Maurice Investments is the overarching company of Dalston Lane properties and Dalston Lane Estates limited. Maurice Investments was established over 20 years ago to invest and trade in predominately UK wide commercial investments. In early 2012, the company began focusing on London East Central locations, with a recent push into residential with their largest project to date in Dalston, comprising over 120 apartments and circa 40,000 sq ft of commercial.

Dalston Works features a selection of one, two and three-bedroom apartments in the heart of Dalston, and is within a 7 minute walk from both Dalston Kingsland and Dalston Junction Overground stations.

Brand new, modern development with amazing service

The concierge are just amazing. When there was a minor issue in the flat, such as the lightbulb fusing, (or when I accidentally broke the TV cable), the concierge reacted immediately. The problems were fixed and replaced instantaneously. In previous flat I had issues with my post and parcels, but here it’s just so much easier since the concierge take all deliveries.
All the furnishing in my flat is brand new and well done to a style that suits me. There is complimentary WiFi which is a massive bonus. One great feature was when I moved in; they sent an email with instructions for how to set up the bills and use the utilities. I thought this was an extra touch where Dalston Works goes the extra mile.

Please tell us what you like and dislike about this area:

The area is awesome, I’ve been living around here for 3 years. I love how there is a mix of trendy, up-and-coming retailers and residents living alongside the down to earth, more traditional places. Dalston really has got it it all: the shopping mall with the bigger shops is close by, and there of plenty of bars and clubs.

Please share one thing (or more) which you wish you had known before you moved in:

I’ve heard from fellow residents that the flats can get very warm in the summer. However, it’s great in the winter because I don’t have to use the heating too much as the insulation is very efficient.

What is the best feature of your home:

Just the general amount of space and wide, open areas throughout the flat.

Brilliant Dalston Works

We are located in a flat on the top floor of our building which also faces away from other tenants which means that we do not hear any communal noise, however I am aware that there have been complaints around noise in other blocks and I think this is due to close proximity of the buildings. The the interior is modern and light, I would love it even more if we had a square living room, as can feel a little awkward with some of the furnishings. I would suggest in future to not provide cream sofas fabric sofas as they are a nightmare to keep clean, however the under floor heating is brilliant! Our on-site team are fantastic and they are always so helpful and friendly! They go above and beyond! We have been in the property for 3.5 years with our dog and we couldn’t wish for a better place to live.

The location is fantastic, very close to amenities, transport links, lots of local shops and two parks within a 10 minute walk. The area is very residential yet vibrant.

Please share one thing (or more) which you wish you had known before you moved in:

I would make note that the flats can get very hot in summer, so would advise to invest in a decent fan or air conditioning!

What is the best feature of your home:

They allow pets and we have a fantastic bright living area with a lovely view!

Nice apartment but poorly hot water and heating

The apartment is not very well designed as it could be restructured to be a lot more spacious than it is. Especially as it would be nicer to have a separate kitchen so the rest of the house didn’t smell of good. There is an ongoing problem with hot water as it often does not work. Also often the apartment overheats. To improve they could add a gym to the apartment.

There are great services in the area in terms of bars and restaurants. Well connected area as there are plenty transport links nearby such as Dalstonew junction overground station.

Please share one thing (or more) which you wish you had known before you moved in:

That the hot water systems doesn’t always work as there have been quite a lot of issues with it.

Cool area, lovely flat, very poor check-out experience

Positives:
– Beautifully designed, light and warm apt. (great in winter, can get too hot in summer!)
– Any issues with appliances etc. are dealt with speedily
– Concierge service for receiving parcels

Negatives:
– Often issues with hot water and wifi often cuts out
– Make sure you complete the inventory thoroughly when moving in as they will attempt to make deductions on everything they possibly can or charge extortionate rates for cleaning – zero consideration for wear and tear
– Rooftops and communal areas never came to anything as promised when moving in

Positives:
Great transport links, shops and bars within walking distance, as well as Hackney Downs & London Fields in the summer. Big Sainsbury’s close by is also a plus.

Negatives:
Kingsland High St and Ridley Rd market aren’t great

– Request detailed inventory and take your own photos of everything when moving in

How has the building management responded to any problems or issues you have raised:

– Appliance issues always resolved in timely fashion
