Moda Living was founded in 2019, as a subsidiary of Caddick Developments Ltd. The company is an investor, developer and operator of build to rent homes with an aim to “build high quality homes with a high level of amenities including shared gyms, lounges and gardens”. Moda Living has an extensive pipeline which includes over 7,500 homes coming soon to cities across the UK.

Moda, Angel Gardens

Moda’s flagship development, Angel Gardens was completed in 2019 and currently listed on HomeViews. This neighbourhood sits in the heart of Manchester, in the NOMA innovation district. Comprising of 466 homes for rent  with a mix of apartment sizes. No deposits, no fees and pets are welcome. Included in the rent is a wide variety of benefits; rooftop sports pitch and roof terrace, residents’ gym, sky lounge, private dining room and media room. As well as, WiFi included, Samsung TV and integrated kitchen appliances plus 24-hour concierge.

Only a couple of minutes walk from Manchester Victoria station, residents have access to a wide variety of transport links.

We love The McEwan!

Immediately after walking through the main entrance, you get a real feel of the thought and effort the developer has put into the building. From the design of the furniture to the comforting scent that greets you when entering, there is a real feeling of quality with a little hint of luxury. All the staff are very friendly and happy to help. The maintenance team are excellent and to date, all minor issues in our apartment reported in the app have been resolved within a matter of days. It’s very helpful having the concierge there 24/7 and helps make the building feel more secure. The My Moda app is great as it’s an easy way to see all the events which are taking place and ideal for keeping up to date with any announcements. Plus, the ability to use your phone as a key to the building/apartment is such a cool feature! The amenities within the building are great for working, entertaining and relaxing. The rooftop terraces are a great place to bring a few friends for drinks in the evening and when you want to chill, the library is a nice cosy space to curl up with a book. The appliances in the apartment are great. We particularly like how quiet the washing machine is, as it is barely audible.

Please tell us what you like and dislike about this area:

Living in this area of Edinburgh is ideal for myself and my partner. It’s close to Haymarket train station with good bus links and very close to major financial services firms, which is perfect for a short commute. It’s only 10-15 minutes away from the busy city centre, so it’s nice being within reach but also having the space to breathe and not be disturbed by constant noise. Having the canal a couple of minutes away is amazing for a late-night stroll, the perfect way to end a long day. As the building is built on two of the major access roads of Edinburgh, ambulance noise is frequent but expected when living in the city centre. The streets surrounding the development are also somewhat limited for car parking as they tend to be permit only, so not ideal when having people over.

Please share one thing (or more) which you wish you had known before you moved in:

The cost to privately book out the amenities was much higher than expected and is somewhat cost prohibitive.

How has the building management responded to any problems or issues you have raised:

All minor issues with the apartment have been noted/corrected quickly. All the team are polite and happy to help.

The Lexington is a new star with a few modest growing pains.

The location is interesting. Located in the Preinces Docks on the Mersey River, every day is resplendent with commercial activity that is focused on moving people, entertaining people and serving people. The security seems adequate as fobs are required for entry and elevator use. The public use facilities are top notch, sorting out how to reserve and use them is still a challenge. The Kitchen, Dining Room and Media Room are great, but client abuse has rendered them useless to North American residents who want to watch sporting events. The public spaces are treated like a frat house, so the communal living idea is out the window unless you enjoy a college or, “This is my first time away from mummy and daddy and home” crowd. As an older client, I would appreciate a more collegial temperament, and I think, unless the Lexington wants to market itself as a baby sitting location for first time renters, they could more carefully screen their clients. The rental units themselves are nice, think high end hotel chain bathrooms. The kitchen appliances are more than adequate. The “washer/dryer” is a adequate for a bed sheet and a pillow case and it takes about 4 hours ti wash and dry. There are laundry services that pick up and deliver and those will be needed for business people who need a crisp professional appearance. The lobby is inviting, but the volume of fragrance is excessive to the point of wandering if there is an order they are masking. The Reception Personnel are stellar. They go above and beyond at every turn to address clients concerns. The maintenance staff is over worked and are eventually responsive, and once they appear, they are polite, friendly and helpful. Let’s face it; this is high rise living, in an exciting city, and once the people and clients especially, determine to make this a home they want to be proud of, The Lexington will shine even brighter. If high rise living is your thing, you will come to enjoy it.

