Fabrick Square Review

The building overall is nicely designed and is always kept clean to the highest standard. The actual design of apartments is beautifully laid out and I love how modern the apartments are overall. The communal areas in the car park are really nice especially as the apartments don’t have balcony’s so it gives you an option to sit outside when it’s sunny. The only downsides to the development would be the area as there are definitely a lack of shops in digbeth. I do expect that to change as more developments seem to be happening but overall I’ve really enjoyed the living in this development. In addition, the development itself can often get quite noisy especially during the night. I’ve been woken up multiple times due to loud music or shouting in flats and/or the communal area in the car park.

The apartment itself is really modern and nicely designed. In terms of the local amenities, there isn’t much around the area at the minute. You have to go into the city centre if you need the shop (as the local cost cutter is really expensive!) I also love the design of the communal area in the car park however, it does often attract a lot of people to have parties which results in the development being extremely noisy, particularly at night.

Please share one thing (or more) which you wish you had known before you moved in:

I think the one thing I wish I knew was how loud and noisy the development can get, especially during the night. I suspect there are all types of individuals living in this development, including students, which often means you get woken up early hours of the morning due to loud music or shouting happening. I also wish I knew that there would be a lack of shops within the area. It means having to walk approx 20 minutes to get the nearest shop (unless you want to pay £1.80 for bread at the local cost cutter).

If there is one thing you would change about your flat or property what would it be:

Overall, I really like the apartment that I’m currently living in. The only aspect that I could suggest an improvement would be to have wall cupboards above the worktops as there are currently only bottom cupboards which can often be a pain to store everything in.

A reasonable place to live

Overall a nice building, thick walls for privacy and keeping the noise down. Cycle storage. Enough parking spaces, while one not provided with each flat, ability to rent one out from a neighbour. However, the building security is extremely disappointing with main door locks regularly breaking, with some recent improvements hopefully continuing. and positively affecting mailroom security. The building lifts are also regularly malfunctioning. Decent weekly cleaning of the property. The ventilation system seems to “overworking” by circulating smoke from neighbours’ balconies into the flats. Property management has been decent, timeliness to correspondence could be improved, but overall service is improving.

Close to a big supermarket, local restaurants at close proximity

Please share one thing (or more) which you wish you had known before you moved in:

The noise from the neighbouring balconies travels very clearly at night.
Ventilation system blows smoke into flats.
The busy road is very noisy, but you somewhat get used to it.

Inconsiderate neighbours having parties at night and smoking through the day

Disappointing and very expensive

There are no windows that open, so they become like greenhouses with the large windows in summer, sadly in winter they are very cold – and with only small electric heaters, it is very costly to keep apartments warm.
There is a gym in site, however you are limited to the hours you can use and must book slots in advance.

Please tell us what you like and dislike about this area:

A central location to Birmingham City Centre. wide range of bars, restaurants, coffee shops and two cinemas. Supermarket within walking distance and both trams and trains on the doorstep.
Sadly the building is run down and in desperate need of repair, but as Severn living now rent out more and more of the apartments as hotel rooms with short stay bookings, groups just come in and use it as a party base. This has lead to numerous noise complaints & leaves piles of rubbish and damage – which doesn’t get fixed as it’s at a cost to developer.

Please share one thing (or more) which you wish you had known before you moved in:

If I had known this would be used for air bnb/ hotel bookings I would not have leased. If I had known issues such as repairs and concerns would be so frequently ignored I would not have leased here.

How has the building management responded to any problems or issues you have raised:

Faults and issues take a significant time to be acknowledged. The main front door was jammed open for over 6 months – which was a security risk. The lift has been broken for over a year.
I’ve had to chase multiple times for repairs to be undertaken in my apartment.

The location is pretty good since we are close to the motorway and there’s lots of shops and restaurants.

The location is pretty good since we are close to the motorway and there’s lots of shops and restaurants. Downside is that it’s very noisy on the weekend with people coming from the bars. Parking at the building isn’t great since apartments only come with 1 parking spot and there’s no visitors parking. If you aren’t registered for the parking monitoring system you will automatically get fined for parking around the building. The apartments all have metal window frames which creates horrible condensation in winter with damage to your paint as a result. Overall a good spot for commuters to London but don’t expect a place that’s bursting with life and activities.

Close to lots of shops and restaurants and the M3. Festival place shopping centre is right across the road and so are the bus- and train station and a medical practice. A few gyms all close by which is very convenient.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew the visitor parking isn’t actually owned by Churchill Place which means there’s no way to park a second car around the building anymore. We were told we could use the visitor parking but it turns out that wasn’t true.

How has the building management responded to any problems or issues you have raised:

In general the response has been good, although commutation could be better sometimes with regards to the actual appointments to fix certain problems.
