The Park gate apartment is a well maintained, and well-managed property. Property amenities are excellent. Everyone on the staff is so friendly! very easy to get around with public transportation and walking distance to bars, shoppings and eat out restaurants. The apartment floors are great, very clean and has everything you need like Gym, open terrace, concierge, a small attic, designated park lots, bike parking, access key fobs for entrance. The park gate has separate mobile app and community services for raising any concerns, events and parties. There are two wings, each side has its own pros and cons such as roadside view for urban way of living and street view for peaceful. Overall great place to live.

The apartment is located in a great location at the intersection of Lyndon and Coventry road, just opposite to Tesco supermarket. the locality is great with several restaurants and bars and there is Aldi supermarket near by. Very convent for parents, there is Sheldon country park adjacent to the apartment which connects till Airport viewing and Lyndon public schools and church and business parks in walkable distance. There is a bus stop in front of Apartment for easy commute. A vast parking area and a designated trash collection are and gyms are available with the Apartment campus though there are several other options available near by.

The country park next to apartment, great place to spend some peaceful time.

How has the building management responded to any problems or issues you have raised:

Front desk service is very helpful, immediate response from them even on the request submitted through mobile apps.

Good, with issues

It’s a great development generally – I think it is poorly managed in some aspects though. The bike storage room is not secure and I’ve had a bike wheel stolen. Talking to other residents this is a common issue – the entry to the bike storage room is a fire door meaning anyone (resident or not) can get access. Similarly, windows are supposed to be cleaned quarterly – I’ve been here 4 months and they haven’t been cleaned. Judging by how filthy they are they haven’t been cleaned for a long time!

It’s a great area, feels as though it’s on the up – it’d not quite there yet though. V close to central

That the bike storage room is not a safe place to leave a bike

How has the building management responded to any problems or issues you have raised:

Sort of – I reported my bike wheel was gone and they said they could show the cctv footage to the police

Design is very sleek and modern although kitchen space could be utilised more as there is a lack of cupboard space due to amount of built in appliances.

Design is very sleek and modern although kitchen space could be utilised more as there is a lack of cupboard space due to amount of built in appliances. There are areas which could potentially fit more cupboards. Overall building maintenance is good, clean and well maintained. Only problem area would be the lifts which are extremely unreliable and unsafe. They break multiple times weekly at least and recently a neighbour was stuck in one and there was absolutely no number to contact to help, the service bell in the lift was not putting the man through to anybody. Another member of the building (tenant) ended up having to call the fire brigade to solve this issue as there is no emergency contact numbers to building maintenance or management out of hours. (Alliance out of hours were called but did not help).

There is a wide range of shops nearby from small convenience shops to large supermarkets within walking distance. Possibly a lack of restaurants, only a couple I know of on the street that you can sit and eat at, although transport links to city centre are good where there is much more choice! Parking availability is good and usually not a problem, bins are regularly collected and well organised (I’ve never seen an overflow or dirtiness around bin area).
The main issue with this area is the traffic noise which is constant all day and night, as well as construction noises on several places on the main road all in front of the building which never seem to end. Additionally the building is now neighbour to a construction site of a new apartment complex which has begun very close by. This can make it hard to work from home or enjoy much peace and quiet.

Please share one thing (or more) which you wish you had known before you moved in:

Get to know the area first! I didn’t relate just how noisy it would be with so much traffic nearby, I mainly focused on the convenience of the location with having local shops and close proximity to work.

How has the building management responded to any problems or issues you have raised:

Building management has responded well to my concerns including helping me to set up my utility bills which was confusing at the time as the energetic supplier was being changed for the building which made it more difficult. But a lot of questions were answers and I was well supported.

Fantastic apartment, great location combined with a conscientious, kind, and welcoming concierge

Our concierge, Karolina, consistently goes beyond what I perceive to be her contracted duties to help in any way she can but in a professional manner. This includes building maintenance (e.g. cleaning, painting, ensuring the bins are in order) but also her kindness (e.g. I recently had COVD and Karolina made an effort to check in on me, ensure I had everything I needed and even bring my parcels to the door – this is not a “one-off” based on discussion with neighbours and my own previous experiences). Karolina is friendly, approachable and has the ability to always put a smile on everyones face.

The building looks great as does my apartment. A key design feature I appreciate is the fact that you need a fob specific to your floor to access your apartment, reducing the risk of any tailgaters gaining access to apartments, and helping me feel safe. A slight frustration is the boiler temperature which doesn’t increase over 50 degrees (are thereabouts), however, since the increase in energy prices it has become evident that as well as a safety feature this contributes to saving energy so I can’t really complain.

Excellent location in the centre of Manchester. My apartment faces the front but there is never too much noise. Great transport links with Piccadilly and Oxford road stations 10 minute walk and Victoria station a 15 minute walk. Buses and trams are approx 2 mins away. Sainsbury’s is a 1 minute walk away and Piccadilly Gardens is approx. 5 minutes walk.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew that lockdown was about to start before I moved in which obviously wasn’t ideal. I live on the front of the property meaning there are no balcony’s – whilst not normally an issue it was noted during lockdown!

Yes, great response to snags over the initial two years.

Modern Building, Great Location & Friendly Staff

The building management is excellent! The staff is very kind and helpful, especially Ms. Karolina, who is the friendliest receptionist I have ever met! Whenever I had mail that I was unable to pick up, she was always there to receive it for me.
The design inside the apartments is spacey and homey, with big living rooms and fully furnished kitchens. The only complaint I would have is a minor one – the fixed shower heads are hard to get used to, but obviously not impossible to use.

Please tell us what you like and dislike about this area:

Everything important in the city center is within walking distance, be it museums, restaurants or university buildings. Bus and tram stations are very close, and so are supermarkets and malls. A very quiet area with not many cars passing by on the street.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known there are no storage spaces in the building, not even small spaces for storing cardboard boxes.

How has the building management responded to any problems or issues you have raised:

They are always quick to listen and help out. They always take note of noise complaints.
