Peaceful oasis in London

Perfect London living! A well designed block which is only 4 stories, so doesn’t feel like a ‘high rise’. The flats themselves are a high quality, sound proofing is good and all have great sizes balconys.

Ground rent and service fees aren’t the cheapest, but you get what you pay for and we have well maintained communal areas with a fantastic concierge service who go above and beyond.

The location is one of the biggest selling points, being near to transportation yet feeling very remote, green and village like. Great community in the block itself as well as surrounding areas.

Sits inside the lovely King George’s Park, as well as being a short walk from Wimbledon Park or Wandsworth common.

Short walk to Southside shopping centre for supermarkets, cinema and shops. Also lots of lovely local restaurants nearby.

Lovely apartment block. So peaceful you wouldn’t think you’re in Zone 3 London! Right inside a huge park and near the river Wandle, there’s lots of greenery and water. Everyone here is so friendly and welcoming.

Short walk to Earlsfield station (8 mins) or Southside station (10-15 mins).

The development itself is well planned out and as a result there is ample parking for each household.

The development itself is well planned out and as a result there is ample parking for each household (either by way of driveways or street parking). Everyone is very respectful as this is definitely a family development. The homes all seem to be a good size and each house has its own back garden which is lovely. The estate seems to be managed well and they are currently in the process of building a children’s play area which we can’t wait to see finished. There is still plenty of green space within the development which makes it feel more rural. Once the estate has been completed the through road will run into the centre of Cawston which will make getting around even easier. There are a lot of lovely walks near to the estate which are suitable for everyone. There is a service charge to pay but the things like the park and the maintenance of the green areas makes it worth it and so far it has only been nominal.

Please tell us what you like and dislike about this area:

There is great access to all transport links living in Rugby and our development is only a 15 minute drive to the nearest shopping park and town centre. There are lots of lovely little cafes and restaurants in the town centre but the retail parks are the best option for shopping. The development is still being built so it can be quite noise but once all the work has finished I don’t think we will hear much traffic at all (even though we are just off a main road). Bins are collected every week. We have never noticed any anti social behaviour to date.

Please share one thing (or more) which you wish you had known before you moved in:

How long the development of the estate would take as there is still quite a lot of site traffic and noise. Work is not due to be completed until at least 2022.

If there is one thing you would change about your flat or property what would it be:

We would have liked the rooms to be more equal in size but that being said they are ample.

Good – but terrible management

The building is good, built recently (2010 I believe), the apartments are nice and quite.

Management is bad, the neighbors and I had a lot of issues with them. Recently it has improved a bit as we have put a lot of pressure on them but still not there.

Neighbors are generally professional, with the exception of some strange individuals and some students. Few of the neighbors tend to keep the building in very poor conditions.

Some deliveries were stolen, and some neighbors complained that the bikes were stolen from the bike room.

So, overall it could be great, but a lot of issues ruin it a bit

VERY BAD MANAGEMENT, nice area, would avoid

I be lived here for 1 year and I can share my experience. The building management is the worst I’ve ever seen in 5 years in London, complete lack is support or caring for the building. We had a lot of issues , sorted out after months.
The security is very bad, most of the time the main door is broken and everyone can. Get in, cameras look broken and not working. We had issues with the lift that has been broken for 3 months, the centralised heating system broken last summer for 2 months that made the corridors hot like hell. Plus thieves got inside the bike storage room and stole all bikes.

Hammersmith is very nice, full of shops, mall, cafes, restaurants and river side. Has a lot of trains and connections.

If I knew the management is so bad I wouldn’t have moved in.
Keep looking, don’t move here.
