The apartments are big and bright. The sound proofing is amazing. We have never heard any of our neighbors from above us or next door to us. It’s well maintained and a short walk from Lewisham station which has great connections to central London. Another big plus is that this development is pet friendly. Great place!

We’ve lived in our flat for 2 years and never needed any repairs- everything feels good quality.
With covid, We’ve used the concierge and gym far less, but it’s nice to know they are there.
There is still a lot of work ongoing in the final building so not all facilities are finished (e.g. playground), but everyone has made the buildings and balconies look lovely.

Please tell us what you like and dislike about this area:

The development is still growing, so there is more and more to do everyday! The shops that have opened are great, though there are still empty ground floor lots that will be nicer once retail moves in. The area is lovely – buzzing on one side with hackney wick and canal bars, more upmarket and relaxed towards Victoria park.
There is limited parking, but public transport is excellent and the development all sits on a pedestrian area, making it very safe and quiet.

Please share one thing (or more) which you wish you had known before you moved in:

The area is still filling in, but has so much potential! There is some rough around the edges and it is more suited for young(ish) people – some nightlife which comes with noise and rubbish, and not a huge availability of childcare etc for families.

How has the building management responded to any problems or issues you have raised:

They’ve been pretty good – initial small faults were rectified quickly and there is now a residents group. Some decisions have been reversed after feedback from residents, and our service charge hasn’t increased much.

Management needs to be replaced

The flats are very nice and have good storage space. The balcony is spacious and the building is nice.
Sadly we found a lot of snags and issues both with the flats and with the building.
Signage to flats is wrong which is a nightmare for deliveries. The lift looks like the building is still a construction site and overall finishes are of cheap quality.
Building and property management are a nightmare. We can never get ahold of anybody to come fix or rectify issues. Management is basically non existent.
Nothing has been fixed since we moved in and they are just unresponsive.
They have now increased our service charge without even giving us any notice or a breakdown of where this money will go towards. Service charge especially feels like a big scam.

The building’s location is great. Peckham is a very lively area and there are a lot of amenities nearby.
There is many supermarkets, schools and parks in the proximity and the building has good transport links.
The road has free on street parking but it tends to get very busy.
Neighbours are amazing and everyone is always willing to help out.
The price or the flats was very reasonable for the area and the look of the interior.
The bin collection is a bit of a nightmare with not enough recycling available for the amount of flats in the block.
We recently experienced parcels theft and flagged it to authorities.
Lack of communal facilities is a real shame because we would love to socialise with our neighbours and have no space to do so.

I wish I knew how terrible Peabody was.

They have constantly ignored us even when we marked issues as urgent. It’s like we don’t exist to them

Friendly and busy

The flat is quite good, compared to a lot of bad London flats, its modern inside and it gets a lot of light. The views.
The green areas are nice but in an evening people hang around and leave rubbish, but thank fully the caretaker Tom does an amazing job of cleaning it all up.

There are loads of development

The water system isn’t great, its a joint system, so sometimes it’s just not hot enough.
Theres also fire wardens because of the wooden cladding

Why did you choose this development:

Location, i wanted to be in the east and its more affordable than zome areas.

The development of a play area for children next to the library is a good idea

From what I have seen the houses backing onto the local primary school look small as I overlooked them being built i thought they were building garages as they seemed similar dimensions to a prison cell. It wasn’t until they started building upwards that I questioned if they could be houses, which they turned out to be. The development of a play area for children next to the library is a good idea that I think needs to include smaller children as well as I’d say this park was for ages 5+.

We have a Sainsbury’s round the corner as well as a Lidl but buses can get you to places with more shops within as little as 10 minutes to get to thamesmead town centre, 20 minutes to get to woolwich and 25 minutes to get to bexleyheath. All bars and pubs are being closed down in order to build new houses so none in the local area. Before the new flats and houses were built our parking was free and on a first come first served basis since then bein by Ilya we have to pay for a parking permit per vehicle (in addition to rent) which is hard for those tradesmen who use company vehicles for work but also own their own car for family use. We get people park up in their cars playing loud music and doing balloons and then emptying their empty canisters all over the roads and paths. Traffic noise is moderate considering we live next to a main road but can be blanked out once your busy enough.

Paying for a parking space as a resident can be a pain in the backside especially if you need to be close to the entrance due to pregnancy, young children, disability or shopping
