Princes dock

The building itself, on the outside, design wise I think is a little outdated, other than that it’s just an all round beautiful place to live. The concierge are amazing, there’s someone there 24/7, so you feel very safe and they’re so friendly and lovely.

Please tell us what you like and dislike about this area:

The location of this property is just amazing, looking out over the water and a great view of the cruise ships that come in, is a beautiful view. There are a lot of useful shops nearby, home bargains is only just under a 5 minute walk away, Tesco express and a Sainsbury’s local is about 10 minute walk away. A bit further around 15 minute walk it castle street where there are lovely bars and restaurants.

Please share one thing (or more) which you wish you had known before you moved in:

There’s nothing about the building but I wish I hadve known that at times when there’s fog, there’s a massive fog horn at like 6am in the morning sometimes

What is the best feature of your home:

The concierge, as they are very friendly and I always feel safe

No1 Princes Dock – Lovely views, plenty of sunlight!

This a very well designed building with a high quality finish. A highlight is certainly the views and large windows that offer lots of sunlight! The building is probably just over 10 years old but relatively well maintained. A concierge is available 24h. A downside is limited parking spaces – not all flats have an assigned parking space and there is a long list if you want to rent a parking space. There is a multi-storey nearby but at extra cost. As a tenant I cannot tell much about the property management but like most buildings in this area, service charges tend to the high. There is no gas in this area and heating is all electric. At this moment the cladding is undergoing works due to post-Grenfell regulations.

Please tell us what you like and dislike about this area:

This is a very nice area to live. It is not as central as L1 but it is also quieter and probably ideal for those working in the Business Quarter. With a 15 minute walk (or 5 minute scooter ride!) you are in the city centre with all amenities it has to offer. There is also a Home Bargains nearby. Princes dock is developing at a quick pace at the moment with many new quality developments, some which have recently opened (Plaza 1821), will open soon (Lexington) or whose construction will start shortly (Patagonia Place).

Parking is problematic! The litter and dog poo along Bath St really need to be tackled.

What is the best feature of your home:

The (river) views and the amount of sunlight is great. The modern kitchen is brilliant with high quality appliances. Oh, and the shower pressure is lovely!

Princes Dock Apartments by Leon

The concierge are a great addition to the property, they are extremely helpful and take parcels for you. There is a lack of parking onsite and a long waiting list, however there is a multi storey 5 mins down the road. The apartments themselves are of a high quality finish, I really cannot fault the design. If you have an issues or faults with anything then the letting agency Belvoir are usually very reliable and send somebody out. There are no real facilities onsite but everything you need is close by. I’d say the price of rent is suitable for the location and quality of apartment.

The Royal Liver building and waterfront is only 10 mins walk. Liverpool city centre only roughly 15 mins. It’s such a lovely area and I feel lucky to live around here. Merseyrail stop is 10 mins away.

Please share one thing (or more) which you wish you had known before you moved in:

The integrated microwaves built into the kitchen units can easily break, it’s happened twice to us. We have then had to have a separate microwave on our kitchen counter. No biggie, but something to note.

If there is one thing you would change about your flat or property what would it be:

We do have mold forming in our bedroom. This could be due to poor windows, that is definitely an aspect I would want improving!

Perfect Property

Building is spotless throughout, concierge always on hand and building a very secure. Excellent views of the Quays and the Canal. Prompt service with any maintenance issues. The building itself would be classed as hotel grade. Decorated to an extremely high standard.

Prime location with shops and restaurants in abundance and excellent tram links at Media City and Imperial War Museum

Please share one thing (or more) which you wish you had known before you moved in:

The only downside is the weather which obviously is beyond the control of the agent. Balconys are dangerous when it is windy.

How has the building management responded to any problems or issues you have raised:

I had a couple of general maintenance questions regarding the use of some built in appliances and was promoty send online instructions.
