BE CAREFULL – NOT AS SAFE AS BEING ADVERTISED

BE CAREFUL. IT IS NOT AS SAFE AS IT IS ADVERTISED. I lived there for more than 8 months. I got my bike stolen in the secured bike store in the secured underground car park. The building is not insured for that and worse than that is that the first bike got stolen mid August and the management company and the lease holder did not communicate with the tenants about it! mine got stolen mid October… they sent the communication in November.
The other issue is the noise. There were several tenants very noisy at night and the setup of the building internally makes it that the noise propagates very easily (even with the windows locked). I don’t know if it is the case for every flat.
other wise Flats are nice. Gym is nice too. Porters are very nice and useful.

Nice Area with schools/ overground/ tube/ restaurants on the main high street

NOT SAFE!

If there is one thing you would change about your flat or property what would it be:

the main bedroom was on the main patio but some other flats had their living room with terrasse on the main patio too => VERY NOISY

Nice and central

Facilities are well maintained and the staff is kind. Amazing rooftop terrace. The building is still under a warranty and regal is super responsive and cooperating.

However, occasional incidents do happen and it’s inconvenient that deliveroo drivers are not allowed to enter the building. The building is sound proofed, but with loads of young neighbours, you can sometimes hear the music.

Great location, access to numerous shops and restaurants, close to the city and regents canal. Located on a slightly dodgy part of the Hackney Road. It’s sound proofed, so no traffic noise.

Please share one thing (or more) which you wish you had known before you moved in:

Deliveroo riders are not allowed to enter.
You need to pre-book the gym.
Neighbours can be quite loud, but then again that’s a case with the whole Hoxton/Shoreditch.

How has the building management responded to any problems or issues you have raised:

We had issues with heating, loose toilet seat and door handles, but they fixed everything.

Design Problems!

The overall internal design in the flat is good. However, some communal spaces in the property have raised my concerns since we moved in. The courtyard with its ‘U’ shaped design can collect and amplify noise from all flats facing towards. The bike store for the main core in Rosewood building has a ridiculous steep slope and it is almost impossible to push down the bike into the store without loosing a limb. The pool table placed right next to the concierge/ main lift lobby can attract large group of youngsters to gather and to blast music through out the day and night and create unpleasant scene for residents passing through.

The overall design and management of the property are satisfying. However there have been a few problems since we moved in, including delayed in construction schedule to certain amenity areas and noice from other flats.

Too many short term tenants who are super young and careless

If there is one thing you would change about your flat or property what would it be:

Remove the pool table and make it a quiet corner, please!

Good development in a convenient location

Original features in the listed buildings have been retained.
Natural light fills the small flat.
The concierge is wonderful and the overall management is decent.
The area is safe with excellent transport links

Good value for money for London standards. Great public transport links with DLR and Jubilee line services

It was all very clearly listed but I was not made aware of the construction site moving in next door

If there is one thing you would change about your flat or property what would it be:

The only thing I would change is the size of the property
