New houses (are they worth it)

Houses look lovely from the outside, although I encountered many problems after moving in such as flooding in the living room and through front door and after a while also in my hall way from the bathroom. A lot of this would not have occurred if the build was better and management took more care. Roads are very narrow so if cars park on both sides of the road you cannot get your car through which is an issue when this happens. Design is not the best, no storage at all and I think the bedrooms should of had built in wardrobes. I think the kitchen should be at the back and not the living area with the patio doors. The garden fencing is very poor and brakes easy myn is all bent and the garden is is quite a wet area. Many improvements could be made with better builds, designs and property management.

Please tell us what you like and dislike about this area:

Aldi and 5 shop outlets are in the process of being built so will be easy to access shops once these are finished. At the moment you need a car to get to shops as transport links are poor with only 1 bus an hour. Lots of parking as all houses come with at least 2 spaces, bin collections are excellent main road traffic quiet although its an issue with neighbours with cars with noisy exhausts and motorbikes at night.

Please share one thing (or more) which you wish you had known before you moved in:

The standard of the build, how problems would be dealt with and how dirty it would be living were houses were still being built.

How has the building management responded to any problems or issues you have raised:

Had to wait for long periods of time to get anything done and then it was just patching things up and refused to do fencing at all saying its storm damage when it was never put in the ground properly.

Good location and great family environment

Good location, very close to Hackbridge station. I like the exterior look of the houses, not so much the flats. I do think there is an excess of flats and houses for the space available. There have been several delays with the estate construction, made worse by COVID but I believe that there are on full speed now. Lidl will open soon which is a big plus for the whole area.
Interior design is fairly spacious, the townhouses have very generous double bedrooms and bathrooms (we have 2 on suites, 1 family bathroom and one cloakroom!)
Kitchens could be larger and the design downstairs could have been smarter (for instance, there is plenty of space under the stairs to put the washing machine in but they’ve put in the kitchen instead)
Materials are on the lower quality side, very basic, nothing fancy… they do the job I guess.
No sound insulation between floors on townhouses and noisy floorboards. Apparently they meet the UK regulations, so not really their fault, but for the price we are paying perhaps a bit of extra thought here and there would have been nice??
Customer service is OK, but can be hard to get things done in a timely manner at times.
Overall, happy with the house and development but Barratt could have done a lot better.

Transport links to central London are good but fail fairly frequently; as we are dependent on National Rail this can sometimes be an issue. There are buses linking Hackbridge to tube stations, though.
I love all the greenery and Carshalton is within walking distance, with good shops there. I wish we had more local cafes but with new store space available that could soon turn into reality

SDEN is a big issue, we were made aware that our heating would come from them but we were given incorrect info on the subject and critical facts concerning them were not mentioned at all.

What is the best feature of your home:

I like the fact that my living room is quite ample and it has lots of natural lighting. I love that I have a loo in every single floor!!

Zero sound proofing

The property is cheaply built and has no sound proofing at all. The builders will fix the bare minimum and will either ignore your attempt to try rectify issues or claim everything is up to standard. At first glance the design looks good but unfortunately isn’t.

The communal door is by our bedroom and causes a lot of disturbance. The doors do not close properly and/or hit hard which vibrates in our property. You can hear your neighbours TV, conversations, usage of water facilities, opening of doors and so on.

We are still battling as we can hear Lidl workers on their storeroom during the day and night which seems impossible but as previously mentioned there is very little sound proofing in the whole block as many have complained about it.
The basement car park has had multiple works to it as it floods, the floor causes alot of dust on the cars and the communal lifts and doors are constantly breaking and falling apart .

The property managers also do not respond to emails and pretty non existent at this time. The Building managers blame the Developers and vice versa.

The train station is across the road and originally there were more trains to central London but these have been removed for some reason. There is limited shops and a small high street but enough to get by, pharmacy, doctor, Lidl, take alway shops. We live above Lidl so there are multiple deliveries a day which causes a lot of traffic and noise for the residents. There are visitor bays available if you purchase visitor parking.

The area is nice but the development has caused more problems which is still not resolved

How has the building management responded to any problems or issues you have raised:

They have ignored communication for months now. We have attempted a few emails but unfortunately still waiting for a response.

Good, not great.

Design of houses is good. Some snagging which has generally been addressed. There have been some basic design flaws, like radiators placed in wardrobe spaces. These have been fixed, but there has been a lack of care in the finishing.

Delays have been an issue, even pre-covid, with completion dates sometimes pushed out by months.

Easy links into London, lovely walks along the river Wandle.

Please share one thing (or more) which you wish you had known before you moved in:

That the service of the heating company, SDEN would be so bad. We are tied into them and they seem nothing more than a council vanity project run badly.

If there is one thing you would change about your flat or property what would it be:

Change the carport to an garage, and release us from being tied in to SDEN.
