As a whole, a wonderful area of Ripon to live but poor interior craftsmanship and upon observation, unprofessional workers

Design on the outside looks great, looks modern and inviting for families looking to relocate to a lovely area. Facilities not so great as interior lacks professional craftsmanship. Just as a general observation, you can see every now and then the lack of professionalism with some of the construction workers driving large vehicles whilst on their phones and walking around swearing all the time in a family oriented area.
Please understand I am not someone that is writing this just to complain, these are general observations and experiences in the time living at this property.

As lovely as the development looks from the outside, the inside is very much something to be desired. Poor consistency in design such as uneven floors, inclined garden, lack of cupboard/storage space, poorly put together cupboard doors, inadequate and unhygienic plumbing in downstairs toilet.

Please share one thing (or more) which you wish you had known before you moved in:

I’d have probably checked everything was up to a respectable standard before moving in.

Brilliant design poorly executed

Our property as with many others on this estate has been plagued with issues from day one. We are currently in our second year of occupancy and are still fighting with harron homes to get outstanding issues rectified. The houses themselves are of great design and this was the appeal to purchase, its the fact they were rushed to be completed and the site manager didn’t police the tradesman leading to poor internal and external finishes to the property. In regards the the management company I cannot comment as the development isn’t finished so they haven’t shown there true colours as yet

Please tell us what you like and dislike about this area:

The location of the brambles development is ideal. It is within walking distance to the local town centre which has an array of restaurants, bars and shops. There are 4 of the big supermarkets in the local town. A main line railstation to London via the East coast mainline and good schools in walking distance. Parking on the estate is good compared to others as each property is allocated a double drive.

Please share one thing (or more) which you wish you had known before you moved in:

How bad the aftersales was. Harron are more than happy to take your cash but won’t sort issues out.

How has the building management responded to any problems or issues you have raised:

Not had any problems as yet as the development isn’t complete so they haven’t really done anything. We did get our first bill this year so time will tell

Buying a house at Bishop’s Glade, Ripon.

Delightful house to live in (4 bed detached). So pleased we decided to buy it. Quite a lot of snags but nothing unusual for a new build. Got a great relationship with the builders who after a bit of chasing are working their way through fixing the snags.

We looked at lots of new builds and nothing was as impressive in terms of design layout and space as this house. If buying off plan you have to take all the key dates with a inch of salt and accept that things may be significantly delayed particularly during a pandemic. You need to be prepared to put in quite a lot of input yourself-lots of phone calls and emails to keep things moving forward. From reserving the plot to moving in took just over nine months. But so worth it.

Very pleasant place to live, excellent transport links. Easy walking distance into Ripon. A lot of roadworks in the area-causing some traffic congestion but these seem to have finished now.

Please share one thing (or more) which you wish you had known before you moved in:

When choosing with the developer the options for your house-eg kitchen, do your research first so that you thoroughly understand the choices open to you as some information wasn’t given to us, but was in the brochure. D your research ask loads of questions-and follow up with emails and phone calls-keep pushing for what you want.

How has the building management responded to any problems or issues you have raised:

Lots of emails and phone calls and persistence needed, but then the snags get fixed.

Lovely Area, Shame about the Cowboy Builders

The design of the buildings are brilliant and look absolutely stunning!
The layout of the estate in general is very well thought out.

The developers (Harron Homes) made our new build experience an absolute nightmare right from the moment we signed for the house with non existent customer care; we constantly chased for updates on our property and all we received were constant lies and total lack of trust.
The moment we moved in to the property the problems persisted with evident lack of quality in work. We also opened the front door for the first time to find out a builder had walked straight over the living room carpet with muddy work boots ( it was a damp October evening so the mess was shocking )
Trying to get Harron Homes to fix our snags(which there were 7 a4 pages of!!) was absolutely pointless and our efforts were constantly futile.
Just when we appeared to be getting somewhere with the current site manager at the time , they decided to leave.
Over the course of 1 year of dealing with Harron, we had dealt with 11 different site managers…..
Never again will we purchase a Harron Home!!

Examples of some snags and issues are;
– major bathroom water leaks
-gas leaks
– flooded rear garden
– Stanley knife blades found in rear garden ( we have a small dog)
– overall shoddy workmanship

Please tell us what you like and dislike about this area:

Good :
– good access to local amenities;local shop, butchers, bakery, Indian takeaway, pub
– stunning area, very peaceful with no traffic noise
– fantastic transport links to derby & Sheffield
– Ultrafast WiFi speeds available( 950mb/s)

Bad:
– local shop could be bigger
– the small roads through crich centre are getting heavily congested from traffic and parked vehicles.

Just how incompetent Harron Homes were.
The area and layout of the estate is stunning: crich is such a beautiful area and we feel very lucky to live here.

How has the building management responded to any problems or issues you have raised:

Overall, no.
Major issues got dealt with eventually but we had to persistently chase to the point it was causing myself and partner severe stress and unwanted worries. 80% of our snags were never sorted and we took the brunt to fix ourselves.
