I love the design and feel very safe

There are good transport links because of the Dlr and many buses. The home is good value and quite spacious and i appreciate the parking for myself but recently had no visitor parking because of situation. I feel safe in the flat and have heard of no issues with security like no thefts or break ins. I like the balcony as it has a really great view but the roundabout gets ridiculously noisy because of the ferry.

I like the proximity to the shops and being next to the river, it is a bit far from the tube but that will change soon because of crossrail.

It came prefurnished but the furniature didn’t come with manuals

If there is one thing you would change about your flat or property what would it be:

I wish there was more plus sockets so i could have less extension cables

Beautiful development if you can afford it!

The design of the development is lovely. Very nice to walk around. Good facilities such as pool, gym and tennis courts though the pool temperature is a bit cold for me. Service charges are quite high but lower than other places. Management company not always transparent as to where service charges are going.

Please tell us what you like and dislike about this area:

The shops and restaurants are a 25 minute walk away which isn’t great but the development is in a lovely green area with buses available. Bin collections are good, no antisocial behaviour and no traffic noise.

Please share one thing (or more) which you wish you had known before you moved in:

I’d like my patio to have been south facing. Something I didn’t think about before buying

How has the building management responded to any problems or issues you have raised:

As I said before they’re not very transparent about charges but we have a good residents association who work hard on our behalf

Royal Winchester, really Royal.

Building is well designed especially for fire, we had an incident where an apartment was on fire, the rest of the building was unaffected and residents could remain in their apartments without evacuation. The response time to the fire incident was in about 3-4min. Police, fire service and paramedics were on site and all helped maintain calm. Management were quick to respond as well and provided information to residents on the next steps. Signs all over the building have clearly defined instructions on evacuation procedures. In terms of facilities, while we have a gym and concierge, there exists no specific smoking area around or in the property. Design is good. Rooms are more spacious than other properties. Common areas are kept clean, elevators serviced often and any faults dealt with quickly.
The team handling maintenance and management of the property are more like extended family and are always ready to help no matter what it is.

Waitrose in front of the main entrance, 30-40second walk, excellent access to shops and restaurants at the lexicon mall a short walk away. Bracknell station is about a 5-10min walk. Relatively quiet however if your apartment is at the front of the building you can hear noise from outside, temporary though as people pass the area, some drunk some just loud. You can hear cars especially loud sports cars from inside the apartment, it’s tolerable. Trash has a specific area where it’s dropped off by tenants and management deal with it’s collection. Concierge team are absolutely amazing, handling any request in good time and maintaining safety of the tenants.

It can be a lonely place despite the massive number of people here. Everyone mostly keeps to themselves.

How has the building management responded to any problems or issues you have raised:

Yes, there was an issue with a floorboard, they sort it out the next day after I reported the problem the previous night.

Nice development had some dramatic experiences though

I love the location and the view from my balcony but it can be scary at night behind the development because theres no street lights. I’ve been here some time and noticed the motorbikes can be noisy at night time and inside the development can be quiet depending on the neighbours. I got stuck in the lift and had to wait 45 to 50 minutes to get help but, the concierge people did their best to deal with it so I believe the building management is decent.

I have never had any issues with my development and the concierge is very useful

Please share one thing (or more) which you wish you had known before you moved in:

One of the lifts is faulty, so i avoid it because of fear that i may get stuck again.

What is the best feature of your home:

I love the balcony, i can see as far down as canary wharf and i like seeing the big ships pass by.
