The management of the building are very friendly and responsive, and helpful. They are proactive in anticipating problems and great at communicating. There is a nice gym in the building and the roof terrace is great.

Location is optimal to enjoy the restaurants, shops and bars that Shoreditch has to offer. The location is relatively close to parks as well. Hackney road can be a bit noisy but that’s city living for you. Also the proximity to the overground is great.

the construction noise that would be caused by the commercial properties being built on the ground floor.
What is the best feature of your home:
The home is new, and the kitchen is high spec. It also get’s good natural light.
Stylish, secure development
It’s well looked after development with friendly and helpful people, superb access to restaurants, shops and bars, as well as high-quality, homely apartments.
I love that living here means I have a warm, secure and stylish place to call home. I can’t wait to see how the area develops further.

There are lots of supermarkets and shops just a stones-throw away, and the heart of Shoreditch is only a short walk down the road.
The soundproofing isn’t as good as expected – we do hear other people’s music and them coming in and out.

There is a company different to your regular energy company that you have to pay for heating and hot water.
What is the best feature of your home:
The wine fridge – it’s that extra touch that makes all the difference.
Very disappointing for the rent level
This place is just made to look pretty but the finishes are of very poor quality. Since before moving in, there were scratches and marks on the walls and the windows. There are weekly issues with warm water which just randomly stops working. Windows cannot be opened to be cleaned by tenants, so we sit and wait with dirt on them for six months until the next professional cleaning is done. Bedrooms are incredibly small – in the main bed my feet reach beyond the edge, while in the second bedroom they couldn’t fit 2 nightstands on each side because the room was so small. Due to the pandemic, all facilities like gym and cinema needed to be closed so cannot report anything on that.
On a positive note, the Concierge team is always lovely and helping us as best they can. Amazing people, kind and always joyful.

Supermarkets are disappointing in the area – only Tesco, Co-op and Sainsbury. Closest M&S is at Old Street station – 15 min walking. Few good restaurants, most bars into Shoreditch area. Traffic can get pretty loud on Hackney Road. Trash bins are overflowing sometimes because collection is not organized often enough for an entire building working from home every day of the week.
The only decent thing about it is location – pretty close to Columbia street market and the City, and connections are good with bus and overground very close.

Concierge team is awesome!
Location is decent and access to transport links – bus and overground are very close. No underground though, that is 15 min walking to Old Street station.
Wonderful place to live, a few teething pains!
The design is very good, although the amount of entrances may have been overlooked due to recent learnings of break ins. The facilities are really great despite being closed for a long time due to COVID. The building management team are super helpful especially Laura and the concierge team, always willing to help and knowledgable. There could be more frequent bin collections as they do overflow. Majority of issues are just teething pains as the development is new and will be amazing once the retail shops open at the bottom of the development.

Great local area with lots of shops nearby including supermarkets, post offices and restaurants. Lots of stations and buses nearby with great transport links. There is a slight downside with limited parking and no residents parking.

There is not much clarity over the energy suppliers. The hot water is not hot enough.
What is the best feature of your home:
It is super cosy! With a spacious balcony and a nice community feel
Perfect new building
Good system overall, Some issues with water for the past weeks. The lobby is welcoming as well as our staff for concierge. The building has still some commercial space empty so we have a bit of work going on but do not trigger any nose issue. Overall really great développement

Good neighbourhood next to Shoreditch. The stree can be a bit noisy during the day. Good choice of restaurant / cafe

If there is one thing you would change about your flat or property what would it be:
Could have better furniture when we settled. Otherwise perfect
Nice and central
Facilities are well maintained and the staff is kind. Amazing rooftop terrace. The building is still under a warranty and regal is super responsive and cooperating.
However, occasional incidents do happen and it’s inconvenient that deliveroo drivers are not allowed to enter the building. The building is sound proofed, but with loads of young neighbours, you can sometimes hear the music.

Great location, access to numerous shops and restaurants, close to the city and regents canal. Located on a slightly dodgy part of the Hackney Road. It’s sound proofed, so no traffic noise.

