BTR Operating Ltd. is a subsidiary of the John Lewis Partnership – you may know our well known businesses, John Lewis department stores and Waitrose supermarkets. We are a new residential management service that launched in November 2023. Our aim is to improve the experience for renters with the same customer focused approach that has built our retail businesses.

A new fresh home away from home

The building feels very homey and cosy due to the different architectural epochs. The fire place, is a lounge with an electronic fire place and plenty of seats/ sofas/ armchairs.
The gym is of a good size and has some good equipment. The different lounges on each floor can be used to relax or work in. Also, the big lounge next to the gym is available to everyone to use as a work space or a extended living room eg to watch movies or simply to hang out. Vending machines / coffe vending machines are available too. There is also a professional meeting room to work from with a big table and a white board.
Further the games room has a table tennis, pool table and dart available. It is cozy due to the newly added sofas. The building is all in all very cozy and plenty of lounges make is very homey. Parcels are dropped off at the management office and are safe and do not get lost or stolen. Postboxes are used for letters. The management is friendly and surely do their best, but there is always plenty of room for improvement.

The location is great:
-very close to the city center, hospitals (LGI), the University of Leeds campi, Leeds Beckett University, Hyde Park.
-has a convenience store close by, a Pizza delivery service ( Papa Johns), ATM
– 5 min walk to other shops eg Tesco express, other take outs and restaurants
– 15 min walk to Aldi and Cinemas etc
– close to places of worship for different religions
– nice location as it has its own compound/ garden area with BBQ places
– looks luxurious
– it is safe due to on site security
– parking spaces available

Please share one thing (or more) which you wish you had known before you moved in:

– the walls are very thin, you can listen to neighbour’s conversations
– unfortunately the studio flats do not have an oven ( would be great if they did)
– the courts has no roof terrace that was not clearly described on the website
– the house doors slam shut, very loud
– maintenance takes long esp for gym equipment
– even prio to the pandemic the gym didnt offer disinfectant or wipes
– the sensor – light and vent in the bathroom is annoyingly loud
– most annoying is the tap both in the bathroom and living room, you can chose between arctic cold water or boiling hot water to wash with… it is nearly impossible to find a comfortable temperature.
– bin store sensor light … basically it does not switch on unless you perform some sort of dance in the dark for it to switch on. Also, this has been mentioned to the management but the reply was to throw the trash away during the day and not at night. …. this makes no sense esp if you are someone that works nightshifts.
– further the management team needs to step up their game.
– tip: do not use the circut laundry app but get the card… the app frequently does not work
– taxi companies need to be made aware where and what CQ is
– security at the site is friendly and very helpful
all in all a great place to live but has greater potential than yet realized.

What is the best feature of your home:

The facilities that are on offer especially the gym and the lounges.

Very nice atmosphere and people, modern design, improvement could be made on the speed of the refurbishment of the pool and gym.

The flats are really nice, modern in design being newly refurbished, with a lot of daylight. The facility that the property comes with are the pool and the gym. They are really nice, I’ve been using them daily and there is never too many people at the same time so it is nice to relax in the pool or to concentrate on your work out. However, the renovation of the facilities is taking way too long. As it has started in November 2019 and we are now in September 2020 and it hasn’t been completed yet. Partly because of COVID-19 slowing the progress down, but at the same time the works were planned to be finished in February which was before the UK went into lockdown. The price is on the higher end but considering the location and the facilities that should be already available, it is reasonable. However, not happy about paying for the facilities for the last 9 months and not being able to use them.

Great location with very nice atmosphere and amazing people. Made so many new friends thanks to the wonderful people who actually live here as well. There is a lot of very nice bars around as the property is located in the cultural quarters. And there are many shops near by.

Please share one thing (or more) which you wish you had known before you moved in:

Definitely negotiate the price as they are really open to negotiations as the prices are quite high to start with.

What is the best feature of your home:

The location of the property is definitely the biggest selling factor as well as the gated community with a nice courtyard.

Almost 100% satisfied!

I have been really happy here (6 months) despite the COVID lockdown. I’ve met some great people, and I’m completely satisfied with the management team. They’re working really hard in difficult circumstances. The rent is affordable for a one bed studio (pretty much market rate), and I have had no issues remote working on the Wifi.
I have literally only one concern: the security of the development is compromised by the issues with the security gate and outdoor locks. I know they are working on this, but it is taking some time.

The location is perfect. There are security issues with the local lighting in Hyde Park, but this is a council issue.

Please share one thing (or more) which you wish you had known before you moved in:

The ovens in most of the flats are very small combi microwave ovens.

What is the best feature of your home:

The working spaces are a real standout: this is unusual in properties which are suitable for professionals/key workers.

Great management from Kesvhi and Izabela

The building is old, but its ok. The design of the apartments can be a lil odd (like our first apartment that had a beam through our bedroom), but this cannot be helped as it used to be a factory. But I have seen much worse, and they have designed it the best they could with the layout’s they had. Like stated we have a gym, pool etc, but i do agree no one actually sticks to the rules and uses the booking service which is annoying.

The building management (i.e Keshvi and Izabela) are amazing!! they have helped us in every step. They communicate and try their best to sort issues out. They are honest and are quick to reply. Maintenance requests get sorted as soon as possible, and tbf could not ask for a better management team. They should be given more reviews as they have also handled the transition from the old to the new owners as best they could! Really appreciate having them if we need anything in particular.
Also the maintenance man Shaban is wonderful and is very quick and good at his job. I think he is the only maintenance person, but he literally does all the repairs etc, so definitely want to appreciate him as well.

Overall, it is a great building, you would get much much worse properties in the same area for a lot more money. This is a good building, with good people and management. For the price it is not too bad depending on the apartment you have. We have a one bedroom and it suits our needs and we are happy with the price!

Great location, close to shops and cultural quarter. If you work at the hospitals etc it is close whereby you do not need to get a bus. Traffic noise isnt bad if you face the court yard, but if your on the street it would be loud. Doesn’t feel the safest at night due to issues with homeless people as we have a church behind which they can climb over. Also had couple of issues with them outside asking for money etc. Think more police patrols would be beneficial around this area.

Nothing really. You learn as you go along, but everything has been fine.

How has the building management responded to any problems or issues you have raised:

All maintenance issues have been sorted as soon as possible.
We had issues with the transition as we moved apartments in this time, but Keshvi and Izabela have been great and sorted everything possible.
