The apartments are big and bright. The sound proofing is amazing. We have never heard any of our neighbors from above us or next door to us. It’s well maintained and a short walk from Lewisham station which has great connections to central London. Another big plus is that this development is pet friendly. A surprisingly exceptional development, amidst many London developments which all looks samey. Improvements as ever, but it’s a great spot.

Visually, the area looks so impressive. Having moved in 3 years ago when the area was 1/4 done, to see how far it has come now – it’s incredible and everyone that comes to visit is super impressed by the area, the greenery, and that such an area exists in the heart of such a busy area.

The quality of the houses are better than the majority if new builds, but they certainly have flaws which I think the developer should take more ownership over. Very frustrating for home owners to have basic issues with the house that haven’t been / can’t be resolved, even though we paid a premium.

The area is ‘decently’ looked after – but I think more should be done as there is a litter issue.

Parking is a problem, and I don’t think there is a plan to solve this unfortunately.

Please tell us what you like and dislike about this area:

In view of Crossrail, the connection to Southall station will be incredible. Even presently, to be into Paddington Station within 15-20 minutes. The road connections in theory are great; M4, A40, A4, locally into Ealing. However the traffic makes travelling during the day twice as long to any direction, which is no exaggeration.

In terms of local food and restaurants – faultless. Significant variety that can delivery, and if you travel for 10 minutes you reach Hounslow and Ealing which opens up significantly more options.

The quality of the infrastructure in the area is not handling current population levels, and my worry is that with so many new areas being built, the infrastructure may not scale with him.

Two local significant supermarkets in the area too.

Traffic really is horrific in the area.

If there is one thing you would change about your flat or property what would it be:

An extension of the kitchen area to have a larger downstairs living room!

Royal Warwick Square – Wow! – What a Place!

The building design, facilities, building management and property management at Royal Warwick Square are fantastic. This is immediately apparent when you arrive for the first time. Royal Warwick Square is a really lovely area that has everything you could possibly need; a gym, swimming pool, spa and cinema. At the property there is plenty of options to park your car in the secure underground car park too. The concierge have been great and are really friendly and the premises is ultra private and secure. As a new resident and property owner here I am really loving it!

Living in Kensington & Chelsea is unparalleled with living anywhere else in London. There are lots of shops, restaurants, bars and parks all within walking distance. The surrounding area is a safe haven and nice and tranquil compared to the hustle and bustle of the City. Kensington Palace Gardens and Hyde Park are only a 10 minute park away, while in the other direction the M4 Motorway provides an easy route out of London. High Street Kensington and Kensington Olympia tube stations are a short walk away providing easy access to any London Borough and the delights of Chelsea’s Kings Road are only a short walk / taxi ride away.

Please share one thing (or more) which you wish you had known before you moved in:

I only wish you had mocked up a video or provided potential photos on the St Edward / Berkeley Group website of how each property would have looked at the point of sale – instead of just floor plans. It would have saved me a lot of time as I had viewed 70+ properties in Kensington & Chelsea and if I could have seen a video of how the property would’ve looked at the point of sale I might well have purchased the property sooner / off-plan. Not a criticism at all – just a valid and genuine observation / improvement!

How has the building management responded to any problems or issues you have raised:

The building management has been excellent regarding responded to any minor problems or slight issues I have identified and raised to them. An engineer has been dispatch very quickly any any slight issues have been resolved effectively and efficiently. Very comforting and satisfying to have them at hand when needed.

Excellent location to live at

I have lived here for 2 years and the neighbourhood is really nice. Residents are friendly and there is a sense of community. All flats are new and well built with little to no heating required in the winter months and a nice temperature over the recent summer heatwaves. There is secure parking, a podium, community garden and community centre. The location is quiet with low noise levels. Elverson road DLR is less than 5 minutes away and it’s easy to get to Canary Wharf and Bank.

Great New Scheme in an incredible area.

Layouts of the flats are great. Square, bright, big windows and good specs. Solid floors and higher end fitted appliances. They have actively changed the exterior materials of the buildings in order it doesn’t feel like you are living in a cloned flat and i think they have achieved it brilliantly. Communal areas are cleaned regularly and always look good. Security is very good. Having a concierge is handy for deliveries and keeping an eye on the place during the day when everyone is out and about. The gym is great if you aren’t a serious gym junkie but has a decent range of machines and weights. More than enough to get your fix.

Huge redevelopment which has made the area even more enjoyable and vibrant than when we first moved here. Beer is never more than a few meters away however there are now a great range of restaurants and businesses opening up making it ‘buzzier’. Not a huge amount to dislike. As there is a lot being redeveloped i suppose there is a good bit of building going on but i don’t really notice it.

Please share one thing (or more) which you wish you had known before you moved in:

I wish i had know how difficult parking was going to be to get otherwise i would have bought a space or rented one at the very beginning.

How has the building management responded to any problems or issues you have raised:

We have only ever had the hot water go and Hill fixed it within a few hours.
