Practical and decent place

The development’s design is very basic. We are thankful though that it offers a lift despite being only 3 floors high. The allocated parking space – 1 per unit is also excellent, as we do not have to look for parking outside. There is basically no facilities other than the lift and parking. There is a little garden at the back which is too small for any activity.. except just to take a 1 minute stroll. No gym.
The building management has not been very responsive. The building manager has not been seen at all, other than her picture being on the notice board saying that she is the building manager. The grass was not cut for several months and it grew to about knee length – they said it is covid-related at the gardener lost some of the workers and could not complete the job. The building’s fixtures in the units are decent however there are some funny things such as a doorbell – but no mailman can come up the lift without a fob. There is a dishwasher switch in the kitchen but no dishwasher. The units would have been better with more storage space.

Please tell us what you like and dislike about this area:

The area is a decent neighbourhood. About 15 mins walk to the nearest shop, which is very convenient. Noise level is quite low to average except when the houses nearby are undergoing renovation works. A bad point would be some neighbours (the houses nearby) who like to burn their garden waste. The open burning causes the smoke to suffocate this whole area. In summer when it is essential to leave the windows open for air, the smoke gets into my unit.
The street where this new build is built on is a narrow street with terrace houses, hence many cars on both sides of the road, leaving the lane very small. Have not had any problems with parking, bin collections timely and not much traffic noise. A decent and quiet neighbourhood.

Footsteps from the top unit can be heard although they’re just walking normally.

If there is one thing you would change about your flat or property what would it be:

More storage space in the storage room/cabinet and a dishwasher should be installed. The doorbell system should have 2 options, so that we can let the courier guys up, to our unit. Now we have to go down each time.

We love living here. It’s great for any family.

We love living here. It’s great for any family. Facilities are decent but it lacks a gym and closer shops, restaurants and coffee shops. The schools and day care options are good. There are a lot of green spaces and play areas. Better familiarise like tennis courts and a swimming pool would make life easy

Great location near good transport links, shops, schools etc. It would have been nice if there was a gym and other shops walking distance away

That we don’t fall in the catchment for the outstanding school that is advertised

More storage space. A garage would be great too.
The dining room is a bit narrow and the guest bathroom is too big. It wastes a lot of space

Easy transport links

The design and layout of the building is average, it could be better. I have a balcony which is great to sit outside in the summer. However I can still hear the noise from the high street which is annoying.

Easy transport links near by.
Stratford is very noisey area, lots of sirens all the time.

Could be more GP surgeries and infrastructure in place seems to be a bit strained given the amount of people living in such close quarters

As mentioned before great location good amenities nearby amazing design district very close along with the award-winning go to parking can be a bit of an issue but overall very happy.
