Modern development with high quality flats, modern design and good transport links but poor property management

The design and facilities of the development are great. The flat is modern and finished to a high standard (Siemens appliances, good doors and door handles, well designed bathroom, high quality window frames etc). The concierge has been nicely designed and gives the whole complex a very modern feel. The outdoor communal gardens are nice. London Square Customer Care team have been fantastic and very attentive to any snags when moving in and any ongoing issues.

The property management from Rendall & Rittner has been disappointing. Residents are required to pay a significant service charge each year and should be in a position to enjoy all the amenities advertised during purchase of the flat, as well as hold the management company to account. 17 months after handover, there are still a number of outstanding items to be resolved:

1. The advertised on site gym facility has still not been completed. Communication during the handover indicated gym completion in December 2019. No further timeline has been given.

2. London Square are obligated to set up a Management Company and hand over the governance of this body to the resident directors. After following up with Rendall & Rittner (and then London Square directly) a number of times, no clear timeline or answers have been given.

3. The heating and hot water charges have not yet been handed over to a utility company, meaning residents have not been paying for hot water/heating for the last 17 months. Given the time that has passed, this bill will be significant and many residents will not even be aware that there is still this charge to pay. This issue has been followed up a number of times and no clear answers given.

The location and transport links are great – arguably one of the best things about this development. Caledonian tube station is a 2 minute walk away and can get you to Kings Cross in 10 minutes. Bus network is also excellent, both in the Camden and Angel direction. Sainsbury’s and Tesco next to the tube station, GP surgery, pharmacy and post office within 10 minutes walk. Regents Park is a 45 minute walk away, Highbury Fields (where the usual Park Run takes place) is a 10 minute walk and larger shops (Waitrose, Argos) are a 15 minutes walk away (Holloway Road).

Check how the hot water/ heating charges work in a block of flats like this as this is an additional charge to usual utility charges.

Overall it is very good, but the maintenance efficiency in the later period needs to be improved. The signs of water leakage on the roof of the house have not been maintained for three months after reporting the problem.

The overall appearance is very modern, concierge is responsible and friendly.

An honest review :)

The overall area around the development is decent. For students, the nearby grocery stores like Tesco, Sainsbury’s’, NisaLocal provides easy access to supplies. The added organic grocery store which offers vegan alternatives is also a plus. This means that the area caters to those who are vegetarian or vegan as well. One other positive about the local area around the development is that down Caledonian road, there are many cafes and restaurants which makes it easy to get access to delicious meals when one is not up for cooking. The overall building management is decent, nothing to complain about but nothing to brag about either. The design is simple and functional. However facilities for residents needs improving, a gym needs to be built for the residents as to make the total amounts paid worth it. Overall a decent living experience.

Very accessible, many grocery stores nearby. However, more recreational facilities needed (i.e. residential gym etc.)

I wish I knew that there wasn’t going to be a gym.

It is very spacious and the balcony offers residents a good bit of fresh air… in London.

Quality of the Finishes can be better, more durable.
Courtyard below has loud echos from ground level. Poor acoustic absorption.
Thin flooring sometimes affect downstairs neighbor.
Gym is still not finished constructing.
The concierge sometimes on break while visitors enter. The second entry door has no intercom.

The designs are on the whole good. I have the misfortune of living in a ground floor apartment, with floor-to-ceiling wooden patio doors which open inwards, with the door handle too close to the glass pane to fit a supplementary frame for perfect-fit blinds, making it near impossible to find suitable curtains for those. Apart from that annoyance, almost everything else works well. Building management is generally good. Only other annoyance is that you’re not allowed lodgers, according to the leasehold agreement. But nobody will find out if you have a lodger, unless one of you acts like an imbecile by throwing wild parties for example.

The area isn’t very scenic, but is 10-15 minutes’ walk from the main part of Islington, and 20 minutes walk from King’s Cross, which all have good restaurants. Transport links are great.

The development is next to a special needs school. They can be noisy sometimes, and throw things over the wall, even smashing a window at one point. But this is being dealt with, and shouldn’t be a problem in the future.

What is the best feature of your home:

My apartment is in the quietest corner of the development.

The flat itself is great – the design and furnishings are excellent. The concierge is a very helpful service with very friendly staff. The buildings are kept very clean and it feels very safe and secure here.

The only downside is how long it took to finish the building work (which meant we still haven’t had access to the gym, despite being here 16 months). The delays aren’t due to the pandemic either – the finish date on the building work was promised in September 2019, then December, then Spring, and since then we’ve had no updates. For the first 6 months, the building work woke us up early each morning, including Saturdays. Such a shame as apart from that, everything is great.

The location is absolutely perfect – so close to the Piccadilly line and central London, yet it’s quiet and peaceful. The local shops and coffee shops have everything you need. I love living here!

I wish we had been kept more up to date about the building work (we feel we were misled).

How has the building management responded to any problems or issues you have raised:

The facilities management have been excellent (the concierge and customer service here), but the construction management has been very poor.

Noise noise and more noise

If you like living in student halls or in a hotel in Ibiza with kids having loud parties on balconies until the early hours of the morning multiple times a week this place is for you. Stick the countless scooters that use the courtyard as a race track on top and it’s ideal for professionals not trying to sleep or young families who want their children woken up at all hours. On top of this the owners refuse to display signs reminding tenants of responsible noise hours

Local area is good. Nice shops, close to tube and kings cross

The level of noise that comes from people’s balconies reverberates around the 4 walled courtyard and combined with the morons living here partying most nights a week you won’t get much sleep.

How has the building management responded to any problems or issues you have raised:

The concierge is responsive at speaking to the tenants but building management is really poor and just dismiss any comments and complaints out of laziness

The commute is the reason you would want to stay here. The apartments are rightly furnished. The facilities are lacking.. the concierge service is good to receive your parcel while you are away. The complex apparently had a gym planned but its not in operation yet.

The location is perfect for shops and basic necessities. There are a variety of choices.

My flat mates. Like who they were. The fact that we do not have a common area

Buildings and garden area maintained well, communal areas are regularly cleaned. Quiet development. Reliable, friendly concierge service. Lacking gym- due to be built in 2021. Parking facilities would be beneficial as on street parking spaces are limited.

The design is super modern and the quality is very high end! It is always super clean and the concierge is lovely. Only downside is that the gym is still not ready which was something we’ve been looking forward to.

The area is great! 5 min walk to the underground, 10 min walk to the overground. Its centrally located with lots of shops as well as a starbucks and costa! Who can say no to that? You are also surrounded by different supermarkets: lidl, iceland, sainsburys and tescos all in close proximity. As well as the post office! I can find nothing wrong with the location.

The move in process was quite smooth. I wish I knew how efficient the energy (electricity and heat)is!

How has the building management responded to any problems or issues you have raised:

I haven’t had any problems thus far, but they seem like lovely people!
