I have very much enjoyed living here at Blackwall Reach.

I have very much enjoyed living here at Blackwall Reach. The design of the area and building is great! It is very modern. The area is spacious and feels incredibly safe. Definitely a good area to live in if you are looking to live in Canary Wharf. The best part is the view from the flat!

Please tell us what you like and dislike about this area:

Best: Flat is new build, large, has good views, heating is good, DLR is convenient, nice layout in flat

Bad: No additional facilities (gym, sauna, workspace, etc), area is underdeveloped, rent was excessively increased by £300 in 1 year, can’t select your own heating / electricity / internet provider, the windows are not cleaned often enough from the outside, not enough shops nearby (a proper big Sainsbury or Tesco), the DLR does not go early enough (earliest is at 5:30am)

Please share one thing (or more) which you wish you had known before you moved in:

– That you can’t change providers (heating, electricity, internet)
– Wish someone had done a proper introduction to the flat and shown me where everything was (I was just given the keys and left to figure out everything myself, which was incredibly frustrating and time consuming)
– That they would increase rent excessively by £300, despite the fact that I signed on moving in 1,5 months earlier and paying double rent during this period and agreeing to a contract with no break clause. I made a lot of exceptions and up fronted financially a lot of money, yet after only 12 months suddenly the rent is increased despite the fact that nothing new is being provided. Had I known they would increase rent in 12 months I wouldn’t have moved in as it is a waste of my time and money
– That there is a great reluctance to a monthly rolling contract after completing your 1st year

How has the building management responded to any problems or issues you have raised:

It took a lot of back and forth to get something done, but it always got done in the end.

Love my flat

Great spacious flats with a nice Scandinavian minimalist design which I love! Love the big windows and all the natural light! Decent sized bedrooms, wish there was more storage room in the flat. En-suite would need storage space in the toilet as there is no where to put products/ towels etc. flooring is gorgeous!

Some of the fittings such as kitchen cabinets! Makes it hard to clean!

Love having local nail salon and cafe! Amazing to live close to canary wharf and have it as view! Very clean nice building with lovely concierges! Feel very safe living here! Amazing being next to the DLR! Wish there was more local restaurants and bars!

I can’t think of anything specific as we were given all the information we needed to move in!

How has the building management responded to any problems or issues you have raised:

They have been very helpful and responses swiftly to any issues we have come across!

The design of the building:

Aesthetically it is quite average, but practically the building is well insulated.

Building management:

Concierage staff on the reception are lovely and pleasant. Security could be improved though, as often the door left open.

Property management:

They consistently fail to deal withanti social behaviour and drug use within the building. Whilst always asking for our feedback, they do little to implement it or to pressure local council to recycle our waste properly!

Facilities:

Unfortunately, my property doesn’t have any facilities.

The local area is pretty good. There is a good range of shops withink walking distance, however there needs to be more green spaces and better prevention of anti social behaviour.

I wish I had known the level of traffic noise that can be heard during rush hour.

How has the building management responded to any problems or issues you have raised:

They do respond but often the answer isn’t satisfactory or making a difference.

Blackwall Reach – an upcoming young professionals area

I must say the managing company is pretty expensive and I wouldn’t say they are the most efficient. Having said that, we haven’t had any major issues in the flat; the flat itself is large for central London (zone 2) which is the reason we bought it. Design is also winning for us, a very pretty red brick on the outside, no problem of scaffolding and inside the design is good with a storage space that has been characterised as an extra bedroom size by friends. The winter balcony can also serve as a dining room or extended living room or bedroom. Different people have done different things with it.

Overall Blackwall Reach is positioned in the heart of Blackwall with Blackwall DLR being seconds away while East India DLR, Poplar DLR, Canary Wharf DLR and Jubilee and eventually Crossrail being minutes away. So links are amazing here. Also, Canary Wharf is so close that makes the 3 different malls it has and the numerous bars and restaurants very accessible. The business centre is also less than 5 minutes away offering F45 training, yoga, pilates, physiotherapy, sports massage studios, coffee shops, one of the best ice cream shops I have tasted with greek iced coffee (you really need to try this), italian restaurant Salento and its new deli shop and a newly announced whiskey bar. Don’t forget the nails spa, bubble tea, dock cafe right under the Blackwall Reach buildings. Unfortunately there is no parking on site but in the business centre there is underfloor parking and of course you can have residents permits for the area. Bin collections were horrible in the beginning but have now improved a lot with new, bigger bins provided for us and more regular collections from Tower Hamlets. We are not street facing so I would say the traffic noise is to the bare minimum, if any. Anti-social behaviour exists, not in great extend but we had the odd occasion where someone was blasting music very late or dodgy people in the streets, however, we fortunately haven’t encountered any issues on a personal level. The community that is being built here with young professionals is pretty amazing and I hope for more of those around and some good nurseries etc.

Please share one thing (or more) which you wish you had known before you moved in:

Bad: Funnily enough a lot of the issues we had with the bins was because people don’t dispose their rubbish properly. So, if you are to become a new neighbour, please be considerate about this.

Good: Explore the area! It’s much better than we thought initially. Definitely walk around in the business centre at different times, even night time, it’s so beautiful and has a few things to offer.

How has the building management responded to any problems or issues you have raised:

They respond quickly saying they are busy and then you have to chase them a lot in order to get a response. We are currently still waiting on the 2 years guarantee form we filled for them to check on a couple of things. We sent that 3 months ago followed by a couple of emails and we are still waiting on a response.

