Great building – it looks old compared to the new PRS stuff being developed, but it’s the ‘nicest’ place to live on the dock because of who lives here/ the team who work here. There are a great mix of people living here from owner occupiers (many of whom are retired – and whom I feel really sorry for giving the steady decline of the dock), to long term private tenants, many of whom are young professionals but also many middled aged people.

The car parking facilities are great – which is unusual for town.

The concierge team really help create a community spirit here as well – and they look out for everyone and take huge pride in their job. That really makes a difference and I can’t praise them enough. Every single one of them is an asset.

Now there’s a new building management team in place, they are upgrading the communal areas (which was looking tatty)/ cladding etc… and the windows seem to be cleaned more often!

In terms of the building design – I wish more had been made use of the space between the two towers – like a communal outdoor space, for example.

Please tell us what you like and dislike about this area:

I’ve lived here for a number of years – up until fairly recently it’s always been a place with young professionals in mind/ young families etc… I like the fact that it has always been fairly quiet. In town, great location, great high-rise apartments (if that’s your thing!), but still away from the hustle and bustle. The water has always been a lovely calming backdrop, the dock itself – with the bridge over it, is gorgeous. Watching the kayakers etc… has always been lovely. Even the cobbles (now tarmacked over) was lovely.

I am unhappy that as more developments are built on Princes Dock, there is less and less outside space – particularly as every available space now appears to be tarmacked over or a high-rise is being built on it. I love the high-rise buildings, but there is an abundance of them on every conceivable space. I wish there were more green spaces – particularly as most people do not have balconies. As it stands, we have three wooden recliners on a small triangle of grass to use (near Bean coffee shop). I do appreciate real estate space is a premium in this area, but the concrete jungle just detracts from the area as a long term living solution. I really feel as though if the development of the dock had been planned better, a really lovely community space could have been created.

I like the fact that Bean coffee is on the dock, but I wish there was a decent gym, a chain supermarket – like a Sainsbury’s Local, and more ‘shops’ aimed at young professionals – eg bakery/ artisan stuff/ dry cleaners.

The constant building work all day every day, is contributing significantly to a deterioration in my living quality – particularly as we are now working from home all day every day.

As more is being made of this area generally, I have noticed there is a lot more noise and antisocial behaviour at night/ at weekends – kids on bikes etc…

Money should be spent on lighting the road behind my development as this is the main route into the business district, and is scary walk alone alone at night (eg back from work/ the gym) and developing a proper pedestrian crossing over the main dual carriageway on to Brook Street, so the business district can be accessed safely.

The development of Princes Dock itself just makes no sense – why place ugly office buildings and tarmacked single storey car parks on prime real estate neighbouring the waterfront (which arguably should have been reserved for residential blocks)? … then why place 40 storey buildings next to 13 storey buildings which is in turn next to an ugly multi-storey car park?!. It looks odd and a holistic long term approach has quite obviously not been taken by the city’s planners. I look back and think so many wrong decisions have been made over the past 20 years or so from a planning perspective – what a waste of an opportunity to create something really special.

Most of the new builds being developed at the moment (Mode, the Regenda scheme, the Your Housing scheme) seem to be PRS developments, which means they will by nature attract people who will stay temporarily before moving on. Communities are not built on people moving in and out, and not owning their own homes. I think that’s quite disappointing, as a community really could have been built here with the right mix of buildings, outdoor space and amenities.

Transport links – closest train station is moorfields, which is fine but the old hall street entrance is closed on weekends, which is disappointing when so many people are now living over this side of town, and like to get out of town on weekends.

There is a general feeling that over the past year or so there has been a shift downwards in quality of life/ how nice the area is to live in and this is a combination of building work/ noise, lack of outside space, the general feeling of the future of the dock looking particularly crowded/ a lack of amenities and just general noise nuisance and anti social behaviour from kids outside, who don’t live around here. I will be moving on within the year I would imagine., but it has been a lovely place to live albeit steadily declining.

I anticipate that because of the the expected density once all available space is developed, combined with the lack of outdoor space, the PRS nature of most of the apartments here (and so the transient nature of people living here),, and the general trend of increased anti social behaviour in the area – the quality of tenants/ life will deteriorate quite substantially over the next decade.

The noise levels with so much development going on – 6 days a week of 8am starts. It can get to you after a while!

How has the building management responded to any problems or issues you have raised:

My landlord (third party owner) is fairly unresponsive to repairs and upgrades. My apartment would be looking very tatty (originally built in 2006) if I hadn’t maintained it how I have. Things break due to being old (eg extractor fan system in apartment), and aren’t fixed etc… because landlord doesn’t want to incur the capital expenditure.

The onsite management team (concierge) are fantastic, as said before. They all excel at their job and take great pride in it and really make this a great place to live. The Building management company, who are new, are really now starting to improve the building and renew/ repair things that were looking more than tatty…

The concierge are a great addition to the property, they are extremely helpful and take parcels for you. There is a lack of parking onsite and a long waiting list, however there is a multi storey 5 mins down the road. The apartments themselves are of a high quality finish, I really cannot fault the design. If you have an issues or faults with anything then the letting agency Belvoir are usually very reliable and send somebody out. There are no real facilities onsite but everything you need is close by. I’d say the price of rent is suitable for the location and quality of apartment.

The Royal Liver building and waterfront is only 10 mins walk. Liverpool city centre only roughly 15 mins. It’s such a lovely area and I feel lucky to live around here. Merseyrail stop is 10 mins away.

