Good location, very close to Hackbridge station. I like the exterior look of the houses, not so much the flats. I do think there is an excess of flats and houses for the space available. There have been several delays with the estate construction, made worse by COVID but I believe that there are on full speed now. Lidl will open soon which is a big plus for the whole area.
Interior design is fairly spacious, the townhouses have very generous double bedrooms and bathrooms (we have 2 on suites, 1 family bathroom and one cloakroom!)
Kitchens could be larger and the design downstairs could have been smarter (for instance, there is plenty of space under the stairs to put the washing machine in but they’ve put in the kitchen instead)
Materials are on the lower quality side, very basic, nothing fancy… they do the job I guess.
No sound insulation between floors on townhouses and noisy floorboards. Apparently they meet the UK regulations, so not really their fault, but for the price we are paying perhaps a bit of extra thought here and there would have been nice??
Customer service is OK, but can be hard to get things done in a timely manner at times.
Overall, happy with the house and development but Barratt could have done a lot better.

Transport links to central London are good but fail fairly frequently; as we are dependent on National Rail this can sometimes be an issue. There are buses linking Hackbridge to tube stations, though.
I love all the greenery and Carshalton is within walking distance, with good shops there. I wish we had more local cafes but with new store space available that could soon turn into reality

SDEN is a big issue, we were made aware that our heating would come from them but we were given incorrect info on the subject and critical facts concerning them were not mentioned at all.

What is the best feature of your home:

I like the fact that my living room is quite ample and it has lots of natural lighting. I love that I have a loo in every single floor!!

There were a lot of delays pre Covid 19 so somehow that kind of affected the overall rating. But setting that aside, we have a good property management team who kept us updated of the progress and have been exceptionally helpful to ensure that our completion runs smoothly up to the time that we were transfering into the property. It’s always nice to be the first ones to live in a house when everything
is still brand new. I personally think we could use a bit more windows especially if the other side of the property doesn’t have any. The rooms are good – sized and the en suite is a plus.

Please tell us what you like and dislike about this area:

The location has good transport links to Central London with the train station only a few minutes walk from the estates. At this time of review, few developments around the area are also starting to flourish. It’s near good schools if you have children and nice walking trails and a park. Shops are rather limited and small within the area but with good bus links to the town centre. Restaurants are quite limited within the walking distance but lots within a couple of miles radius. The area has a residential, suburb, homey village feel to it.

Please share one thing (or more) which you wish you had known before you moved in:

Check the train time table for weekends.
The area has become a thoroughfare for people to get to the station.
The children’s park has also become a spot for teens to hang around at night. I am starting to re think how safe this area will be in the future. I just lost 3 pots of plants in the front yard.

If there is one thing you would change about your flat or property what would it be:

Definitely the windows to allow more light in and the storage spaces

Economic housing

We don’t like the carport design as it wastes space. The design of the second floor is not thoughtful enough. one toilet is not convenient for two rooms to share as one of the rooms is en-suite.
The free decoration of the kitchen is fab, but don’t talk about the quality……
We can easily speak to Olu who is in charge of the building management to help us repair anything, but it may take a long time to wait.

Please tell us what you like and dislike about this area:

The location is great as it next to the train station and easily heads up to lots of supermarkets. The new Lidl is going to open. The Hackbridge primary school just around the corner. The community is friendly and helpful.
But the facilities in the new house are sometimes broken easily. And it may take a long time for customer service to fix it. The bills are higher than the average cost around this area.

Please share one thing (or more) which you wish you had known before you moved in:

the design of the pitched roof in the kitchen and bedroom on the first floor is not as pretty and useful as imagine.

If there is one thing you would change about your flat or property what would it be:

change the loft to be another bedroom. space can be used for storage or living rather than nothing to do with it.

I really love my apartment, it’s been so easy to move in here and feel settle straightaway. My apartment looks onto the park so I have a great view and location.

in regards to design, my only complaint is the quality of the hob/ Oven and the sink and taps. I think the overall aesthetic Of the kitchen would Improve if these were better quality. The hob has marked already, despite regular cleaning and the sink and taps don’t feel robust. For minimal cost I feel these could have easily been improved.

In regards to the management, I have personally been impressed with Barratt and working wit Nadia and the team. Issues within my flat have been resolved quickly and to a good quality.

The area doesn’t have a great deal at the moment but with the development and the opening of Lidl I imagine more will start to open.
A nice coffee shop would be a great addition. What is lovely is the local amenities in Carshalton.
Regarding traffic links, if the trains ran 4 times an hour this would be a lot more convenient . I am finding this challenging.

