Modern development with great management

My flat is large and spacious and the best room in the flat is the bedroom as it is ensuite. My living room is great too as it is open plan so the kitchen is there too. This is the standard layout so the development is quite modern. I believe it is good value for money too and I feel safe here.

The security in the area is great as there is a helpful concierge. The neighbours are incredibly friendly and there’s a great family friendly community vibe.

Please share one thing (or more) which you wish you had known before you moved in:

It can get quite noiy because of the roundabout leading to the ferry.

How has the building management responded to any problems or issues you have raised:

They respond to issues well and quickly too – within a week

I have living in this building for a while and have had minimal issues

The balcony has and amazing view and i like the warm community in the area. The transport links are great but there can be a heck of a lot of noise from the woolwich ferry at the weekends but not to a disruptive extent.

I like that, for a new build, it doesnt have as many issues as is typically expected

I wish i had known that there is a bike shed

What is the best feature of your home:

The balcony is a great plus as it provides ventilation nd a great view

I like the area because it is quiet and not that dodgy and the flat is really nice and spacious. The transport links are generally good and there is a bus station right outside.the ferry and traffic can get quite annoying at night time because they are noisy. There are no thefts. Some dodgy doors like my the balcony door jams sometimes.

The area can get noisy at night but it is quiet during the day.

Its pleasant, family friendly and has a good vibe

The area is very multicultural with loads of different shops nearby selling african and european food. It is close to the river so theres a really nice view and it is not noisy to me. my flat is very spacious and fairly good value for money, I don’t feel very safe at evening time though when I’m walking because I sometimes encounter drunk people. One of lifts isn’t very secure as it makes weird sounds and people have got stuck in the lift several times.

The walk from greenwich is one hour so its hard to access. I like the balcony because I have a river view which looks amazing at evening time.

No basememts so no place to keep bikes but the balcony

I don’t dislike much about it buy the heating system is a bit antiquated. I like the location, I love Greenwich and being by the water. I feel very safe. I feel my flat is very spacious and large and what i pay is very reasonable. I don’t drive but the concierge service is very helpful.

I do like my hous and have minimal complaints and the area is lovely to me

I would prefer a better heating system. Better insulation is needed because the temperature inside chamges dramatically depending on the outside

I like the wooden flooring as it has a nice finish.

I love the location and the view from my balcony but it can be scary at night behind the development because theres no street lights. I’ve been here some time and noticed the motorbikes can be noisy at night time and inside the development can be quiet depending on the neighbours. I got stuck in the lift and had to wait 45 to 50 minutes to get help but, the concierge people did their best to deal with it so I believe the building management is decent.

I have never had any issues with my development and the concierge is very useful

Please share one thing (or more) which you wish you had known before you moved in:

One of the lifts is faulty, so i avoid it because of fear that i may get stuck again.

What is the best feature of your home:

I love the balcony, i can see as far down as canary wharf and i like seeing the big ships pass by.

There are good transport links because of the Dlr and many buses. The home is good value and quite spacious and i appreciate the parking for myself but recently had no visitor parking because of situation. I feel safe in the flat and have heard of no issues with security like no thefts or break ins. I like the balcony as it has a really great view but the roundabout gets ridiculously noisy because of the ferry.

I like the proximity to the shops and being next to the river, it is a bit far from the tube but that will change soon because of crossrail.

It came prefurnished but the furniature didn’t come with manuals

I wish there was more plus sockets so i could have less extension cables

Some issues with the plumbing and building management is not the best

The development has good views, 24 hr concierge, good transport links, spacious flats and is very good value for money. The flat is very safe and mainly the security is from the concierge. I like that the parking inside so makes it kind of private. Unfortunately there are no gyms on site and I wouldn’t really call the development really family as there are not really kids/green spaces.

The building managment is really responsive and deal with issues raised really well and make sure the concerns of the residents are attended. For example, they didnt inform everyone about why there is an area boarded up in the development.

Please share one thing (or more) which you wish you had known before you moved in:

The service charge is quite expensive for buyers and the he company that runs the place doesnt maintain the development all that well.

If there is one thing you would change about your flat or property what would it be:

I would change the plumbing as they did a really bad job initially and the development is quite old – buily in 2006.

The area is up and coming and becoming safer

River is very appealing, well maintained and built with safety in mind. For an example of maintenance, the lifts have been out of service before but were fixed very quickly – within a week. The design is great for example, the fire doors automatically shut and the fire alarms run on battery and on electricity so safety has been greatly considered. I also feel incredibly safe because of the onsite concierge and the several cameras at different entrances in addition to the fob and key system. The ground rent can only be changed once every 10 years which is great. Unfortunately the land next to the building was previously not very secure so some squatters using drugs moved in there however building management has responded well by blocking off the land and placing security there so the squatters have been driven out and the land has been overturned to prevent this happening again. I do like my view from the balcony as I have a view of the river. The area is upgrading and it is safer than it was as the royal arsenal development has provoked more interest in the area and so nice buildings are being built and more businessmen are moving in. The service charge is fairly expensive though very worth it because a lot of maintenance occurs such as litter picking and other work from the cleaners. Closer transport links would be ideal though.

The area is really coming up and there are loads of developments which are making the area nicer and richer. It really is a worthwhile investment.

Crossrail is coming ans so the area is rapidly developing so there are loads of new flats near the river leading up to the royal arsenal wherr there will be many great things such as a huge art centre, ballet school, restaurants and much more.

If there is one thing you would change about your flat or property what would it be:

The nearby could be used for something else/another building so that squatters and gypsies dont move in instead.

Secure building with private parking and good transport links

While there is poor maintenance of the surrounding paths which have loads of weeds, the building management can be responsive to issues and find solutions in apt time. The best feature of my home is the balcony which has a nice view. Transport is great and I feel very safe living here.

The private parking is an added bonus and the area is nice and quiet.

Finding your designated parking spaces may be hard and confusing.

If there is one thing you would change about your flat or property what would it be:

I would have windows on the balcony door so I can allow air in wihout opening the door.
