Good location but requires improvements

The building itself is great, the indoor car park helps with ease of parking in the city although it is cramped and being given the spot next to a wall made ours even smaller. The concierge is great they are always willing to help and sort most problems for you then and there. The parcel system is another great feature as they will always take in your package and give you a code to collect, there were no issues with security there.
The lifts are a big pain as one of them will regularly break down and then getting up and down the floors is a nightmare. I try to use the stairs but when you’ve got a load of shopping and you’re waiting anywhere around 10 minutes just to go up to your floor it gets a bit much.
They have good policies that you shouldn’t smoke in your apartment or on your balcony although people still do and we have found cigarette ends on our balcony a few times and we have had to close our windows due to the smell of smoke and/or weed. This is definitely coming from the apartments as no one was down on the street and the smells were strong.
They don’t want you to dry your clothes on the balcony because it looks messy which is understandable but there isn’t anywhere else to dry your clothes unless you don’t mind tumble drying. We would try and dry them in the apartment in front of the radiator but it just took up a lot of space and made it look messy inside.

We enjoy the fact that their is so much near by, the choice of restaurants, gyms and local shops is brilliant. Sadly the screeching noise is a constant pain with the trains going by regularly. You do get the opportunity for some free things from the hub downstairs which is always nice if you get there early. Unfortunately you get a lot of drunk people shouting and screaming outside and countless times have I heard them throw/smash bottles in the street that runs by the apartments. Sadly the crime is another issue, having had my bike stolen from the apartment car park was a shock considering it is a secure car park that we pay £150 per month for. Someone managed to cycle in, cut the lock and cycle out on my brand new bike. They did give me £150 in vouchers which is kind but I had just lost a £1000 bike which I had had for two months. I was disappointed that I was paying so much for a car park that could stop a basic bicycle theft.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew about the screeching noise from the trains. I wish I knew how much the council tax would be, we couldn’t find out until after we moved in. Wish I knew about the previous bike thefts, I would have left my bike on the balcony.

How has the building management responded to any problems or issues you have raised:

They have replied quickly but not always with the answer I wanted. (You can’t always get what you want though).

Living with ease!

I moved into Chapel Wharf in September and it was one of the easiest moves I’ve ever had! For a completely new development the management team were super prepared for new arrivals, leaving welcome gifts in the flat, giving a full tour of the amenities including the gym which was so great to have on-site and of course having the parcel room up and running making settling in so quick and simple. The furniture is perfectly suited for everyday needs and being really stylish for a new build as well as having a great amount of storage space in the wardrobes as they’re huge! The management team is always on top of any maintenance requests and are always coming up with exciting activities and giveaways throughout the month, never a dull day living here 🙂

Please tell us what you like and dislike about this area:

I’ve lived in Manchester for quite a few years but living at Chapel Wharf has by far been the best location within the city. You have city centre living right on your doorstep without being surrounding by the busy roads and town centre making the development really quiet and peaceful to live in.

Please share one thing (or more) which you wish you had known before you moved in:

I love the sun (very little of it in Manchester) and one thing I didn’t check upon moving in is how much sun you are likely to get living within the courtyard side of the building, so definitely check the orientation of your windows. The viewing was so simple, I did an online video call for my viewing and was able to see multiple apartments then choose which I preferred, very helpful especially with COVID regulations.

How has the building management responded to any problems or issues you have raised:

All maintenance requests can be logged on the residents hub and are easy to locate as any problem has a corresponding icon and you can add any photos or videos to help. The team are quick to respond usually getting to the issue within the day and like to be informed of any changes.

Amazing place to live!

I’ve lived here since August and I honestly cannot fault the development at all. My apartment is lovely and the furniture included is great – the balcony size is impressive and I don’t think you’d find a balcony the same size in town. The gym is massive and well equipped with basically everything you could ever ask for, I was suprised that they also did classes in the gym which is amazing! The shared spaces are super lovely and easy to book if you’d like to use them for an evening. Chapman House / new residents area has just opened up and looks absolutely amazing! The staff here are absolutely incredible too – always so willing to help and a special shout out to Clement who helped me move in, and Vicky who spent 15 minutes helping me look for a ‘lost’ parcel, which just was right in front of us the whole time! 🙂 Would not want to live anywhere else!

Please tell us what you like and dislike about this area:

Good: Less than a 5 minute walk to Salford Central station (I made it in 6 minutes from apartment to platform in heels!) – Another 5 minute walk and you’re in the city centre. There’s a small Tesco around the corner, and a Post Office opposite the station. The location is great. My apartment faces in to the courtyard so I really hear no road noise at all!

Can’t think of anything, Jess who showed me around answered all my questions and told me pretty much everything I needed to know!

How has the building management responded to any problems or issues you have raised:

My internet was faulty when I moved in – the service provider was a little bit slow to resolve but as soon as I notified Chapel Wharf they escalated it and it got fixed a day later!

Nice apartments, shocking management team!

The apartment itself is a great design, with a huge balcony which is great!
However the property management is where it falls short. I have been living here for 3 months now and outlined below the issues I’ve had here:
1) Parking – some tenants have been charged for parking whilst some haven’t. The “secure” parking has been open to people without permits all the time we have lived here, these people were not charged for parking, however me and several other residents have been.
2) The Gym – It took weeks after gyms being able to open for our gym to open – all that was different was a bottle of hand sanitiser and some cloth was left out and some machines had a “do not use” piece of paper on them. I signed up to a separate gym that opened as soon as we were allowed to and they had put a lot of effort into making the gym secure. We were also not reimbursed for this despite the Gym facility being a key part of our tenancy.

The team do not listen or acknowledge issues at all. I’ve rented with 7 different letting agents and have never had issues like this or been treated this way. How can a company get away with charging some people for parking but not others?

The area is in a great location. Only a 10 minute walk to the city centre

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how bad at customer service the management team really are. It takes ages to hear back about anything, they have taken ages to secure the gym to be reopened – when we pay for this in our monthly rent. To then have people without permits being allowed to park in the “secure” parking for free it’s just ridiculous. Completely unorganised and they don’t care about the tenants.

Should have flown a red flag when I saw most of the apartments are empty!

If there is one thing you would change about your flat or property what would it be:

The management team. The actual flat itself is nice.
