JLL currently have a number of their developments listed on HomeViews: The Horizon, One Eighty Stratford High Street and The Hub. These are situated across various London locations, including in Stratford, Greenwich and Harrow. The Horizon in South East London offers a collection of one, two and three-bedroom apartments with connections to the A2 as well as Deptford Bridge and St Johns Rail stations.

Stylish building with friendly staff

From my short time living at duet, it seems to be a really friendly building with helpful, smiley staff on the desk.

I love the coffee machine in the residents lounge and having free access to the gym and meeting room.

The view from our view on the 1st floor overlooking Erie Basin is spectacular.

The overall design of our apartment is excellent but I do wish there was more storage available as I had to buy two sets of draws for my room despite it being furnished. Would be great for minimalists.

Great system for collecting parcels!

Stylish design. Really friendly concierge staff. Great coffee machine in the lounge. Gym is free for residents.

Social events have sadly stopped since covid. The meeting room can’t be booked in the evenings anymore. Hoping this will change back soon.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known I would need to buy more storage for my bedroom.

How has the building management responded to any problems or issues you have raised:

One of our toilets has been leaking for over 2 weeks now, a plumber did come but has yet to return with a part that was needed.

A college dorm-room experience with a luxury façade.

The building might look attractive with its modern design but the architects seemed to have focused on form before function. The sides of the buildings are lined with flaps that give it an interesting appearance but not only vibrate noisily in windy conditions but also make the building swing with high winds causing the interiors to creak more than a ship in stormy waters. South facing apartments become greenhouses in the summer and the climate control does little to cool it down. The windows open inwards and hence a light rain invariably will cause water streaming down the sides of the building to poor inside. The apartments are modern with high quality appliances but the design is lacking: expect water to splash out of the shower, doors to rattle at night with the wind and small parts of the apartment to quickly show wear and tear.
The rubbish disposal system does not work and is collected in an area close to the entrance of the building giving the entrance an acrid smell. There is negligible parking space (via a car lift) so car owners are incredibly inconvenienced. The lifts are constantly broken down with long queues requiring a 5 minute commute from your flat to the building entrance on a daily basis. The pool and spa area is a nice plus but in comparison to similar buildings in the area is poorly designed being underground and requiring you to go outside across the little park to a separate entrance or through the underground parking to reach: a very odd design decision. The gym is small and not particularly well equipped and the common room and cinema are always full of students and rarely available and not particularly enjoyable.
The building is poorly managed by JLL and the landlords are foreign shell companies and never respond to requests for repairs or other queries.

Please tell us what you like and dislike about this area:

The area is disappointing for a property marketed as Canary Wharf. Yes, Canary Wharf is just across the water but still a good 15 min walk to across at least two bridges. The South Quay DLR is conveniently near but any commute into London will require a couple changes or a good walk to get to the Jubilee or Elizabeth lines.
Marsh Wall is a busy street with cars at all times of the day and the occasional idiot speeding down at full speed in a noisy sports car. There’s a quaint little park just outside the building but unfortunately smells of rotting rubbish most days. Floors 1-15 belong to a separately-managed development with some antisocial residents that although they have a separate entrance will occasionally make scenes in the lobby and have at times been violent to the concierge staff and residents of the more luxurious higher flats. In addition, most residents in the higher floors are foreign students living as if it where university accommodation and hence the whole building including the communal areas feel like college dormitories and common rooms.

Please share one thing (or more) which you wish you had known before you moved in:

The quality of the design and how uncomfortable the temperatures inside can be. Also the noise the building makes when it rattles in the wind. The other residents being mostly foreign students with little decorum or regard for community living make it an uncomfortable commute from entrance to your home.

How has the building management responded to any problems or issues you have raised:

It is impossible to communicate with them. No replies to emails and the phone number given to me does not exist.

One of the best living with amazing people, making incredible memories

Duet is amazing, it has a great design, there’s plenty of open space, the concierge is extremely supportive and friendly. You can lean on them anytime for anything and they are super helpful. Building management is always around, helping residents, getting everything functioning in the best way possible. I have had the smoothest rental setups, simple paperwork and easy discussions with the property management. I would recommend Duet to anyone and everyone – it’s a great place for students, working professionals, bachelors, family everyone – one of the rare living arrangements that cater to such a variety of people. There are people from across the globe living in Duet and you would have an amazing network here.

I have been living with my wife and 2 kids in duet for about a year now, I have had a great experience with courteous team, amazing people, beautiful location and some really memorable parties/events. My 5 year old daughter loves the place and was vocal in wanting to stay here for long. The locality is amazing with great theatre, pubs, restaurants, canal and great open places. There’s a lot for everyone to be excited and engaged. I would personally recommend Duet and this location to anyone and everyone wanting to live in Manchester. The closeness to city centre adds the charm.

I wish I had known about Duet earlier – I’d have moved in before 🙂

How has the building management responded to any problems or issues you have raised:

The building management is super fast and extremely quick in resolving any issues you may have. They have a great team who are always on hand and support with great care.

Good building with services and environment

The lobby design is same like the hotel. Coffee machines, 24 hours gym room, roof garden is provided for the residence. the building having 24 hours reception to secure the residence safety and help to solve us many problems on the life necessary.

They have worker to clean the environment every day, the lobby is very tidy.

I think the transportation is very good that near the metrolink station. Beside, the view of the department is nice. I can see the Manchester United stadium directly. Outside environment of the building is the main reason attract me to rent over 1 year here.

The building should detail list out which necessary is provide and not provided, for example the pillow or mirror

Sure, the building having an app for residence to report the maintenance need.
