Great gem of flats so close to town

Coming from a former old social housing complex, this flat was a total game changer for our family of 4. The whole flat is warm and the gas heating is cheap, quick and efficient. The bill for one winter month heating the entire flat is about the same as what we used to spend in our old flat in a winter month, but only heating the electric heater in the lounge and having a freezing cold rest of the flat. This translates to better clothes washing (drying) conditions, improved air quality (as reduced mold risk) and in general more comfortable living conditions.
Gas stove top, full sized fridge, a dish washer and lots of cupboard space are great features for the kitchen.
The bathrooms are well done, although the faucets would be nicer as true mixing ones, not a warm and cold Stan side by side.
In general, most things have lasted quite well considering that the building complex is now relatively dated (15 years) and most things are still original. You can see the signs of wear, but it’s not bad. This includes the communal areas like bin sheds, hallway and carpets, parking area, front door, lift. In the flat itself, all the fittings, windows, carpets and floors are still in good functional shape.
The flat design is well thought out to give maximum privacy from your neighbour while getting the maximum amount of sun.
The houses have lift and stair access which is great and two of the houses (including ours) have semi-underground parking which is a real bonus.
The lawns, hedges and gardens are very well maintained and the land scape workers seem to be here all the time.
Inside the flat we don’t hear our neighbours apart from noises in the hallway. However, I wouldn’t be surprised if neighbours immediately below us could hear the constant running, jumping and loudness of the kids. Also, the vibrations of other people’s washing machines can be felt all the way to our kitchen on the top floor; which is quite noticeable but not bothersome.
One major dislike that we have is the lack of an outdoor tap by the parking lot downstairs. I guess it is to discourage people from “flooding” the semi open basement parking area when they wash their car. We could really use it though to give our bikes, pram or gum boots a quick clean.
Lastly, although this doesn’t affect us at all, we’ve noticed, especially after rainy periods, how the water pools in some corners of ground flats in some of the houses. Coming from a flat with severe mold issues, I do just wonder how detrimental the constant water must be to those portions of the building wall. Maybe a better ground drainage should be considered.

Great: Parks, Playgrounds, Shops, Nursery (NHS), Hospital in close proximity. Town is very close which is great for shopping, private nurseries. Quiet residential Area with lots of trees, lawns, parking. Housing development is separated from a bigger road by a wall which brings a lot of the benefits I listed above.
Takeaway places, two shopping areas with good transport links (including bus link to airport) are close by. Other good routes for getting a good bus connection is at the bottom of the hill, on the main road to the main hospital.
The beach and further away parks/playground are only a true 12min drive away.

Dislike: This area has a lot of dog owners and unfortunately, there’s a lot of dog fouling. (Doesn’t mean, they’re necessarily from this complex though).

We had nothing but positive surprises moving in. Maybe a floor plan would have been a little more helpful but that’s at the discretion of the landlord who advertised privately.

How has the building management responded to any problems or issues you have raised:

Our Landlady is the owner of the flat we are renting. She is very approachable for any questions or issues we have while respecting our privacy. Any problems with the flat get sorted rapidly and she always follows up the repairs/checks that have been done.

Quiet and open oasis in city.

Over the 11 years we have lived in the development we have loved the wide open, well maintained communal areas around the development, which make up for the perhaps less inspiring architecture on the buildings. In addition, despite it’s very central location, the development is amazingly peaceful and quiet, due to the lack of through routes for traffic or pedestrians.

The properties themselves offer spacious and modern living and the property management team do a great jobs of maintaining the stairwells and lifts internally and all the communal bins, carparks and pathways externally.

Having two large parks adjacent to the development is certainly a bonus too.

On the downside, there are a lot of rental properties in the development but this hasn’t perhaps had as much of an effect on the community feel as could do, with a good mix of families, young and old folk all getting along well.

The central location of the development means the local amenities are excellent, with two major shopping developments nearby and good links to the major roads west, north and south of Aberdeen. The local schools are very good and the adjacent large parks add to the open feel of the area. On the downside, the areas around the development suffer greatly from traffic congestion at busy times and this will become worse as planned roadworks are undertaken over the next few years.

When we moved in we didn’t really appreciate how much of an addition to the overall quality of life here the open spaces around the development would be. The mature trees and open grass areas really do help – especially at this difficult time.

Modernise and improve the layout of the kitchen and bathrooms.

Design of development is very nice, great views from upper floors. Lift is very useful. Area is secluded which gives feeling of privacy and safety. Flat is warm for the most part and facilities are of a very good standard.

More ventilation in bathrooms would be good as mould can be a problem (no windows). Inside of our flat and the hallway after the building entrance is heavily marked and doesn’t look great. Could do with a proper bike shelter/storage. Noise proofing could be improved and our light fixtures rattle when washing machine above flat is in operation

likes – Close to a range of shops and retail parks which is very useful. Area is pleasant and quiet with friendly neighbours. Very convenient access to the hospital for those working there.

dislikes – Very few if any cafes or restaurants nearby. Ideally bus stops could be a bit closer, not the easiest to get to certain areas in Aberdeen if you are not a car owner.

