My overall impression on Royal Wharf is positive; a sizeable modern suburb in close proximity to two DLR stations (less than 3min walk) with professional Concierge services, a post room, local Sainsbury and Starbucks on site. Not reached its full potential – yet.

A modern and architecturally pleasing development, with mostly respectful and quiet neighbours. The development is yet to reach its full potential, with a lot of vacant commercial units.

The Thames side location is ideal with regular boats into the city. The location will shortly benefit from crossrail on the other side of the royal docks in addition to the already frequent DLR.

The surrounding area is awaiting developments to rise from the ashes of the old docklands; with a few on their way to completion. The are two good parks either side of the development, which have been amazing whilst in lockdown. Most properties have balconies and shared outdoor spaces too.

The interior spec is to a high standard, mostly sharing a common apartment footprint with varying exterior architectural designs.

Would I recommend it? Yes, as more great things are to come once commercial units are filled and there is more to do in the surrounding area.

Dislike Lack of local restaurants and bars, choice of shops other than Sainsbury’s.
Love the gym and the open spaces, Ballymore should encourage more restaurants/bars by allowing them to set up rent free/lowered rent whilst we’re in the pandemic – better than an empty unit. it’s quiet in the evenings and love the Thames side location – crossrail across the dock will be a bonus soon too!

Ballymore can organise parking permits to help moving in and protection in the lifts. Most of the commercial units on the high street advertising as opening soon are not e.g. Kaboom lounge, Asian Supermarket, Creams bakery, french restaurant and Japanese/Sushi restaurant – the life/dream advertised hasn’t come to fruition yet…

If there is one thing you would change about your flat or property what would it be:

Not a lot in all honesty – maybe a window that fully opens in the bedroom.

Caveat emptor: Let the buyer beware

Post room is incredibly convenient, open until 8pm 7 days of the week. The facilities are good, like the gym and pool etc, but really are much too small for a development of this size. It was almost impossible to get a spot in one of the exercise classes before COVID when there was no limitation on numbers. After COVID (when the gym was open), just being able to book a time to use the pool was a nightmare.

The biggest issue and what makes me always advise AGAINST other people buying here, is the soaring service charges year on year, and the smoke and mirrors that BAML enshroud in it. The service charges are always higher than what they advertise when you buy, and continue to rise and rise. We are paying the rent for the concierge and post room(!), and somehow we are even now paying for the maintenance and upkeep of the TFL Thames Clipper/Uber boat dock… Since when do private homeowners pay for the maintenance of public transport facilities? These are the kind of things BAML have roped us into. To this day we are waiting for them to publish the accounts from 2018 so that we can scrutinise the charges. There is a lot of avoidance behaviour which is quite suspicious.

Lovely area for a community feel, with a slowly expanding range of shops and services. Quite a delay in restaurants opening up which I don’t understand though. Transport links are good, but unfortunately the DLR is completely jam packed in the mornings (at least in pre-covid times when people physically went to work) and that won’t change until crossrail opens up.

Definitely as above regarding the service charges.

Enjoying Royal Wharf living

We moved in 6 months ago as one of the first tenants and are really enjoying Royal Wharf. The commute to the city is really easy and takes 20 minutes on the DLR, our flat is lovely and the design and layout of the development is fantastic. There were a few early small issues but they were quickly sorted and to be expected in a newly completed building. Our only disappointment has been in the lack of community facilities. With many parts of the development still being built these have not been completed yet and we feel the lack of community – a bar or other facilities would be of benefit to current residents though as buildings are completed I am sure this will improve over time.

The brochures said there would be a number of facilities available to residents but many of these have still not been completed. I wish I had known the timeline for these additional services in advance as the Sainsburys wasn’t completed until December, 4 months after we moved in. Many things haven’t been finished yet so ask for a timeline.

Lovely development – great location and build

I fell in love with this development since I’ve seen it the first time. There’s a local Starbucks, Sainsbury’s and a concierge at the moment – with a leisure centre (which is free for residents) and a bar opening before the end of the year. Overall, this development is coming along very nicely, lots of lovely people – there’s many new buildings finishing up soon so lots of opportunities for viewings. Only issue is that the postcode doesn’t show up everywhere if you’re doing loads of online shopping but I’m sure this will come along soon enough and there’s always a way around that anyways!

The only downside is that there’s still quite a lot of construction going on within the development – but the people and spirit within the community make up for it!

The water and gas is provided communally and you’re not able to switch gas providers due to this.