The Lex is new and as such it is sorting itself out. The clients and guests do not help with any maintenance in the ways of picking up
after themselves or following the protocols for rubbish and recycling bins. Sadly, at times the property feels more like a college freshman dorm than the 5 Star Premier Property it most certainly can be, and deserves to be. The city views are spectacular. Just open the window curtains and you have a panoramic view of one of the most dynamic cities in the world. Liverpool deserves the Lexington and The Lexington deserves an appreciative clientele. Sadly, there is little pride of home ownership amongst the residents. This place deserves to be spectacular and sparkling. The smokers leave their butts, the drinkers leave their bottles and cups. The Gym equipment and location is truly grand, but if the weight room clan is there first, forget using any equipment until they decide they are finished with it. And the females don’t feel particularly safe with a room full of teenagers and college “dudes” getting ripped. The range of shopping, pubs, and good kitchen is surprisingly handy 5-7 minute easy walk out of the building. Two Coffee Shops make mornings easy. Costco and car rentals are another 5 minutes on. The Lexington is 3 kilometres from the University of Liverpool and the main city shopping center is half way between: Maybe 18-25 minutes each way to groceries and any kind of shopping you can think of. The Cavern Club is perhaps a 15 minute easy walk. Truly, if the human element put any mature thought into what communal living can and should be this is a 4.5-5 star residence, easy.

I wish I had known how difficult to attain a UK king bed would be.

How has the building management responded to any problems or issues you have raised:

The staff are approachable and polite. The system was clogged with the start of the school year and very slow to respond.

The McEwan from the young professional viewpoint

It’s a great new building, lots of lovely break out spaces etc, the building management are incredible, super helpful from the off, it’s slightly more catered to the wealthier student than the young professional which I didn’t realise, but that’s fine, it’s obviously still early days in the filling of the flats.

Please tell us what you like and dislike about this area:

There’s a great canal nearby and easy access to the city with a great underground carpark if needed (although expensive), there are great coffee shops around, and an easy cut-through straight to Haymarket station which is handy. The local area is a little sparse of personality being next to a main road, and lots of building work around the building as it’s so new, but I expect that will only improve.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d known who uses the McEwan being mostly students currently. It’s not a problem with anything like noise or mess, it’s just not as social as I thought for a young professional.
I’d have liked to know how busy the communal spaces are, and how easy it is to meet people, being new to Edinburgh.

How has the building management responded to any problems or issues you have raised:

You can raise a maintenance ticket easily using the app, and upon emailing they came over in literal minutes.

All in all a great place to live in Liverpool

Love the building. Love the staff. Was not happy with way they manage the day to day operations. I’m very glad he isn’t here and I can start enjoying the building again. The design and aspect of the building has real wow factor. I have nothing but good things to say about the building I just didn’t like at all the way the manager deals with things overall. Jenna has turned this building back into the nice environment that we all live and enjoy.

Please tell us what you like and dislike about this area:

There is a waiting list for the car park. But this isn’t an issue as next door there is a large multi story car park. Lots of local transport and not far from the centre of town. All and all a great location to live with beautiful views of the docs and skylines. The area has lots of coffee shops and not far walk to Albert dock there are multiple restaurants that are very nice to dine in.

Please share one thing (or more) which you wish you had known before you moved in:

I wish that I had known that there was no air con in the rooms as they can get a little hot during the night time.

How has the building management responded to any problems or issues you have raised:

During the time the old manager was managing the building he wasn’t responsive at all. Didn’t help with simple questions I had and was very rude. I’m so glad Jenna is back. The building is so much better, it much cleaner and she is very welcoming. All the other staff are fabulous i couldn’t fault them at all. The concierge are so helpful and a joy to speak to. Maria is so helpful and is always happy to help and make my day better. The new concierge Lloyd has an amazing attitude and his memory is top notch.
