Perfectly connected oasis in the middle of a global city

It feels an oasis within the hustle and bustle of the city. Perfect connections (12 minutes to Big Ben, less than 20 to Hyde Park), and yet the moment when you cross the bridge peace and quiet descend on you.
Downsides? It’s still relatively new, so some facilites are still coming up, a lot of them with a delay.
That includes a local supermarket, which originaly was supposed to come last year. But of course sooner or later this will be resolved.
Good gym and nice outdoor swimming pool. The water is heated, so you can go even in December.
Though I sometimes wish it would be larger and indoors…

Please tell us what you like and dislike about this area:

I like proximity to transport link, and the fact that it’s a quiet place – no cars!
It does feel like oasis in the middle of the hustle and bustle. And the architecture is original. Still feels like living in a hotel, in the most positive sense .
Local deli is charming with great coffee and Italian treats (tad expensive, though)
The trouble is that the development is rather new and we’re still waiting for our local supermarket to open. That’s the greatest deficit (COVID 19 has led to further delays)

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew that the quality of wooden floor is not the best – almost every smudge stays on it

How has the building management responded to any problems or issues you have raised:

Quite well, except for one case when my shower broke just before Easter and the initial idea of the management people was to fix it after 6 days. A bit of persuasion did solve the problem though.

Sublime.

Wardian- Elegance.
Clean lines, stylish design, beautiful exotic nature, quality natural materials, a truly unique, sophisticated project.
Friendly and helpful building staff as well as Wardian management who are always responsive to any questions and needs. We’ve just recently bought a flat and still some snagging to be sorted but it seems we are on the right way.
Exclusive facilities among which a luxury, open air heated swimming pool, gym, yoga room, cinema, lounge bar that will be open / possible to use soon (Covid restrictionists at the moment) will make living there super enjoyable!

Please tell us what you like and dislike about this area:

The Isle of Dogs, Canary Wharf is a great commercial and business district of London with lots of cafes, nice restaurants, shopping centres, boutiques, hotels & beautiful green spaces. It has excellent public transport including busses, tube, DLR, Thames Clippers, and is also close to London City airport. One of the best areas in London to live in, work or rest, it’s also very clean and safe.

Please share one thing (or more) which you wish you had known before you moved in:

We have a great big terrace with a beautiful garden, but only 1 door to access it from a living room. Would be great if we had also an access to our terrace from a bed-room, instead of the window.
However this doesn’t change my overall opinion on Wardian, it is great anyway.

What is the best feature of your home:

I love the height.
I live higher 40th floor and I can’t wait to see the view from my window once all is ready to move in. It must be breathtaking to see the river Thames, Big Ben, the Shard etc in any weather condition and any time of day and night. Looking forward to a ‘high life’!

We chose to live here because of the location but also the facilities that Embassy Gardens has to offer.

We chose to live here because of the location but also the facilities that Embassy Gardens has to offer. There is a pool, gym and sauna – we don’t find them crowded or hard to access (gym can often be empty if you find the right time!) and they are beautiful, love the ground floor pool looking out onto gardens! We use the Lounge quite often – for a bit more space outside of our apartment when meeting friends or sometimes if there is an international match on tv or watching the winter olympics, it feels like being back at college in the dorm but more grown up! They are great about putting on socials and events – we went to the social at the embassy recently and it was great to see this incredible building and meet some neighbours in a new setting up close.

It is better than I expected! I worried that the facilities would be over crowded by they really are not. I was also concerned that as it was on a quite busy road and set back from the river it would lack the ‘beauty’ of some other developments but it has so many internal views and aspects. Love it

Superb development with great facilities.

