Great gem of flats so close to town

Coming from a former old social housing complex, this flat was a total game changer for our family of 4. The whole flat is warm and the gas heating is cheap, quick and efficient. The bill for one winter month heating the entire flat is about the same as what we used to spend in our old flat in a winter month, but only heating the electric heater in the lounge and having a freezing cold rest of the flat. This translates to better clothes washing (drying) conditions, improved air quality (as reduced mold risk) and in general more comfortable living conditions.
Gas stove top, full sized fridge, a dish washer and lots of cupboard space are great features for the kitchen.
The bathrooms are well done, although the faucets would be nicer as true mixing ones, not a warm and cold Stan side by side.
In general, most things have lasted quite well considering that the building complex is now relatively dated (15 years) and most things are still original. You can see the signs of wear, but it’s not bad. This includes the communal areas like bin sheds, hallway and carpets, parking area, front door, lift. In the flat itself, all the fittings, windows, carpets and floors are still in good functional shape.
The flat design is well thought out to give maximum privacy from your neighbour while getting the maximum amount of sun.
The houses have lift and stair access which is great and two of the houses (including ours) have semi-underground parking which is a real bonus.
The lawns, hedges and gardens are very well maintained and the land scape workers seem to be here all the time.
Inside the flat we don’t hear our neighbours apart from noises in the hallway. However, I wouldn’t be surprised if neighbours immediately below us could hear the constant running, jumping and loudness of the kids. Also, the vibrations of other people’s washing machines can be felt all the way to our kitchen on the top floor; which is quite noticeable but not bothersome.
One major dislike that we have is the lack of an outdoor tap by the parking lot downstairs. I guess it is to discourage people from “flooding” the semi open basement parking area when they wash their car. We could really use it though to give our bikes, pram or gum boots a quick clean.
Lastly, although this doesn’t affect us at all, we’ve noticed, especially after rainy periods, how the water pools in some corners of ground flats in some of the houses. Coming from a flat with severe mold issues, I do just wonder how detrimental the constant water must be to those portions of the building wall. Maybe a better ground drainage should be considered.

Please tell us what you like and dislike about this area:

Great: Parks, Playgrounds, Shops, Nursery (NHS), Hospital in close proximity. Town is very close which is great for shopping, private nurseries. Quiet residential Area with lots of trees, lawns, parking. Housing development is separated from a bigger road by a wall which brings a lot of the benefits I listed above.
Takeaway places, two shopping areas with good transport links (including bus link to airport) are close by. Other good routes for getting a good bus connection is at the bottom of the hill, on the main road to the main hospital.
The beach and further away parks/playground are only a true 12min drive away.

Dislike: This area has a lot of dog owners and unfortunately, there’s a lot of dog fouling. (Doesn’t mean, they’re necessarily from this complex though).

Please share one thing (or more) which you wish you had known before you moved in:

We had nothing but positive surprises moving in. Maybe a floor plan would have been a little more helpful but that’s at the discretion of the landlord who advertised privately.

How has the building management responded to any problems or issues you have raised:

Our Landlady is the owner of the flat we are renting. She is very approachable for any questions or issues we have while respecting our privacy. Any problems with the flat get sorted rapidly and she always follows up the repairs/checks that have been done.

Nice Design, Execution could be better

Design of the houses in the first development are impressive, something a little different. Nice use of different materials which is what attracted us to the house. Design inside the home varies, some additional thought may have been taken in terms of layout – multiple TV points for example in each room, better use of space for storage etc. Overall nice enough finish. Snagging however was a different story, I think speed in building was more important than quality finish. Garden design also lacking, poor drainage and thought when finishing off the houses. Groundworks on whole site could be better. Speed was more important in most aspects of the finishing. Customer services was great to begin with, then gradually became more and more horrendous as time passed. All relates to quality or lack of it – if all had been completed properly as it should have been, snagging would have been relatively easy for all parties however this was not the case. Albeit, all items on snagging list almost done – although approaching 3+ years now! Estate management in terms of factors, very well done but we pay for it each quarter. SM can be slow to react to residents needs, worse after all customer service was handled out of central Scotland. The development is nice, great for families, people of all ages, in a great town. Stonehaven needs more amenities anyway and has done for years but hoping this improves.

Carron Den Road is very nice in terms of the street, the neighbours, design of the houses. The whole development lacks rubbish bins, dog waste bins, anti-speeding signs, safe play areas for Children, any other amenities, fast link footpath / bridge to East of the development. No park land or flat grass area for activities. Car park lighting is brighter than street lighting. Transport links from top of road great for buses. Close to Aberdeen, 30 min walk to town centre. 5 mins from woodland. Nearest shop is Brickfield Store. Home parking fine, guest parking limited but space available. Quiet, you can hear the dual carriageway but not too bad. Friendly people, some issues in the Osprey housing area on the development but overall fine.