Please share one thing (or more) which you wish you had known before you moved in:

The integrated microwaves built into the kitchen units can easily break, it’s happened twice to us. We have then had to have a separate microwave on our kitchen counter. No biggie, but something to note.

If there is one thing you would change about your flat or property what would it be:

We do have mold forming in our bedroom. This could be due to poor windows, that is definitely an aspect I would want improving!

The building itself, on the outside, design wise I think is a little outdated, other than that it’s just an all round beautiful place to live. The concierge are amazing, there’s someone there 24/7, so you feel very safe and they’re so friendly and lovely.

The location of this property is just amazing, looking out over the water and a great view of the cruise ships that come in, is a beautiful view. There are a lot of useful shops nearby, home bargains is only just under a 5 minute walk away, Tesco express and a Sainsbury’s local is about 10 minute walk away. A bit further around 15 minute walk it castle street where there are lovely bars and restaurants.

There’s nothing about the building but I wish I hadve known that at times when there’s fog, there’s a massive fog horn at like 6am in the morning sometimes

What is the best feature of your home:

The concierge, as they are very friendly and I always feel safe

Nice modern looking building with two lifts on each side, a car park, recycling bins, general waste chute on each floor, floor to ceiling windows and great view of the Mersey. Staff at reception are cordial and trained to take care of the maintenance of the building, fire procedures etc. The lifts are a bit slow and one of them has been broken a couple of times only in the last 4 months. For years the exterior Windows have not been cleaned and this is visible at anytime a day and makes the great view less enjoyable. The design of kitchen and bathroom is still looking good, considering the building is 15 yo but there must be some issues with the airflow as throughout the apartment all windows suffer of condensation on a daily basis. The window seals in our flat have intact gone rusty.

I like that the building is near the city centre but away from all the caos/parties/noise and I love that most apartments have the sea view and big Windows.
The downside is that so many people take their dogs around here and the road is always full of poop, especially Bath street. Another thing I am not crazy about is that the other part of the road seems to be too industrial and undeveloped and it takes a good 30 minutes walk to get to a proper supermarket. While get to the other parts of Liverpool people need to walk ( 20 minutes ) to Liverpool one to get a bus, the train stations are between 10 and 15 minutes walk,which is not too bad.
The rest of the development on the waterfront is still taking place and this means there are annoying and noisy building works going on every day.

The carpet in the corridors smells and windows have not been cleaned in years.

What is the best feature of your home:

The curved living room with big windows Looking on one side at the Mersey and at the city on the other.

Great apartments in great location

The design of our apartment is spacious and open, it’s also very modern. Building and property management are great and helpful. The car park is spacious and well managed. We have a great view from our apartment so I’m hoping nothing will be built in front of us.

A gym in the building would be an added bonus!

Great location, it’s quiet and can walk into town within 10 minutes. Conceirge are wonderful. Amazing views of the water and liver building.

How brilliant is it having a concierge 🙂 they are so helpful and kind.

I would change the windows to a bit better quality as the flat can get very cold and leaves condensation.

Superb views and location, excellent services and staff are just incredible! The concierges always go the extra mile with the service they provide, friendly, respectful and knowledgeable.
Convenient parking system, gated access. Additional space for services and when special requirements arise (ie big deliveries).

No1 Princes Dock – Lovely views, plenty of sunlight!

This a very well designed building with a high quality finish. A highlight is certainly the views and large windows that offer lots of sunlight! The building is probably just over 10 years old but relatively well maintained. A concierge is available 24h. A downside is limited parking spaces – not all flats have an assigned parking space and there is a long list if you want to rent a parking space. There is a multi-storey nearby but at extra cost. As a tenant I cannot tell much about the property management but like most buildings in this area, service charges tend to the high. There is no gas in this area and heating is all electric. At this moment the cladding is undergoing works due to post-Grenfell regulations.

Please tell us what you like and dislike about this area:

This is a very nice area to live. It is not as central as L1 but it is also quieter and probably ideal for those working in the Business Quarter. With a 15 minute walk (or 5 minute scooter ride!) you are in the city centre with all amenities it has to offer. There is also a Home Bargains nearby. Princes dock is developing at a quick pace at the moment with many new quality developments, some which have recently opened (Plaza 1821), will open soon (Lexington) or whose construction will start shortly (Patagonia Place).

Parking is problematic! The litter and dog poo along Bath St really need to be tackled.

What is the best feature of your home:

The (river) views and the amount of sunlight is great. The modern kitchen is brilliant with high quality appliances. Oh, and the shower pressure is lovely!

In general the development is good, perfect location, generally quiet and with a nice concierge. However,the building construction has some flaws in relation to isolation of temperature ,noise an smell.

Location is perfect, access to transport and local amenities are very handy.

Building isolation is not great which leads to many problems with energy consumption, noise and smell.

How has the building management responded to any problems or issues you have raised:

Any problems with noisy neighbours or bad smell in the building are very tricky to deal with and the management is unable to present concrete solutions and actions to fix the problems.

Lovely waterfront development with a fantastic concierge team. Building is a little worn inside and could do with a paint and new carpets in hallways. Everyone seems friendly with a mix in the demographic of people who reside here. Would want the windows to be cleaned more regularly

Design aspect is great, we have a corner apartment which provides gorgeous panoramic views of the city and adds lots of natural light to the living space. Bedrooms are slightly on the small side and don’t have a lot of storage but this can be worked with. The facilities are also sufficient, a secure parking space and a concierge.

Very good location for access to shops and to generally get into the town centre.

Cost of bills can be rather expensive for a small flat.
