The Park gate apartment is a well maintained, and well-managed property. Property amenities are excellent. Everyone on the staff is so friendly! very easy to get around with public transportation and walking distance to bars, shoppings and eat out restaurants. The apartment floors are great, very clean and has everything you need like Gym, open terrace, concierge, a small attic, designated park lots, bike parking, access key fobs for entrance. The park gate has separate mobile app and community services for raising any concerns, events and parties. There are two wings, each side has its own pros and cons such as roadside view for urban way of living and street view for peaceful. Overall great place to live.

The apartment is located in a great location at the intersection of Lyndon and Coventry road, just opposite to Tesco supermarket. the locality is great with several restaurants and bars and there is Aldi supermarket near by. Very convent for parents, there is Sheldon country park adjacent to the apartment which connects till Airport viewing and Lyndon public schools and church and business parks in walkable distance. There is a bus stop in front of Apartment for easy commute. A vast parking area and a designated trash collection are and gyms are available with the Apartment campus though there are several other options available near by.

The country park next to apartment, great place to spend some peaceful time.

How has the building management responded to any problems or issues you have raised:

Front desk service is very helpful, immediate response from them even on the request submitted through mobile apps.

5🌟Recommended, there is no better apartment than this.

The apartment has 6 floors, I live on the 2nd floor. Every morning the sun shines directly on my living room from the floor-to-ceiling windows, which makes me feel happy. There is an electronic security door at the gate, which requires an electronic key to enter, and Karolina, the administrator of the apartment, will serve us in the lobby during working hours. Have to say she is absolutely perfect, she keeps the apartment clean and tidy, collects packages for us and takes care of everything. Because I am still a college student, this is my first time renting a house outside, and there are many things I don’t understand, such as how to pay for water and electricity. Karolina is very patient and responsible, she can solve a problem for me.

Please tell us what you like and dislike about this area:

The apartment is located in China Town, surrounded by restaurants, supermarkets and bars, life is very convenient. Public transportation resources are also well developed, 2 minutes walk to the bus, 13 minutes to the train station. The G floor is the garbage area and the parking area. Although I don’t have a car, I think this design is perfect.

Hope to know the approximate average monthly cost of utilities before moving in.

How has the building management responded to any problems or issues you have raised:

Karolina is very patient and responsible, she can solve all the problem for me.

I’m pretty happy here.

The building itself is relatively modern and stylish, the entrance area is nice and clean. You can use the lifts (I wouldn’t as they like to brake and trap people in them) or the stairs.

The hallways are hotel like and cut into small sections witch is nice but the doors are heavy so you can hear when people pass through them as they kind of thud when they close.

I don’t really use the gym but it’s there… you have to go outside and down a metal staircase that has no anti slip tread so good luck when it’s wet or icy.

The lay out to the flats, mine being a 1 bed is pretty good, all areas are nice and light apart from the bathroom as they don’t have windows. Fit and finish is to a good standard, we have had minor issues that have been sorted by building management for example, water leaking from the toilet area, this was mis diagnosed but rectified quickly when I found the issue myself.

24 hour security is advertised on the website, this is 24hour cctv not real security. There is however 24 hour security on site for the office on the ground floor of the building who make it very clear that if you have an issue they aren’t bothered.

Crime is relatively low levels. Apart from the 1 motor bike theft, 1 attempt at stealing another motorbike just last night, 2 cars being vandalised and a few pushbikes being stolen.

The carpark is constantly lit to try and deter the chancers but light does bleed into the flats so it’s never totally dark at night time. Also parking is allocated, not all flats have one and there’s no parking for visitors.

But the balcony I have is nice and spacious it looks out to the views of the park I don’t have for much longer as they’re building another apartment block there. The roof terrace is nice to use in the summer when other residents don’t leave all their beer cans up there.

Overall it’s a nice place to live and everyone I’ve come across sofar have been lovely, the community Facebook page is helpful aswell. There could be improvements but I’m pretty happy with my flat.

Relatively quiet area with good transport links into City and Airport, good small selection of shops, cafes and supermarkets on the doorstep. The building backs onto a large country park that doesn’t see much ASB.

Please share one thing (or more) which you wish you had known before you moved in:

No pets is a big one. Nowhere in the add does it say no pets and I was also told that providing they don’t cause any trouble pets are ok. Then when I double checked as me and my partner wanted to start a family and get a dog (we can’t have kids) I was told that pets aren’t allowed in the building because the people who own the development said so. This is frustrating as we have insurance for the flat that would cover any damage and even offered a deep clean once we leave the building.

The doors are loud so you hear them thud when they close and the lifts break down often with people inside them.

How has the building management responded to any problems or issues you have raised:

I’ve never dealt with my landlord, everything is done via building staff.

I have had issues when we first moved in that were rectified relatively quickly.

Energy Consumption

The property managers have been very responsive and helpful with issues with the property. I like the overall look and design of the apartments however the energy consumption is a big problem for me, the heaters don’t seem to help at all in the cold winter and they cost an absolute fortune in energy bills to run with very little warmth. Its absolutely freezing at night!

The location for public transport is a huge bonus at Axis, i just wish there was more access to parking for visitors.

I wish i had known how bad the energy consumption is and how cold the flat gets in the winter as previously mentioned

The bath plug broke and our property manager arranged a contractor to fix it swiftly.

Do not live in any Alliance City Living property

The building photographs well. In person, it is small, cheap and basic. The property management is the poorest quality of them all. Concierge staff members are often from staffing agencies meaning they have no knowledge on the building and how it runs. This also means the quality of staff on concierge is low. I was embarrassed to bring guests to my apartment due to the conversations they might hear in passing from the concierge staff.

Responses on issues with your apartment are slow, and more often than not, left not rectified. Fellow neighbours smoke in their apartments and no one does anything about it. The walls are thin, I had the pleasure of listening to s*x most nights of the week from my two neighbouring apartments.

Alliance City Living are money grabbing. Once you are in and have signed your agreement, that is where their work stops. They take until the day you move out, and should you leave a spec of dust in your apartment, you won’t be getting a penny back of the £1200 deposit you paid.

Please tell us what you like and dislike about this area:

The building is in a highly populated area of Manchester city centre, neighbouring several pubs and clubs with no security. There is also no parking available for guests, and there is a limited number available for tenants therefore you are unlikely to secure a space for your car if living in this building.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that there are 100s of better apartments available to rent in Manchester!

How has the building management responded to any problems or issues you have raised:

How were problems responded to? Well, they weren’t. They were passed from pillar to post through different staff members who came and went and never knew what was actually going on. If you then escalated this to higher staff members, they also don’t know what’s going on! All staff are inexperienced and junior.
