Peaceful location in a rural setting

The development itself is lovely and well laid out. Nice mixture of differently designed houses and flats.

We have just discovered the park onsite which is great for young kids and we have heard there will be a woodland walk which will be nice.

It is situated in a nice rural location and is therefore very peaceful at night.

Only problem has been drainage and waterlogging due to the rain and insufficient drainage on the properties.

My grass was laid late with no drain so the water sits on the patio.

Patios are not really big enough but the houses are great. Very spacious layouts and well thought out.

Nice to have a shed included and the gardening has been lovely.

The builders are all very pleasant and polite which is nice.

Please tell us what you like and dislike about this area:

Excellent location but rural setting therefor rot feels very safe and tranquille.

Not far from Tunbridge Wells which offers a lot for families.

Paddock Wood itself has a Waitrose and a
Costa coffee, a Tesco’s, a range of take away shops and dominoes pizza.

There is a station too which is great for links to London and ramsgate.

Not far from the A21 and only 45 mins from Gatwick.

Fab location and fab development.

Please share one thing (or more) which you wish you had known before you moved in:

The postcode didn’t show up for a long time so when changing providers this was tricky at first.

Also they have the monopoly on the internet provider.

How has the building management responded to any problems or issues you have raised:

Was offered drainage but this has never come. The weather has been bad but have been given dates they’ve ere going to come and they never did.

Lovely community and estate.

Building management is poor. Lots of weeds in communal areas and expensive considering the little work that goes into it.

House is fine – very cheaply built but we haven’t had lots of issues.
Some of the design is a bit idiotic such as the en-suite has a big gap between the door and the shower tray so gets mouldy (apparently the same in all the ensuites)
We had done bricks missing from the side of our building leaving holes that the birds could get into. Roof trim coming away too, after two years. To be fair Charles Church have fixed these.
Internet wiring has never worked and we’ve been given the run around over who is responsible for it – meaning it’s never been fixed and we have to plug it in under the stairs and there’s wires everywhere.

Very economical house though and utility bills are cheap.

We have lived in Oakwood Meadows for 4 years. The location is perfect for us with access to A12 and local amenities such as shops, restaurants and transport links.
Development is quite quiet on my road, neighbours are friendly.
House build quality is quite poor but haven’t had any major problems with it. Generous garden sizes for new builds.

Please share one thing (or more) which you wish you had known before you moved in:

Wish I had know how much of the stuff you see in the showhouse is an extra .

What is the best feature of your home:

Best feature is the spacious kitchen diner and the garden is larger than we expected to get in a new build.

The Mile – a mile away from high standards!

The houses are a lovely design, spacious and well thought out apart from the kitchen design which is poor for a 5 bedroom house e.g. no built in fridge freezer just a space, under counter single oven which is tiny and struggles with Sunday lunch for 2 so no idea how a family cope! The building and property management have been poor. Since purchasing the house we have had 5 different site managers, customer service is poor, we still have outstanding repairs after 11 months. The staff in customer care cannot be faulted both the staff who take calls and the customer care work men are excellent, they are just never allocated enough time to complete jobs. The site ( compared to other new build sites in this area) is untidy, haphazard and poorly managed. We appreciate that we are very close to the building compound with heavy traffic entering and leaving but the dust and mud are horrendous. Despite asking for the road sweeper to attend regularly this just does not happen.

The Mile is situated in the lovely market town of Pocklington and the local amenities are excellent having easy access to shops bars, restaurants etc. Transport links are very good. Sadly the site itself is let down by poor management. For example speeding contractor traffic, huge dust problems which are reported daily but dealt with infrequently. Rubbish and debris left around the site.

Please share one thing (or more) which you wish you had known before you moved in:

Always check you will not be opposite the building compound and do not buy unless you can cope with 12 months of constant dust, noise and rubbish from the site constantly blowing all over your garden. The dust is so bad it has damaged the lawn and hedging. Our cars are unrecognizable but cleaning them is a complete waste of time.

What is the best feature of your home:

Good layout, nice size rooms and a generous garden.

Avoid

Avoid!
Bathroom lights gone in a year. Rusting on radiators. Poor customer service and told miss information from their team.
Impossible to speak to anyone in charge to get things resolved. You have to chase them. They won’t come back to you or acknowledge emails etc.
Bought the home December 2021. The customer service wasn’t great. Took 6-9 months to get basic things resolved. The quality of the homes are also quite poor. Eg holes in random areas, no stopcock for taps or toilets etc. you can hear everything through the walls.
The land is also privately owned by Remus. So have to pay council tax and a extra service charge. House is freehold.
Even though land is privately owned people keep parking.
Service charge gone up by 30% this year. Have a feeling it will go up and up each year and we have to pay it. Bit of a cheeky scam!
I’d advise buying an older house and refurbishing it. Not worth the money for a new build home. Plus the drama getting things fixed etc.
The internet provider is also limited. Have to use persimmon homes internet company. Again a bit of a scam.

Free hold property but have to pay service charge to a company called Remus. 30% increase from price advertised for yearly service fee.
Private road but others come and park and block drive.

Please share one thing (or more) which you wish you had known before you moved in:

Not worth paying the extra for a new build finish. Looks good on the surface
But poor finishing and builders warranty is all a marketing tool

How has the building management responded to any problems or issues you have raised:

Poor
Phoned up to raise an issue
Was told I had to fix the problem.
Then 3 weeks later I get an email to say it will be looked into. However no trace of my phone call or issues raised.
All a mess!