Deliveroo riders are not allowed to enter.
You need to pre-book the gym.
Neighbours can be quite loud, but then again that’s a case with the whole Hoxton/Shoreditch.
How has the building management responded to any problems or issues you have raised:
We had issues with heating, loose toilet seat and door handles, but they fixed everything.
Lovely design in the heart of Shoreditch
The development is modern and have two great rooftops. The interior design of the flats is nice and comfortable.
An aspect to improve is the collection of the garbage (Cassia Building), as a lot of times the bins are overwhelmed or there are none at all.
In addition, the continuous flow of food riders imply presence of bikes in the hall and marks on the walls.

Great choice of local stores and the building is at a stone throw from Shoreditch High Street.
Tesco Local just around the corner and nurseries available in proximity.
Hoxton Underground station at 2-min walk distance.

I wish I would have known that in my flat (2nd floor Cassia), there is little to no direct sunlight for most part of the year.
What is the best feature of your home:
The best feature is the modern kitchen, with integrated oven, microwave and fridge.

Overall satisfaction – Room for improvement
The flat and generally the development is an excellent construction. Being an engineer myself, I can recognise and focus on the important aspects on a new development. The building is energy efficient as the windows are well insulated, the heating system is environmental friendly as it works with thermostats, the flat itself is really warm. The extra facilities was not something that was tested a lot as they are mostly shut during the lockdown. As long as we were using them, they were handy, comfortable and well equipped. The concierge guys are always welcoming, smiley and helpful with all the queries. In the building management perspective, there is room for improvement as I feel that the communal open spaces are not well managed at least on my flat’s side of the building. The garden has not been maintained recently, the window cleaning is something which was addressed since November and still has not been done. For the property management, for which I am referring to the estate agent, we are happy as they are responsive, when we had an issue they acted quickly

The location of the development and the neighbourhood is amazing. Many local shops in proximity which are lovely escapes throughout the week. Open markets, supermarkets and parks in just a short walk which is extremely handy. The transport links are great as there are bus stops and you are just 20 mins from central, and just 2 minutes from the over ground station as well. I have not had any experience with anti-social behaviour and the building is well insulated, so no noise pollution.

Some parts of the building are in lack of natural light so I would be more careful on which side of the building I would like my apartment if this is an important factor as it is for me.

The floor seems to be quite delegate but apart from that, the flat is in excellent condition
Shoreditch exchange
The space in the flat is well thought out. The wardrobes and under bed storage are great. Seems as though all flats have private balconies which is great.
Brand new seemingly good quality appliances had been good but can be over complicated for what they are.
Whilst building is seemingly secure with electronic fob access, there has been an incident of a bike being stolen from the “secure storage” are due to doors not being closed properly/ people tailgating residents into the building.

In the heart of Shoreditch, close to many transport connections, restaurants, bars, markets and parks.
Limited parking availability. Very low traffic noise, barely audible.

No major change comes to mind. A nice to have, but not a must, is a swimming pool.
Very well maintained and great location
The facilities are great and well maintained by the building management team. All of the concierges are helpful and friendly – making it a pleasant development to live in. Any problems encountered can be raised to the customer care team who will always try to help.

It’s location to the city and local amenities make this development very easy
Cozy, ideally-located development.
Overall, the development meets a lot of the expectations one could have: beautiful design, numerous amenities including a decent-sized gym, cinema room and a superb rooftop terrace, and a nice and professional concierge team. On the other side, some management issues have not been handled ideally, including bin collection and recurrent water problems in the building.

The local area is of top quality, with proximity to a range of supermarkets, local independent shops and nice markets. Bars and restaurants are also available, less than a 15-minute walk and transports bus, overground and tube are in a close range. The traffic is going to be reduced with the establishment of a car free road, however the good sound-proof insulation prevented any inconvenience. The bin collection is the only negative point, it should be arranged more often for a building of this capacity.

A lot of roadwork is taking place on the streets, which disturbs access to the building but the noise is not a problem thanks to the sound-proof windows. Also the relative insecurity of Hackney road, with some theft occurring (seldom fortunately).
How has the building management responded to any problems or issues you have raised:
Overall, the issues are handled quickly, and when needed, professional contractors are contacted quickly. A few issues were recurrent and were not handled ideally.
