Could be better designed

Internally the flats are well finished and had very few snags, apart from soundproofing between units (external soundproofing is good, and has to be given the location). This is a cheaper development and so didn’t come with aircon or parking, which is reflected in the price.

Property management company Savills were initially incompetent and had a cosy relationship with the developer. Only after much anger from leaseholders did they improve. The development remains complex to manage due to having a variety of blocks with different parameters.

The development lacks green space on site. The gym is too small to be of much use (no barbell).

Please tell us what you like and dislike about this area:

Very goodlocation in terms of access to a park, private school and train station, but bad in terms of micro location near busy main road which is noisy and polluted, and also very close to train lines. The development is not gated so that results in difficulty controlling antisocial behaviour. Bike stores have been robbed completely once. A mentally ill man recently roamed around ringing intercoms at 5am and the night security had to move him on three times.

Savills are a poor management company and Taylor Wimpey seem too keen to use them.

How has the building management responded to any problems or issues you have raised:

After much aggression they improved and put more of a focus on this development from their staff. Not all issues have been resolved in a timely manner.

New, modern and friendly

My flat has average spacing, its not large but it satisfies all my needs.
I’ve never had an issue with safety and always feel safe.
One issue with my development is that i cant use the facilities eg gym and concierge because i’m a tenant.
Compared to other developments in the area it is not the best.

I like its new and quiet friendly
I dislike the green spaces

I wish i knew how messy other tenants are.

What is the best feature of your home:

I like that theres a large Balcony which allows me to see the view.

Nice area

My building is decently sized, modern and new. I would say that the price I pay is reasonable compared to other flats in London. I feel safe in and outside of my flat and never had issues with security.
The building management have been very good at answering emails and fixing issues.
My favourite feature would have to be the balcony because the view of the canal is beautiful.

i like thate the development is in walking distance from camden station, however i dislike how noisy it can get.

i wish i had known that it could get so noisey .

If there is one thing you would change about your flat or property what would it be:

i would make the bedrooms slightly larger, because its small compared to the flat

High quality flats and excellent location

The development is made of 3 large buildings with a warehouse-y look. Their design is very likely inspired by the area where the are situated, Hackney Wick in East London. They stand out well against the other buildings in the area and are very recognisable. The indoor finishes are very good too, with the floor-to-ceiling windows fitted in every flat being probably the top selling point. Some flats on the top floors enjoy a magnificent view on Canary Wharf and the City of London. The development is carless, but every resident has access to a large bike store. We’ve had issues with the company that manages the development.

The residents enjoy easy access to large green spaces, living at walking distance from both Victoria Park and the Olympic Park. Shopping-wise, the development is served by a number of supermarkets and shops in Roman Road (Tesco) as well as those at Westfield Stratford (Waitrose, M&S). Westfield Stratford has also a very wide range of shops and restaurants. The vicinity to Hackney Wick and Hackney provides access to the most vibrant night life scene in London. The London Stadium is very close too.

There is no particular thing I wish I had known before I moved in.

How has the building management responded to any problems or issues you have raised:

Unfortunately the company that manages the buildings has been generally very slow in responding to the issues we raised.
