Very Happy First-Time Buyer!

I’ve had an amazing move-in experience. IPE (the developers) have been brilliant. They provided a dedicated Sales & Aftercare Manager (Kelly) to answer any questions about the property – as well as provide an in-person tour on move-in. Kelly provided a personalized manual for the flat – detailing all the important information for a new buyer, as well as all the documentation and instruction manuals for the appliances and utilities. I had just completed a round of chemotherapy when the flat was completed, and they made every effort to accommodate my situation and answer any delayed questions after I’d recovered. You hear a lot of horror stories about buying your first property – this was the complete opposite. I came out of the hospital into a new home – and immediately felt comfortable.

I’m incredibly glad I bought a new build. Everything just ‘works’ and was ready to go when I moved in. All the appliances (oven, washing machine, microwave, dishwasher) were the latest Bosch technology. The boiler and hot water were ready to go. I discovered an odd noise coming from the oven – and the developers replaced it the following day with a brand new one. I had an independent team do a snag list, and almost everything was resolved before I moved in – and everything else was ticked off within a couple of weeks.

The construction company has also been brilliant. The Site Manager (Jas) and his team have answered a bunch of random questions about how the flat was built – and have made sure any snags are finished to the same quality as the rest of the flat.

I bought the flat off-plan, so was a little nervous about the finished spec. I’ve been pleasantly surprised across the board. Everything feels premium, from the bathroom fittings to the kitchen and engineered wooden floors. The intercom system works perfectly, and they’ve integrated security systems into both the front door and the lift (so deliveries can only access the floor they’re visiting).

The latest Open Reach technology was plumbed in before I moved in – so turning on a 1GB fibre internet connection was sorted within 24 hours. Even the plug sockets have USB ports (a tiny thing, but shows the level of attention to quality of life).

Overall – very happy buyer!

Please tell us what you like and dislike about this area:

I’ve lived in Shadwell for four years before buying a property here. It’s one of my favorite places in London. Walking distance to Brick Lane / Shoreditch / major parks. Right next to the DLR which is one stop into Bank. Now we have the Elizabeth line in Whitechapel that’s a few stops to Paddington.

It’s more famous for its pubs than its clubs (like the George Tavern), and there’s no shortage of restaurants. Especially Indian restaurants like Tayyabs which is just around the corner and does the best lamb chops in London – FACT.

The development doesn’t have parking – but there are plenty of paid-for spots outside. In the four years, I’ve lived here I haven’t experienced any anti-social behavior. The community is pretty tight-knit. The development is off the main road and completely soundproofed – so zero traffic noise.

No downsides.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d done more viewings as the development was constructed. Just so I had a better understanding of how it’s built and where specific utilities were plumped in.

How has the building management responded to any problems or issues you have raised:

See review above. Every request had been addressed within 24 hours – sometimes sooner. Brilliant aftercare support.

What is the best feature of your home:

The fact it came pre-installed with modern appliances with brand new warranties and support. Everything just works. I looked at lots of pre-owned properties before buying a new build – and I’m very glad I chose the latter.

Kelly (the after sales manager) has been very responsive and friendly.

The property is very close to the City so I can just walk or cycle to work.
