Lovely overall property

The development is well maintained and looks nice. The cleaning staff and concierge are very nice.

The management company are difficult to deal with and the near empty underground car park is very expensive with mainly the developers own classic cars inside.

We had a leak which took a while to fix and still have damage that’s not fixed going on 2 years.

Service charges have increased noticeably however the gardens are well kept and very clean.

Locally there are amazing parks close by and near the tube. Reasonably close to Islington the canal and Hampstead Heath.

The street is a little rough with neighbours leaving their trash in the road and parking being limited on the street but free from 4.30 and weekends.

Please share one thing (or more) which you wish you had known before you moved in:

Cladding issues. Not much flexibility when it comes to asking for things.

The management company owns the district heating so we pay high daily charges and can’t change provider.

How has the building management responded to any problems or issues you have raised:

Some they’ve dealt with well. Others not so much.

Was told we would get our walls painted over where there has been a leak and walls now mouldy and damaged. But not heard anything.

A very good choice but a bit pricey.

The lobby is nice and there’s a concierge team almost during the whole day. They are quite helpful with deliveries, for instance.

There is also a gym which seems to be quite good for a residential development, although I am not an user.

Property management responds quite quickly the enquiries and they are helpful.

Please tell us what you like and dislike about this area:

Underground station and services as supermarkets and cafes are just 3 minutes away.
The street is fairly quiet and there’s a bus stop just in front of the building.
There’s also a tennis centre and a park a few metres away.
The worst part is the street parking availability and the high price for parking in the building’s car park.

I can’t think of anything I didn’t know

How has the building management responded to any problems or issues you have raised:

Always nicely and promptly.
I have contacted them several times they (Anna) have always been very helpful.

Flat is warm and well insulated

Flat is warm and well insulated, you really cannot hear your neighbours. The building has a gym which whilst small is well equipped and generally not too busy. Property management is good and staff are friendly and reasonable. Only issue is trainline, but with windows closed it is not loud enough to disturb.

Tube and Overground are nearby (< 5-minute walk) so it's very well connected.

Heating can be a little bit tricky to get working sometimes.

How has the building management responded to any problems or issues you have raised:

They have tried to help as best they can with the information they have.

New development in good condition, good services and facilities.

New development in good condition, good services and facilities. Some extra safety measures such as second building door however tenants are unable to unlock it from the flat. This would not be a problem if concierge service was available 24/7. Also balconys flooring poor and not fully covered when it rains. Kitchen has too many appliances in it, hardly any storage space.

Several green spaces around, excellent transport links, convenience and local shops close by, good proximity to city centre.
Semi-busy and loud road (student hall next door), although station close by parts of main road a bit dodgy

Hardly any storage in the living / kitchen area, need to purchase or ask for extra storage cabinet

How has the building management responded to any problems or issues you have raised:

Management has been very responsive and has attended to our issues promptly.
