Flint Glass Wharf and The Ice Plant are both residential developments by the Northern Group, which are situated in Manchester. Flint Glass Wharf was designed by the award-winning architects Stephenson Bell and features 136 apartments. Following an extensive architectural design competition, The Ice Plant was built and features 82 one, two and three-bedroom apartments.

Overall happy, with some room for improvement

The design of the building is very modern and nice. The roof top areas are nice but would be even better with more (comfy) seating. Some of the building appears unfinished such as the stairs which has some concrete and some carpet. Building management on the whole is good and any issues we have are usually dealt with quickly.

Please tell us what you like and dislike about this area:

Lots of good local bars and restaurants. Would be useful to have a slightly closer convenient store for small purchases. Good transport links within the area. Given the busy area, there is a lot of anti social behaviour and multiple fresh piles of sick every weekend up the side of the building. Can also get noisy at the weekend during the night.

You may experience so noise at night over the weekend.

How has the building management responded to any problems or issues you have raised:

Building management always do there best to help and are usually very quick. We’ve had a few recurring issues but someone always comes to sort it and the issue has now fully been resolved.

Convenient location

They could do with a receptionist for the mail. The management is quite good they respond quickly. The room is quite spacious, not loads of storage space. Nice and modern. The security is quite good. It’s quite new which is nice.

Quite like that it’s in town, up and coming area. Nothing to dislike.

Nothing to say, all came as expected in the information.

If there is one thing you would change about your flat or property what would it be:

Concierge service is the one thing I would change. Once had a parcel stolen.

Good area but poor building and management

Security is a big issue. Parcels get stolen, car windows in the car park get smashed, bike and items get stolen from car park too. The management don’t seem to worried and have said to get parcels delivered to another address or the post office – not what you expect when paying over a £1k per month.

Flats are okay but a bit tired. Very noisy area with roads and constant parties.

Check the flint glass wharf Facebook group for up to date set of issues – and they are many.

It’s very noisy with the windows open. Expect mail and parcels to be stolen and nothing to be done about it.

How has the building management responded to any problems or issues you have raised:

Slowly or completely not responded. They go out of their way not to be flexible at reasonable requests.

Good average experience, nice block, not well maintained.

Well designed, showing its age. One of the older blocks in the area. Managed well but not maintained well. No concierge which is annoying. All flats are rented. Wholly owned by the same group. Security is ok – we have had a lot of homeless people break into the back of the building. They can break into the car park.

I love the architecture of the area, I love Rudy’s and the area is central. Transports really good. Parking a nightmare.

Please share one thing (or more) which you wish you had known before you moved in:

Homeless people would not have put me off moving in but would be nice to know about security.

What is the best feature of your home:

I like that it is very modern – that is great, and location.
