London Square Streatham is a well-placed development on Streatham Hill Road, close to Streatham Hill train station (for National Rail links) and Tooting Bec Common. A new-build mid-rise building, it's home to a collection of studios and apartments. The latter range from one to four bedrooms.

The design of the development is well thought out with triple glazing for those who's apartments face the busy high road and well sound proofed walls to minimise noise from neighbouring apartments. That being said, consider the location of your apartment in relation to shops as some delivery lorries tend to turn up early and can be rather loud. The only real downside is that the apartments get quite hot in summer, but also conveniently stay quite warm in the winter months reducing the need for much central heating. All appliances are modern and of a high standard, as is the general finish of the apartments. The communal gardens are beautiful and well maintained and the gym, although a bit on the small side, has everything you need for a decent workout. For those with pedal bikes, there is ample, storage in the car park accessible by key fob. The concierge service (7am - 7pm) will take small parcels for you if you are not home and there is also a dry cleaning service provided by them. The concierge also keeps an eye on cctv and the general security of the development. The property management company didn't get off to the best start with a rather large service charge increase and persistent issues with hot water, however I'm hoping this has just been a case of teething problems and that things are now settling a bit.

The development is well designed, with about 250 apartments surrounding a central communal garden. Despite this it is extremely quiet and yet right on the main road. The gardens are up-kept quietly and unobtrusively, and the concierge is on duty most of the time, with generally good service and responsive feedback. The properties are individually owned and managed, but I am very satisfied with mine.

Gaumont Place (London Square - Streatham Hill) is a pleasant 3 sided block development, centered around an inner garden space with landscaped plant and tree areas. The lucky flats to face inward into this space enjoy a relatively quite peaceful and quiet environment. There is a concierge team on site between 7am and 7pm every day who can direct couriers to your block and allow access when you are not present. They do a good job and are always helpful. There is also a small gym on site, though there is only space for around 5 users at a time. Building and property management is adequate, the gardens are well tended to and kept looking great all year round. Window cleaning seems quite sporadic and there have been continuous issues with the development's hot water supply, which comes from a communal heat plant. The other issue here is that you have no control over the cost or rate at which the hot water is supplied. Although administered by the management company and reviewed every year, it was still more expensive than we'd been used to for gas central heating on the open market. Overall though, a great development and one which would suit a professional couple or young family.

The gym facility in the building is very small and the concierge service isn’t always reliable - but overall we really enjoy living here. We feel safe, the building is new and has a beautiful garden and we love the area. Tooting Common is a short walk away and we have great local coffee shops and restaurants!

I've been in this flat for 2 years now. There are a few small design issues with my flat, but a lot of these are down to the position and the intention of keeping the original facade - so they are understandable. But considering my flat is so small (just a studio), the layout and design is excellent. Although, the storage room could have been designed better so it could actually be used for storage. As for the development itself, there are a few bigger issues. The gym is tiny and can only really support a maximum of 4 people, if they all happen to want a different machine. The exterior space is nice, but considering its size, there were probably better, more useful designs. The only real issue I have is the heat. By May, the temperature in the flats is already extremely high. In June/July, it's not unheard of for it to hit 40-degrees. I know new builds are usually warmer, but this is an ongoing issue that should really have been addressed and fixed.
