Regal London reviews

Concierge, parking (separately available) a gym and three pleasant outside spaces. All the flats have a terrace or a balcony, ceilings are high and the flats are bright. Kitchens are all open-plan and the appliances are good quality. The development will be managed by a professional company – good news as the flats all look on to one or other of the communal spaces so you want quiet neighbours.”  – HomeViews Property Pro on The Avenue

Nice modern apartment with great facilities including gym, car parking and a very knowledgeable concierge service.

Nice modern apartment with great facilities including gym, car parking and a very knowledgeable concierge service. Furnishings are great and modern, very comfortable bed! Kitchen fittings are good and lovely dining room table. Amazing wifi – BT fibre optic!

Please tell us what you like and dislike about this area:

Slightly too close to Kilburn High Road but also near Queens Park High Street which is nice.
Milk Beach is a great brunch place on Queens Park.

Please share one thing (or more) which you wish you had known before you moved in:

The wifi is super quick!

How has the building management responded to any problems or issues you have raised:

They’ve responded quickly but haven’t actioned the queries yet.

Couldn’t ask for more

For a one bed flat, it is incredibly bright with natural light. The flat came furnished and all the finishings are to a very high standard- especially the bathroom and kitchen. The architecture of the development is unique and the buildings are clean and tidy. The concierge are second to none!

Please tell us what you like and dislike about this area:

The development is within walking distance of three train stations, which is very useful. The area has lots of independent retailers and is nice and quiet.

Please share one thing (or more) which you wish you had known before you moved in:

The area is not particularly well known, so when I mention to people that I live in Queens Park, not many people know where I am referring to.

How has the building management responded to any problems or issues you have raised:

So far everything has been fine with the flat. But the management is always helpful

Nice place to live

In general the development is great, albeit there are some rough edges – none of the ground floor shops etc have yet been installed, and the public areas of the building (hallways, lifts etc) are often dirty and not cleaned regularly enough. Building management are generally helpful, although we’ve faced problems with asking them/our agents to set up an electricity meter. Our door lock is also a bit dodgy. But overall, a nice place to live.

Please tell us what you like and dislike about this area:

None of the shops/bars etc planned for the building have been installed yet, but the area around the building obviously has everything you need. The main road the building on is very busy, ideally we’d be somewhere a bit quieter. Bus stop right outside the building.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d know more about the property agent, as they’ve been hard to contact.

If there is one thing you would change about your flat or property what would it be:

We don’t have any interaction with our landlord – our rental is managed by an agent who are fine but slow. It took ages for them to send through our inventory report. I would change the noisy main road or the views into other buildings close by which reduces our sense of privacy.

Buildings not built to standard- Do not use them!

Durkan built our building which is now involved in the building safety crisis. We found out that the building did not comply to building regulations at the time of build but was signed off by a building control officer anyway. The building has combustible cladding, missing fire breaks, stacked timber balconies and is low quality in build finish.
The costs for these repairs are now falling on leaseholders as the freeholders and developer (Durkan) are washing their hands of it. We have pleaded with Durkan to help us fix the building that they built but have so far refused. I would not recommend using Durkan as a developer for any property unless you want to loose thousands- millions of pounds.

Please tell us what you like and dislike about this area:

It doesn’t matter what facilities we have because we are all being made bankrupt from Durkans poor building standards.

Please share one thing (or more) which you wish you had known before you moved in:

That our building was non-compliant to building regulations, a fire hazard and that we would be made bankrupt from having to remediate it

How has the building management responded to any problems or issues you have raised:

Durkan have refused to help- and there are many more buildings they have built that have the same problems.
