Modern home in good location

I love the flat, it’s really spacious. It came furnished to a high standard; it’s modern, clean and light.
Safety is essential for me, so having the concierge is very useful- they are very friendly, and quick to solve problems. The concierge keep us very up to date with the development via email

In terms of the settlement: it is gated, there is a secure concierge and the safety is great. The tube station is a ten minute walk away, so that is ok, although further than where I lived before.

Please share one thing (or more) which you wish you had known before you moved in:

It has all been good so far, but my apartment faves the canal and when it’s very hot in the summer, it’s difficult to keep the windows open due to insects etc.

If there is one thing you would change about your flat or property what would it be:

I’m very happy with everything so far. There was one issue with the main door, meaning we had to go down to it to receive guests, instead of just buzzing them in from my flat, but I believe this is now solved.

Comfortable and modern

The flat is really modern and spacious with a simple but elegant colour scheme. Kitchen has everything i need and well designed with clever use of space. Nice fittings in the bathroom and feels roomy.

Well connected with DLR and tube , close to Canary Wharf. The Star of the East pub is great for drinks

Having a concierge such as Daniel is great and i didn’t realise how useful he would be

If there is one thing you would change about your flat or property what would it be:

More storage space would be nice as it is limited.

Looks are deceiving, beware of this development

When we first saw this apartment block we were excited to live here because it is a smaller block of newer apartments with 43 apartments in total. The apartment we live in is spacious, but the finishes are average, the skirting boards in the kitchen keeps falling down and the painting chips off very easily.

This isn’t the worst of our experience though. In July 2021, we experienced heavy rain in the area which led to a burst pipe in the basement, causing 40,000 gallons of water to flood the basement which contains the carpark, gym and plant room that controls all the communal electrics, security system and water supply. As a result, we had no running water for a week. Our terrible lettings agency CityZen Property Management took over a month to come back to us regarding compensation, they simply didn’t think they had an obligation to paying tenants and the overseas Chinese investor landlords who own the majority of apartments in the complex (also leased by CityZen) seemed to not care about our wellbeing either citing that the flood wasn’t their fault and because the block management insurance does not cover tenant occupied expenses, that we needed to fend for ourselves and decide on our own whether or not to find alternative accommodation. Since the flood, there’s been significant black mould building up on the walls in the basement, the carpark was not accessible because the car lift didn’t work and the water supply kept getting cut off because of the faulty electrical mains which also controls the water.

The only good thing about this block is the concierge Tom who is super friendly, helpful and was really the only one there for all the tenants during the ordeal. His employer Parkgate Aspen is a terrible property management company, the property manager is incompetent and the building developer Regal London appears to construct buildings using cheap materials. We also heard that around the same time as our flooding other Regal buildings also got flooded but not to the same extent as ours.

We managed to get compensation for our expenses living at a hotel during the week we had no water, however, the days where we woke up to no running water since we were not compensated, and the landlords have refused to reduce our expensive rent given that we don’t have access to the facilities like the gym, cinema and the carpark lift keeps going out of service.

Conveniently located within 10-15 mins walking distance of Westfield London and Shepherd’s Bush station. Closest transport available would be Kensington Olympia Station, however, the overground schedule isn’t super reliable. There are a couple of local off-license shops nearby which makes it easy to grab essentials without having to make the trek to the main shopping area near Shepherds Bush Green.

Please share one thing (or more) which you wish you had known before you moved in:

I would have never moved in if I knew what I know now. I will never rent a property via CityZen ever again, they have a shady agreement with the developer to sell the apartments to overseas landlords who think that just because they live overseas that they don’t have a duty to their tenants to provide a habitable residence. They will just simply say it’s not their fault.

How has the building management responded to any problems or issues you have raised:

CityZen are terrible, slow to respond. Took 52 days to replace a broken piece of furniture. Does not care about tenants, only their bottom line. We had to write a formal complaint and told them we would report them to the property ombudsman, property redress scheme and trading standards for breach in their duty of care. They told us it was up to us if we wanted to live in our apartments with no running water, but then after the flood happened they insisted they did everything they could. One of the property managers, FiFi Lau, laughed at me when I called her distressed about the situation. I would never recommend their services to anyone.

Great location to live in

The layout in my flat is slightly strange, you have to walk through my bedroom to get to the living room – but this is normal for an old listed building. The flat is very modern and clean. The concierge, David, is wonderful and very helpful. If something is not working, he gets in touch with the agency and fixes it quickly.

Please tell us what you like and dislike about this area:

I really like being close to the supermarkets. The transport links are ok- it’s easy for me to walk to Canary Wharf which is great.

Please share one thing (or more) which you wish you had known before you moved in:

I didn’t realise there would be building work going on next door to the development.

If there is one thing you would change about your flat or property what would it be:

I am very happy with my flat so far- everyone here is very friendly and there is a good atmosphere.