Please share one thing (or more) which you wish you had known before you moved in:

Make sure to check all finishing closely, ie. Flooring, Lino, carpets, windows, cooker, white goods, mirrors and showers. Make sure to check garden and sun light hours. Direction of sunshine. Position of where to put shed or out building. Check drainage positions at front and back of house, also on road. Check broadband capability, homes in first phase were not given fibre capability as cheaper option for SM was old copper lines. Ridiculous in a new scheme. It should be law to have the latest communications technology infrastructure installed by developers. Also check spaces for wheelie bins in garden.

What is the best feature of your home:

Design finish on outside of the home, very different to other builds in the town. Location on the development was also key. Room sizes apart from bedrooms as a little cramped but other rooms all excellent. Private back garden, with double opening doors great for Summer. South facing so sunshine all day.

Quiet and open oasis in city.

Over the 11 years we have lived in the development we have loved the wide open, well maintained communal areas around the development, which make up for the perhaps less inspiring architecture on the buildings. In addition, despite it’s very central location, the development is amazingly peaceful and quiet, due to the lack of through routes for traffic or pedestrians.

The properties themselves offer spacious and modern living and the property management team do a great jobs of maintaining the stairwells and lifts internally and all the communal bins, carparks and pathways externally.

Having two large parks adjacent to the development is certainly a bonus too.

On the downside, there are a lot of rental properties in the development but this hasn’t perhaps had as much of an effect on the community feel as could do, with a good mix of families, young and old folk all getting along well.

Please tell us what you like and dislike about this area:

The central location of the development means the local amenities are excellent, with two major shopping developments nearby and good links to the major roads west, north and south of Aberdeen. The local schools are very good and the adjacent large parks add to the open feel of the area. On the downside, the areas around the development suffer greatly from traffic congestion at busy times and this will become worse as planned roadworks are undertaken over the next few years.

Please share one thing (or more) which you wish you had known before you moved in:

When we moved in we didn’t really appreciate how much of an addition to the overall quality of life here the open spaces around the development would be. The mature trees and open grass areas really do help – especially at this difficult time.

If there is one thing you would change about your flat or property what would it be:

Modernise and improve the layout of the kitchen and bathrooms.

Great location – shame about some of the workmanship

We chose our house for the design and the large family space at the rear. We have a south facing garden and are fortunate to have the sun most of the day – if I could lift and lay our house away from the main road, it would have a perfect location! Unfortunately we’ve not been blessed with a problem free build – sub standard contractors have left us with a list of defects that we are still trying to resolve over 2 years later. The Covid excuse is wearing a bit thin. It appears that you are treated as a customer up until the time you hand over the funds, and then after that, you are just a nuisance. Post sales customer service doesn’t really exist – no-one answers the phone, you can only phone on certain days – and emails just disappear into a black hole. We have to do all the chasing and it gets so frustrating having to repeat yourself time and time again as records and photographs have gone missing. I get the impression that they hope you will eventually give up, but when you’ve paid almost £300k for a new house, it’s only reasonable to expect a certain degree of workmanship that was promised in the glossy brochures and sales talk. Unfortunately when you start discovering the wiring, piping and timber work is wrong, it makes it difficult to find a solution as the house has been built around it! That’s what makes it even more annoying when you are phoning to chase for the umpteenth time about the non-structural defects – cupboards, worktops, loose bannister. I’m concerned how a lot of these defects and problems passed quality checks.

Auchterarder is a really good place to live – it has everything including a good range of shops, bars, restaurants and activities for the community. We moved here primarily for the school and have been delighted with it. Transport links are good with bus routes and a train station a mile away. My street is extremely busy as it’s the main route through the estate – there are no traffic calming measures in place so a lot of cars are speeding which concerns me when I see children trying to cross the road. I can’t do much about the noise which includes farm traffic and HGV’s – would love it if the dropped drain cover could be fixed though as it does get a bit annoying at 5am onwards!

Please share one thing (or more) which you wish you had known before you moved in:

Don’t buy a new build unless you have sold your previous home and are living in temporary accommodation- don’t expect your new house to be ready until at least 3-6 months after the initial indicated date. Don’t expect any snagging to be minor and don’t expect it to be resolved within 2years. Be mindful that you will be living on a building site for many years and just enjoy having the quietness on a Sunday. And enjoy washing your car…….regularly!!