The management is a complete joke. They act very cheap and take forever to fix anything. We’re paying thousands in door maintenance because they don’t want to just change the doors to a better one.

We’ve been asking for 24/7 concierge forever and they are still dragging their feet. Same with getting a K9 patrol to rid the area of drug dealers and other ASB.

Be ready to have to escalate and chase regularly to get them to do anything; and when they send someone to fix something watch them like a hawk because chances are they will break something else while attempting to repair your snag.

the area still has issues but they are being slowly addressed; this is a very well connected development with almost instant access to the cycling lane, DLR, bus station, or highway. It’s very convenient no matter your favourite mean of transportation.

Republic is very nice with several spots to grab a coffee or dessert and more shops are due to open soon, which is lovely.

The main pain point is the anti social behaviour still happening right there; this is still a hot spot for drug dealers, and we have an ongoing issue with anti social driving, especially during the weekend
The bin collection is a joke and is still a problem. For some reason someone decided they putting the bins right in front of your building entrance was a good idea so you are greeted by mountains of rubbish regularly. The council is catching up and I did notice an improvement in the last couple months but it is still a work in progress.

The apartment are very nice, good surface for the price but watch out for snags and defects; and you really need to harass management to get them to do anything.
Poplar High street will change soon so I hope the new layout and other improvements will help.

I wish I visited the area after lockdown. We came when almost no cars were out so the area was very quiet.
With everyone back to normal the traffic noise is constant, and distressing during the weekend.
We had to budget for more soundproofing to make our flat liveable.

How has the building management responded to any problems or issues you have raised:

They are very slow to address any issues we have and we had to threaten to sue to get them to finally do something.

Looks like a junkyard/landfill

If you are planning on moving here, RECONSIDER! This development has a huge waste management problem, the bins are located at the entrance & there are piles of disgusting bins on a daily basis. This development looks like a junkyard. This has been going on for 2 years with no resolution whatsoever. The council and developer refuse to relocate the bins to a separate bin room. And the bins remain as the centrepiece of the development. It’s disgusting and won’t motivate you to go for any walks or invite anyone over. People living here are too ashamed to invite friends and family due to the piles of bins stacked. If you have any plans on moving here, please come for a viewing at least on two separate days as the agent might try to trick you by bringing you here on the one day the waste has been cleared away. We are moving away due to this reason although we love the apartment. But living in a junkyard is unacceptable considering the property prices. I’ve attached images.

The apartments themselves are nice but the outdoor area is full of filthy bin bags flying everywhere.

I wish I had known about how there would be mountains and piles of bins stacked high with a horrible stench, right at the entrance, on a daily basis. Please don’t make the same mistake and come visit the development on different days.

How has the building management responded to any problems or issues you have raised:

Horribly. Hera management, Swan and tower hamlets council refused to deal with the waste issue properly.

Building is good.

Building is good. People living inside the building is civilized and friendly. However in my areas the DRL is very close. So it might be little bit noisy at night when Train pass by. In general, the place was good and tidy. My apartment designing is very casual.

E14 IS GREAT PLACE, YOU GET PLENTY OF SHOPS AROUNG AND VERY CLOSE TO THE STATIONS. PEOPLE AROUND HERE IS QUIET CALM AND KIND.

My landlord had provided necessary equipment for me, so that is good becuase i don’t need to buy it. Save alot of time.

My building management team is very kind and useful. They help us out how to find the place, how to register different bills and stuffs.

we really like the interior and the general design of the house. the main issue are the building and property management. it takes an average of 3 months to get anything done. we have lived in the apartment for almost 2 years and we still have unresolved issues. it is very normal that we need to chase swan at least 5 times before we hear anything back

there are tons of restaurants and shops since we are located just 15 mins walk from canary wharf. travel options are great as there are plenty of bus and tube options to get into the city.

there barely any parking available so wouldn’t suit someone with a car. there are always trash issue – people don’t use the bins and just leave them out. there are some anti social behaviour in the neighbourhood and had many incidents of bikes getting stolen.

i wished i knew about the garbage problem. i think it’s more of a tower hamlet thing but the design of putting the bin right in front of the entrance was a poor choice. we had no idea about this until the building was complete

overall pretty poor. it’s really a hit or miss (more miss than hits) we still have pending issues and have been chasing for a few months but no action taken yet

Good – location
Bad – extremely poor execution, had cabinets falling off in the toilets, I have got bursted pipes in week 1, waited for 2 weeks for someone to attend. Had rubbish overflow until today, management didn’t reply to my emails after 6 chases and more than 3 months, had lifts locking people in, and broke down every other week, took management for than 6 months to locate someone to have a meeting.

Avoid if you can, too late for me

This extremely poor management company, and the fact that we cannot replace them until all the units have been sold in this development, which is never in this economic situation (at least what they have told us)

Most recently, my wait for a response is 6 chasers within 3 months for no reply in an email.

Overall, very happy

Nice design with lots of light. Good quality furniture and white goods. Increasing amount of local shops onsite, e.g. coffee and drycleaners. Looking forward to more of those post-pandemic!
Lots of issues with the council regarding rubbish collection. Development could benefit from more amenities, e.g. gym, more cornershop/food places, esp. With WFH likely to continue