I have been a resident at LCI for over three years, and on the whole it offers fantastic value for money (on the assumption the facilities are up and running by the time you are reading this!). Now that Good Luck Hope has opened up (4-5 min walk from LCI) we have access to 2X pools, 2X spas, 2X gyms, 2X lounges… you get the idea! The management on the whole is very good, although there have been some issues such as intercoms not working which have taken far longer than would be considered a reasonable timeframe to resolve. The community spirit is one of the best things about the island, and this has been reinforced through events held by the Lockdown Room… Christmas Markets, social events etc. The flats themselves are of a high standard, although there are aspects that I feel had not been fully thought through.The floors are also not the highest quality and mark easily. Overall, LCI is a superb place to live and I doubt you will find better for the money in zone 2/3.

Selection of shops & restaurants have greatly improved this year. Sainsbury’s is directly on the island, and there is a large Morrisons just 5 minutes walk away. Homestead is highly recommended for high quality, fresh produce. There will be a bar and restaurant opening once restrictions are eased. The lockdown room is amazing for food, drinks and music. Canning Town station is a 5< minute walk from the island. There are also some peaceful ecology parks a short walk from the island.

Be wary about sunlight when selecting a flat. Those with direct sunlight throughout the day get excessively warm. This advice is aimed at those flat that do not have comfort cooling.

How has the building management responded to any problems or issues you have raised:

Response is usually within a few days. Some issues take longer than expected to resolve, but overall building management is good.

So much potential, held back by poor management

I’ll start by saying that this property has so much potential, but as mentioned in this review’s title, management is holding all the potential back by not being proactive, helpful, communicative, etc. The building presents really well, the amenities are mostly great, grounds are clean, the staff are as helpful as they can be all considering the hand they’ve been dealt (a pretty bad one, and thank management for that). This is a 5 star resort currently operating as 3 stars because many things are breaking, and management is being passive.

New buildings always have issues, it’s expected as part of the break-in process but this experience has proven unique in that management’s handling of said issues has been embarrassingly bad. Whether it’s an overflowing trash room (note building is maybe at 40-50% capacity) or broken lifts (1 of 3 lifts down for over 2 months, a second that intermittently stops working for multiple days at a time randomly, and the third which has been running into issues closing its doors as of late; there are regularly literal 10 min queues to take the lift), to non-functioning amenities like the saunas or things as simple as a water fountain. It’s a fairly comprehensive list, and management is allegedly working to resolve these issues but considering the time frames tenants and owners have been dealing with, it’s becoming hard to believe. These things simply don’t take this long to fix, it’s incomparable to previous experiences. Management should be making it their borderline life mission to fix these issues considering how fundamental some of them are (like lifts). I will update this review when it becomes clear priority issues are being managed, or not.

The area is still very much a construction site (i.e. loud, visually unappealing, etc.), but it’s coming together. You’ll find a range of restaurants, coffee shops, bars and other spots relatively close-by and as long as you’re willing to walk a bit further your options will broaden. Close to Vauxhall station which takes you anywhere into the West End, and now we have the new Northern line stations close-by as well. I cannot speak for parking as I don’t have a vehicle but others in the building complain non-stop about valet, parking, EV charging, etc. Keep that in mind.

Please share one thing (or more) which you wish you had known before you moved in:

Building amenities are a lot less “free” and “available” than you may be told. Whether it’s one of the lounges, or the theater, the Sky Pool, etc., you will almost surely find it more costly and/or difficult to book than you are being sold on. Sky Pool has limited entries per month, and guests come with a cost (and don’t forget towels, you must use theirs, and yes you must buy them, or rent them). Lounges are unavailable to be booked for weeks ahead. The roof top restaurant / bar will be closed when you get home from work. So on and so on, and so on (the list goes much longer).

How has the building management responded to any problems or issues you have raised:

Aftercare has been generally helpful with scheduling the multitude of minor fixes. Some items were simply not fix-able without doing major work and that’s due to poor original design and bad work by constructors during construction/building phase (ex. tear down part of a wall in order to access a sensor or wiring, or shave down a door frame to fix alignment – neither reasonable or realistic, esp. as a tenant). I have heard from residents of the first blocks that after the initial warranty period, Aftercare will be nowhere to be found for assistance.
