About Swan Housing Group

Part of Swan Housing Group

Swan Housing Group is one of the UK’s leading regeneration housing bodies. Founded in 1994, it operates across East London and Essex, providing affordable, quality homes for rent and to buy. Swan Housing Group manages more than 11,000 homes, with 6,500 new units in the works and an aim to provide 10,000 more by 2027.

Swan Housing Group developments

Blackwall Reach is a joint venture from Swan Housing Group and NU Living. Planning magazine dubbed it the ’50th largest regeneration scheme in the country’, and it’s a project that’s transforming 20 acres of land in Tower Hamlets’ Poplar. Previously a 1960s housing estate, Blackwall Reach will deliver 1,500 new homes when complete.

Because this area of the development is on the north-east end of the Isle of Dogs, an area of East London circled by a bend of the River Thames, lots of places are easily walkable, too. Billingsgate Fish Market is a five-minute walk, for example, and Canary Wharf is about 15 minutes on foot. Just over the river is the O2 Arena, which sits proud on the Greenwich peninsula. You can see it from lots of the apartments.” – HomeViews Property Pro on Blackwall Reach

Great community vibe

The development is aesthetically pleasing, been designed really nicely. The flat is well built and recently refurbished, and still in good condition 10 years later. For my family it’s getting a bit crowded, so i’ll probably move out soon. Building management excellent.
I don’t like that there’s noisy neighbours around the area. also i can’t keep any cars in the estate since it’s a car free zone

Please tell us what you like and dislike about this area:

The flat is really well located and people are very friendly around here. there’s a markets, shops and 3 stations less than 10 minute walk away. Hard to find parking around the Bow area which is a bummer.

Please share one thing (or more) which you wish you had known before you moved in:

I wish i knew about the lack of activities, they recently stopped doing community events recently

If there is one thing you would change about your flat or property what would it be:

wish the kitchen and living room was a big as before the refurbishment

Communal areas are always kept clean and tidy.

No visitor parking and very little parking for residents. An odd one way system for cars on the estate that most people ignore.
Flats are very well insulated against noise so you never hear your neighbours.
Communal areas are always kept clean and tidy.

Good for shopping and the train station.

Please share one thing (or more) which you wish you had known before you moved in:

How difficult parking would be

What is the best feature of your home:

The flat is modern and well insulated which means that it is very quiet.

Oldchurch review

Upkeep of communal areas, particularly gardening is awful. Basically everything has been dead for 6 years.
No available parking for guests – making people feel very isolated.
Repairs take forever to take place. Housing association/management company take forever to respond to queries and complaints, if at all. Services get worse whilst charges increase. Area is pretty quiet. Cleaning is fine. Buildings are generally fine and designed ok. Outside/surrounding roads poorly designed – too much space wasted. One way system is pointless as no one adheres to it. Nearby park has been closed for months so access to estate is restricted – making walk to town/station longer.

Please tell us what you like and dislike about this area:

Close to shops and amenities. Walking distance to train station.
Parking is appalling.

Please share one thing (or more) which you wish you had known before you moved in:

I was told there was visitor parking. This was a lie. I was not offered the opportunity to purchase a parking space despite being one of the very first buyers.

How has the building management responded to any problems or issues you have raised:

Have never responded to first contact. Have had to chase continuously. Have failed to respond at all on at least one occasion. Unsatisfactory answers the rest of the time. Slow and unhelpful.

This is probably my “forever” home (unless I win the National Lottery)

The design of both 1 and 2 bedroom apartments is superb. The windows allow in loads of light as they are all floor to ceiling. The integrated kitchen area is extremely neat and the high ceilings allow loads of book storage space which I adore. The management company are quite good although small repairs seem to take absolutely ages.

As an example, many of us have had no tv aerial reception for over 2 months. There is no COVID to blame for excessively long delays. Some of my neighbours have had issues with shower drainage and that has gone on for over 1 year!!!

Please tell us what you like and dislike about this area:

I have lived here for 3 years now. I REALLY REALLY like it. There are a few niggles caused mostly by (some) tenants who have no respect for others nor for their environment. The biggest issue is dumping of rubbish – 90% of which is due to sheer laziness. We have an underground disposal system and the piling of rubbish is due to (some) tenants not putting their rubbish INSIDE the bins. Instead they just dump it at the side. Others follow suit and within around 6 hours, the complex looks like a waste tip.

The good points are: fantastic location – Canary Wharf is exactly 1 kilometre from the door; the DLR station is downstairs as well as bus 15 terminal. Other bus routes are in Poplar High Street which is 300 metres away giving access to Tesco and Nest (more deli style) for food shopping.

Also there is a fabulous DIY store with good old-fashioned tradespeople who give honest advice and sell everything one would need for small scale home repairs. Across the road on the other side, if you ignore the hideous eyesore Council building in Robin Hood Lane, there is a small hub with a restaurant, coffee shops, ice cream parlour and a Simply Fresh store. Within walking distance across the main roads are the Ibis Hotel and even a Radisson Blu. It’s a great place to live without a car too and this development is a car-free zone The bad points are probably similar to many parts of London, i.e. a bit of ASB but it is not excessive.

We do have private and Council security patrols. Car thefts seem to be very high near Robin Hood Lane. Tower Hamlets seem to have issues with regular collections of rubbish. Either their lorries are not working or they do not have sufficient staff (or both possibly).

Please share one thing (or more) which you wish you had known before you moved in:

I would not have known what a lovely view I have from my window. I would not have been able to get this from a typical viewing. The show home was well designed etc, but I would never have known what it would be like to have all this light. My plants love it!

How has the building management responded to any problems or issues you have raised:

Yes, they do respond, but in my opinion, not in a timely manner.
