out correspondence regarding guidelines through email but have seen no action or mention of those not adhering to rules. As far as I am aware, the only thing that has been done regarding the music is that the individual has been told by security to turn it down. After complaining on. a few occasions, I would have expected a bit more

Love it

Great place to live. Tipi London took care of everything for me when we first moved in. Love that I don’t have to worry about my bills. All is included and not that expensive. The only cost on top is the council tax. Concierge is usually quite quick and helpful.

Please tell us what you like and dislike about this area:

The only thing that I dislike is how difficult it is to get an uber or any taxi on an event day, plus how very expensive it is to have a car park slot in the building. Plenty of shopping options in nearby LDO

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew how difficult it is to get an uber or how busy it gets when there’s an event at the stadium.

Broken mixers and no hot water

I am tenant who has lived in this property for about a year and my experience has been below average overall. In terms of the property itself, it is nice and spacious and has nice furnishings which are provided. The reason I have rated this so poorly is because of the problems that have arisen and the length of time it takes to resolve the issue.

1. Repairs and maintenance – during the first few months of my tenancy, the shower mixer broke leaving me without hot water. I promptly informed the property manager of this issue and a plumber came out soon after that. He agreed the mixer was broken and needed replacing, however a second plumber came out and advised nothing was broken. I was left without hot water for months with several plumbers coming in and out of the apartment. On one occasion they even left my front door unlocked after completing their work! The whole shower unit was eventually replaced and one plumber even described the materials used as “cheap”.
2. There were several times were the whole building was left without hot water due to an issue with plant room boilers and on one occasion we were informed this wouldn’t be resolved for days due to the bank holiday.
3. The property manager is slow to respond to emails, and sometimes just doesn’t reply at all.
4. There is an automated postal box for tenants to collect large deliveries. This stopped working on two occasions which meant tenants were unable to retrieve parcels for about a week.
5. Basement parking is available for £25 a month and parking spots are allocated to each spot. The spot I was allocated has a massive structural concrete pillar, which makes the spot impossible to use. I was advised to find another spot to use which is fine but also means there is a chance I may be parking in someone else’s spot.
Although the apartment itself is very nice, I wouldn’t recommend the property given these problems.

Area is generally good, close to the town centre with plenty of shops around. It’s a short walk to the train station with plenty of other transport links nearby. There is also basement parking available for an extra £25 a month.

Similar to comments made above – repairs take far too long

Generally slow to respond, although does acknowledge issues raised

Choose anywhere else

The building looks cool on the ground floor & tour, but the room is nothing like the showroom. Snot wiped on the walls, everything damaged and broken. Heating didn’t work. Door didn’t lock, staff entered no notice, left room open all day, with all my bank cards, laptop, etc there, door swinging in the breeze. Noise all night from hallway and surrounding rooms, despite being assured it is soundproof. No space in communal kitchens to put anything at all. When I had covid requested for mail to be brought up, never happened. Living off Huel as the kitchenette is too tiny to have food and things to cook with. On industrial estate, rough area, trains always cancelled from this station(12 mins away). Only 2 lifts, they take forever to get in and out the building. Fire alarms constantly going off (sometimes several times a day). As you go higher in the building it is quieter, rooms are in slightly better shape and facilities are nicer, but also gets hotter. Come in to 27 degree heat every day in April. Window only opens a crack. Probably so you don’t jump out.

Would love to move out but can’t leave unless someone takes over the contract for this room, with damaged walls and stained mattress.

Has events most nights of varying quality, but usually with free booze, so here is where I make my rent back and probably drink myself to death to escape.

Knew it would be & pricey, didnt expect dirty, damaged & unsafe. Rife with thieves, staff don’t care. No parking anywhere (even to move in), 1 ok but fairly expensive corner shop. 1 restaurant which is not part of business. You have to are a 5 min walk around the back of the building to take out your rubbish.

When you tour they set people up to say hi and be friendly. It’s not like that. Some people are ok, but you’ll probably only ever see the same 15 at anything. The show room is nothing like the room you’ll be given.

How has the building management responded to any problems or issues you have raised:

Took 1 month and threats of legal action to be moved to a slightly better room, my stuff got stolen from the laundry room and they refuse to view the cctv, let me view it or take any action at all. If you ask anything at the desk they say to send an email, if you email you get ignored or fobbed off. Total shambles
