Looks good from the outside, terrible once the lid is lifted

Having lived at Embassy Gardens for two years, early problems have still not been ironed out. Communication from the residents team is nearly always late or at very late notice for any works going on. Staff can be rude and turnover is clearly high. I have had multiple items of post and parcels go missing. The parking is a mess and there is no visitor parking. Hot water totally variable. Noise levels can be very high with some other residents holding parties throughout the night. The service charge is also extremely high for the quantity and quality of service.

Very expensive local restaurants, bars and cafes. Little variety.
Location and transport links are excellent.

Please share one thing (or more) which you wish you had known before you moved in:

If I had known the level of effort to get information and basic communication, I would have thought twice about buying.

How has the building management responded to any problems or issues you have raised:

Building management and Optivo (the Housing Assoication) play a blame game between each other for what they can get away with not doing. The residents in the middle who pay high service charges have no real say and are treated like second class citizens by Ballymore staff.

Good location

My flat is ample, its not too big but good value for what i’m getting.
I feel safe in and outside of my flat, however it’s gives me peace of mind knowing theres a security 24 hr team .
There’re are many facilities in the development but we can not use them because we have shared ownership.
The management are very efficient and work fast to fix issues.

Please tell us what you like and dislike about this area:

I like location as it situated in central London and their are many green spaces as well new restaurants in the vicinity of the development.
I dislike how manicured it can get and the obvious wealth disparity.

I was well informed

Poor management + high service charge

You will think how good service you will receive from Ballymore and how secure because of the US Embassy. BUT you are unfortunately wrong. We have came across a drunk man sleeping in our building entrance. You won’t get any priority even for small things such as our hot water has gone off and for 2 days without any notice. We have leaving here 2 years our windows only cleaned twice and we paid a very high service charge and not getting any service I can assure you. They know how to sweeten the pill. Think twice before you invest. It has been used very poor quality products in the kitchen top, accessories in both the kitchen and bathroom. Contracts confirmed that not a good quality of accessories has been used so it will cause a problem after a year.

It is close to the tube and train station and central London. there are supermarkets restaurants and coffee shops around.

It is not a community what we expected. Happy with the neighbour in our building. But unfortunately council apartment next door are making some much noises, throwing rocks from roof terrace to downstairs. There were police couple of times at next-door building. The day we visited the property to buy there were no trains so we have been told it won’t be that nosy because of the windows. But double glaze is not. working the trains are running every couple of minutes until midnight.

If there is one thing you would change about your flat or property what would it be:

Management Company and Service Charge. Very poor management in all aspects. Windows cleaned only twice in 2 years. The building hasn’t been cleaned for 1 year. this year, they should clean every week but they are not cleaning.

Generally happy

Generally happy with the development. Very spaced out so it’s nice not feeling crowded like other developments. Plenty of parking spaces and a nice field currently being made for a man made lake and woodland area for walks etc. Designs of the houses are nice.

Property management is pretty poor as requested for a lump sum of money for maintenance of the grass cutting and general upkeep of the development, yet we had no play ground and no grass at that point! Thought that was a bit cheeky!

Nice quiet area with acting as a small village. Shops 5minutes away. Great walks for family and dogs etc.

Parking availability is good.

Bad point: no street lighting.

Please share one thing (or more) which you wish you had known before you moved in:

Would of been nice to be told that we are not having any street lighting. Security is important.

If there is one thing you would change about your flat or property what would it be:

Instead of having a car port, I would have a garage instead.