The living room with the double corner windows are great and let a lot of natural light in, but this results in it being one of the coldest rooms in winter, which is a shame given the amount of time spent there. Mobile network coverage is poor

Any issues with the property are addressed and resolved very quickly.

Great locations, great building, but waste management needs addressed

Great nice big building. Faculties could include more bike storage and maybe a few more security cameras. However building is generally in good condition. The only real issue are the bins and some residents throwing all kinds of items in them, not folding boxes, even trying to put sofas in them with no regard for other residents. This really does net to be policed better by the factor and actions taken to reduce it.

Positives includes how close it is to the city centre without being slap bang on a moan road. Nice grounds and big front garden area. Close to the university as well. Very good for walking to work and with 20minutes I’m in the city centre

Nothing really. All pretty much is as sold when purchasing.

If there is one thing you would change about your flat or property what would it be:

More bike storage and better outdoor bin management. Also car park spaces don’t have numbers on all of them.

A great place to live

We love the unique shape of our building – the full length windows and curved shape in the main living area give so much light and amazing views over the city. The layout is good and having an en-suite is a plus. Our building and grounds are always well maintained. Really pleased with Atholl’s, our property management company. The communication is excellent and any issues we have had are always solved promptly.

Love how it is walking distance to the city centre and amenities such as Sainsburys, gym, GP, etc. But it is still a quiet street to live on with plenty of green space. We live in one of the newer flats and love our view onto the renovated hospital building.

The price of the factoring fee, as it is higher than other properties we viewed.

How has the building management responded to any problems or issues you have raised:

They have always been really quick to get back to emails or calls and it’s great to have one main point of contact at Atholl’s to report issues to.

Design of the building is nice. The rooms and the flats are very spacious. The facilities are okay. I’d perhaps like to have better bike lock ups, and a better maintained recycling programme / bin set up as I’m quite keen on this aspect. But saying that, it’s not bad.

I can’t complain whatsoever in terms of building management and property management.

Please tell us what you like and dislike about this area:

The area itself is great. Close to shops and the main amenities. Town itself is about a 30 minute walk which isn’t the end of the world. One local pub in the area too which isn’t a long walk, perhaps 15 minutes. I haven’t used much of the local transport but the 747 bus to the airport is handy and is within a 10 minute walk away to one of the bus stops on the route.

Please share one thing (or more) which you wish you had known before you moved in:

Get a higher floor flat as we rarely have to have our heating on. The building is warm and the heat from below comes up to ours. The views up here are also superb.

If there is one thing you would change about your flat or property what would it be:

Bigger windows in the en suite bedroom, purely due to myself liking a good indoor plant and feel my room can be a little dark. Especially in comparison to the larger non-en suite bedroom.

The buildings aren’t that great looking, surely the design could’ve been better, but it’s not too disappointing either, however what is a big let down is the very thin walls and hallow floorings/ceilings which makes loud neighbours a true nightmare. Newly appointed property management company, doing a better job than the last.

The area is incredible, the fact that it’s well away from traffic with it being very central and the vast well kept green areas full of majestic trees and adjacent to 2 lovely parks, 2 huge shopping parks and the hospital makes it amazing.

I love the fact that there is a little neighbourly community here and that owners formed a union where we keep in touch about any issues regarding the management of the facilities.

What is the best feature of your home:

The area and views as well as the flats themselves being quite spacious.

The development is also a quiet area which I like. and very close to Sainsbury and few important shops. The gym is a huge plus for me.
One thing I dislike is the factoring fee. it is just too high. please suggest reducing this.
I also would like to point out that the cycle shed is always full. an effort was made to remove the unwanted bikes. this has to be enforced better. a simple letter won’t do.

Plenty of parks around. this was never a reason to buy the flat. But once you start enjoying the area, the place starts to grow on you. Simply a good welcoming gift.

I am not sure if this can change but I would like to have higher ceilings if that’s a possibility.

Overall well designed building, with a lift in each block. Regularly cleaned inside. Outside of building has some staining which detracts from the appearance.

Convenient parking, no allocated spaces which makes it convenient for visitors. Never seen no spaces left in the car park before.

Very convenient for individuals who own a car, relatively central without the extreme congestion during rush hour seen directly in the centre of the city. Not the most convenient for busses – 5 minute walk to nearest stop.

Convenient for shops – spar 5 minute walk away, sainsubies 10 minute walk. Also 10 minute walk to berryden and kittybrewster retail park

Certain blocks have underground parking, which helps significantly in the winter

If there is one thing you would change about your flat or property what would it be:

The main door outside door for the block regularly has issues – has been replaced once or twice but very quickly becomes very stiff to close and difficult to open
