U+I Group reviews

“Located alongside possibly the most futuristic Morrisons store in the country is 399 Edgware Road, a new mixed-use development by U+1 and designed by award-winning architects Sheppard Robson. Set in the heart of Colindale, North West London, this modern complex comprises five apartment blocks and a collection of townhouses – there are 183 new homes in total, ranging from one to four bedrooms. The seven-acre site was formally derelict and is now home to the residential development, a 40,000 sq ft Morrisons supermarket, and an oriental shopping centre and food hall, with another development and a primary school sitting alongside it. This vibrant new community hub will attract young professionals and families looking for an affordable area of the capital with reasonable transport links into Central London.” – HomeViews Property Pro on 399 Edgware Road

Great place to live!

The bedding is uncomfortable.

No facilities are provided – no towels or cutlery which should be stated far more clearly.

The food provided is not good at all, no nutritious value.

No value for money – £600 for two weeks which is TERRIBLE.

Please tell us what you like and dislike about this area:

Train station is very accessible
Nice area and the shops, it is safe

Please share one thing (or more) which you wish you had known before you moved in:

No facilities provided being the biggest let down for what you’re paying

What is the best feature of your home:

A mind mapping board inside which is convenient and quite homely.

The Deptford Project

The development does offer some goof facilities such a roof top terrace which gives views across London. The concierge service is helpful when receiving parcels as well as help with parking, keys etc. Unfortunately, this is all the development offers and this is not reflected in the rental price. Building and prooerty management are not very forthcoming in dealing with repairs and building issues.

Please tell us what you like and dislike about this area:

The local area is very up and coming. There is a range of bars, restaurants and shops immediately downstairs that are used by the local community. The transport links are good with a national rail station on the doorstep as well as DLR and busses not far. There is a lack of parking unfortunately and the on street parking is limited.

Please share one thing (or more) which you wish you had known before you moved in:

Many of these flats are owned by overseas in esters and owners which is very disappointing. Appears to be a money making purpose, increasing rental fees each year.

How has the building management responded to any problems or issues you have raised:

Very few. We are still waiting for repairs after several years as well as dealing with the issues of unsafe cladding.

Perfect development for commuters to london looking for the best of both worlds!

We’ve been living in our one bed flat for just over two years, and we’re still very happy here. The area is perfect, as we’re close to local transport links, green spaces and the high street has everything you need. The overall design of the building is nice to look at and has a nice square in the middle, which is lined by a cinema and a few nice restaurants. The concierge team is absolutely wonderful and has always been extremely helpful. Especially during lockdown when we were getting a lot of parcels to pass the time! I’d like to shout out to Namory in particular, as he always goes above and beyond to help residents, and he’s always so kind and friendly.

The property management is where I say this development falls down, sometimes it can take a long time to get a reply from someone about an issue and when you do, you can end up being passed around to several people until you actually get an answer. But generally, they are helpful, it can just be a bit of an ordeal getting a response.

Please tell us what you like and dislike about this area:

We live about 5 minutes away from the nearest train station, which has direct links to London Victoria, which is very convenient. We’re also very close to our high street, which has pretty much everything you could want. Bromley also has a great range of local pubs and restaurants, we’ve been here for two years and we still haven’t tried them all.

Parking can be a bit difficult, but we were lucky enough to get a parking space with our rental, which has been very helpful, as street parking can be hard to find. We live by the main road, and a few pubs, so there is definitely street noise, but it’s never really been a problem as we have good double glazing so we don’t hear anything with the windows closed. We’ve seen a few people have run-ins with the local police, but we’ve never felt unsafe in our flat. The area is generally very nice, with lots to do and lots of open spaces nearby.

Please share one thing (or more) which you wish you had known before you moved in:

I think this is something most people know to consider, but because we’re new renters we were a bit novice to it all. But, check how much sun you get on your balcony before moving in. We have a lovely balcony but we don’t get very much sun at all, which can be a shame but we still enjoy it. I’d also recommend getting a parking space if you can, this area doesn’t have the best street parking, so it’s worth checking out.

How has the building management responded to any problems or issues you have raised:

The building management team can be a bit slow on responses, which at times has been frustrating. But we have got all of our concerns and issues fixed, so they have been okay overall. Our landlord is absolutely lovely and really has done the most to make us feel supported and welcome in the flat.

I love my apartment it is fantastic as there is lots of room, its extremely bright. The balcony is so nice in summer and has an excellent view. The amenities offered are great and having a gym downstairs is really convenient.

Please tell us what you like and dislike about this area:

I like that its near to greenwich town and theres loads of shops, restaurants and activities. The area is safe which is important to me. There has been building works going on at the end of the road for far too long.

Please share one thing (or more) which you wish you had known before you moved in:

I have lived in the area a while so there was nothing i didnt already know.

If there is one thing you would change about your flat or property what would it be:

There is not anything that i would change, its great.
