Built in 2010 but still feels modern.

Built in 2010 but still feels modern. 24/7 concierge are really friendly. The gym is great and you can book onto free classes. Service charge is about 4K per year so sizeable but a lot cheaper than some other developments.

Currently free parking outside but we have purchased a space in the secure underground car park in the basement of the building. Local pub on the river is a 5 min walk. 2 min walk to Tesco metro. 12 minute walk into canary walk with loads of amenities and great transport links. Can be a little noisy in summer outside the building.

How has the building management responded to any problems or issues you have raised:

We had an issue with a leaky pipe that was building’s responsibility. Took a bit of time trying to get a contractor in so we paid for the works ourselves and then received a refund on the total cost from building management

Ability Place is a great building. Family friendly with lots of playgrounds near by. However it can get noisy at night. I am friends with various other tentants in the building and they are all super nice. It gives a good community atmosphere.

Cheaper, but at what cost?

I cannot recommend living here when a majority of the other buildings in the area provide a much more modern experience at a comparable price point. Yes, AP is modestly cheaper than the surrounding buildings but that is due to various factors. Dated design, mostly unfriendly staff, cheap building materials, leaky pipes, mold, disgusting window tints, and more.

Living in Ability Place grants you access to great transport links and a great selection of nearby shops both on Milliharbour and in the nearby Canary Wharf.

Please share one thing (or more) which you wish you had known before you moved in:

The apartments are incredibly badly ventilated. No need for heating during winter, I suppose.

How has the building management responded to any problems or issues you have raised:

Incompetent. I was visited by a hordes of repairmen almost once a week for my entire stay in the apartment with no repairs being able to be fully completed during my entire tenancy.

Ability place

I moved here for an initial period of 6 months but have chosen to stay for wha has become 3.5 years now. The area is mixed but the residence is secure and private. He gym the is lovely and I adore the spa area.

Tesco is dirty. There s sometimes rubbish on the pavement.