I wasn’t able to view my flat until the day I got the keys so that was a shame as I couldn’t purchase any furniture in advance

What is the best feature of your home:

Being able to afford a 2 bed with parking and that everything is brand new! It’s the dream!

The sales process was smooth with the mortgage advisor on site which was a plus as you could compare your other offers with the ‘Barratts recommended’ the only ‘if’ was that we weren’t informed about a. The building was delayed for a couple of months(2-3?) so not so bad. Quality is just mid-OK but after-sale and neverending snag list + time to resolve it is terrible. RMG as property management is OK but as well has got up and downs.

Great community, convenient location, close hospital and transport links (train busses and walking distance to tram)

Please share one thing (or more) which you wish you had known before you moved in:

The snug list is a must and a lots of patience.

If there is one thing you would change about your flat or property what would it be:

I thought building will be better isolated (cold in winter & hot in summer which should be the other way around) so for sure windows, and the amount of silicone used everywhere.

The development is very nice. There is a park in the middle of it which is great for kids and there is a lot of places for people to sit and socialise.

The building itself looks great and looks like great materials were used as well.

Our flats have great little patio sections with nice green plants everywhere.

Love that this area is pretty quiet, we are also right by the station with good links to London. This area has lots of developments so I see there will be a lidl soon and there are at least 5 new shops spaces. There is also a number of green space near by.

Please share one thing (or more) which you wish you had known before you moved in:

The front door of the property bang and make a lot of noise when closing. In my instance my spare room is right next to the communal access door which mean we hear that door all the time

What is the best feature of your home:

Having a heat distribution unit rather than a boiler for instant hot water.

A Developing Development and Community

This development is still being built, but there’s already an open playground, with a Lidl opening early 2021. I had a fairly small list if mostly minor snags, with things like a faulty TV point, and some paint touch ups, which were dealt with quickly (although I know some residents had bigger issues that you often hear about with new builds). Our management company responds in a decent amount of time to repair requests, although this has inevitably slowed down in the pandemic. As an estate we do have an issue with high heating bills, which we’re dealing with together in a dispute with SDEN. On the plus side, the flat has excellent heat retention and it’s rare I actually have to turn the heating on.

Please tell us what you like and dislike about this area:

This is a growing community with new homes and new shops on the way, to add to existing amenities like a doctor and NHS dentist. Transport links to London are good, with improvements needed to cater for rising commuter numbers. There are also buses and trams to Wimbledon, Tooting and Sutton close by. Lots of good takeaways in delivery distance, and a great open space in Beddington Park with lots of wildlife and the River Wandle.

Please share one thing (or more) which you wish you had known before you moved in:

Council tax in Sutton is higher than I thought, and there was no indication of which band my flat was going to be in before I moved in. I’d advise new people to research that now you have examples from early movers.

What is the best feature of your home:

It is a good size for a 1 bedroom flat, they haven’t tried to pack them in like so many developments in London. It is also energy efficient.

Design of houses is good. Some snagging which has generally been addressed. There have been some basic design flaws, like radiators placed in wardrobe spaces. These have been fixed, but there has been a lack of care in the finishing.

Delays have been an issue, even pre-covid, with completion dates sometimes pushed out by months.

Easy links into London, lovely walks along the river Wandle.

That the service of the heating company, SDEN would be so bad. We are tied into them and they seem nothing more than a council vanity project run badly.

Change the carport to an garage, and release us from being tied in to SDEN.

I would not buy here if knew the quality of the work

Poor development , ongoing need for repairs on weekly bases. Poor customer service and building management .
Also promised stores never materialized, the whole place remains a building site almost 2 years on.
Place also has no atmosphere and seems very forlorn.

Design- overall excellent. Some improvements could be made to the layout of the houses which are set over 3-4 floors and are quite narrow. The houses have good storage spaces.
Facilities- overall very good with a supermarket due to open on site. The green space is a child friendly communal space
Building management- the management company for the houses RMG has been good at resolving issues in a timely fashion

Please tell us what you like and dislike about this area:

Transport links are extremely good with a zone 4 station 5 min walk away. Trains go to London Victoria, St Pancras, Blackfriars and London Bridge

Local amenities are good with multiple supermarkets, doctor surgery, hairdressers and dentist nearby. Beddington park is also nearby which is a great green space.

Please share one thing (or more) which you wish you had known before you moved in:

Good – there is a welcoming community feel to the new development.
Bad – there is only one heating and hot water supplier SDEN and the residents have experienced some issues with this

How has the building management responded to any problems or issues you have raised:

Snagging was responded to quickly and efficiently. 2 year snagging window is more generous than other house builders.
