Lovely interior & useful concierge

In the summer, it can get very hot and there’s no air conditioning, maybe because I’m renting out my flat, so they gave me one without air con. Concierge are very helpful as they respond to problems quick, for instance, the wifi was very slow and they sorted it out and you feel safe in the building. The corridors are kept in top condition, however, the interior needs to be painted.

If there’s one thing you would change about your flat or property what would it be?

No air conditioning if you rent could be better too hot in summer.

Safe, concierge is good. Wifi use to be slow. Interior has not been painted, corridor is top condtion, look after the bins the buzzer dont work well.

I wish I knew when you get a development you can’t get on street parking permits have to rent parking

if only the management was better

The apartment is good overall, with decent quality finishing and furnishing, and was new when I moved in. Gym is also bonus, and the courtyard is great as a communal space. My main complaint would be that the property management is a bit poor. We pay for hot water, but is frequently turned off once a month, apparently due to a fire alarm that happens way too often. Also a lot of bad communication with property management, recently my washing machine was broken and they refused to fix it, or giving differing information in what I should do. it’s the main let down of the property.

Like the commute to work, very close to where I work. new bars popping up and many food options. i also find this area relatively safe. transport links are fine also

mainly the property management, didn’t know they were gonna be this bad

Nice and friendly community

The community is diverse. Everyone is friendly. The concierge is great. The building is a good example of gentrification. I believe that not enough have been done for the community. I also dislike how the social housing flats are put on one corner which ,in my opinion, is a premise for segregation. It would have created a nicer vibe if it hadn’t been like that. The quality inside the flat is very good. It is soundproofed. However, the bedroom windows are resembling doors and you can only open them the way you were opening a door. I have recently seen mouse traps in the communal garden and have heard residents complaining about mice residing there. Would have been nice to put fences around the garden to protect the plants from being stolen. Lastly, as a positive feature , it worths mentioning how warm gets in the winter and the bills are still relatively cheap!

Very well connected area. There are buses less than every minute that go to Brixton. The train station is just around the corner. There is a Caribbean bar on the road and it can get a bit loud during the night.

I wish I had known how hot it is getting in the summer!

Overall really good

Building management is not great, things take a long time to get fixed. Lights in the courtyard not working for more than a month, elevator more than a month, main building door is regularly broken. The last one is a definite quality issue that could be rectified with a better quality door.

Cleaning in the building used to be bad but is getting much better now, done every week and is pretty good. Grounds are kept clean.

Build quality is really good. Bought from new, no damage so far from settlement of structure, subsidence etc. A few snagging issues sorted quick at the start and generally really happy.

I’ve lived around a bit and this is by far the best space for the money.

Only reason to knock it down a bit is the quality of the external doors on the bike storage, the bin area, the main building. Not heavy duty enough. There are cameras around which helps with the security, but it is a worry.

Parking is well enforced, sometimes too much but your space is looked after and available.

Close to the train station which is handy, local amenities are good, shops, tesco and sainsburys are closeby.

Could be more restaurants.

Good area for kids with parks nearby and the general peacefulness.

Feels pretty reasonably safe, especially for London.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing really, did a lot of research, had friends live local.

Are there any facilities you would like added, or that you have but do not use:

Need some outside bins definitely. A gym because there’s none anywhere close. Concierge would be really nice.
